The apartment has a beautiful terrace, with a fantastic view, where you can have dinner under the stars and, during the day, listen to classical music from the nearby music conservatory. Due to allergic problems of the host, it is not possible to stay with pets, sorry for that. Registration Number:027043-LOC-12117 Ca' Manzoni apartment is located in an historical palace which dates back to 1300, and its name comes from the abbess Marianna Manzoni who in 1762 radically restored it, as the commemorative plaque on its façade witnesses. The apartment is a few minutes walk from Piazza S.Marco and near the famous theatre La Fenice, in an ideal position to discover the most famous but also the most fascinating and less popular places of marvellous Venice. It has been recently restored under the expert coordination of the owner Luisa, keeping the romantic Venetian character and atmosphere of the past unaltered: it has the entrance on the fourth and last floor and it overlooks three sides of the palace. The living room has a remarkable view over the wide campo S. Maurizio where a periodic and characteristic antiques market takes place; from the living room you can admire important gothic buildings and the homonymous neoclassic church built by the Venetian architect Gianantonio Selva with its majestic bell tower. The double room, with its original antique ceiling made of wooden trusses and an antique fireplace between two windows is furnished in a typical Venetian style and has a warm and comfortable atmosphere. The bathroom with shower is made in a precious three-colour glass mosaic and has washing machine and hair dryer. The elegant and cosy kitchen - fully equipped with dishwasher, microware oven, toaster, kettle, coffeemaker - gives access to the upstairs loft where you can read or rest in a small reserved area. Moreover, a fine terrace offering a breathtaking view over the roofs and a glimpse of the Grand Canal - situated just 100 m from the flat - completes the space and creates the perfect place for relaxing or romantic dinners under the stars. The lighting of the whole house is warm and diffused by lighting fixtures and Murano glass applique; curtains have been made from precious fabrics and have a typical Venetian style and colour shades. Many objects and elegant furnishing pleasingly complete the house: air conditioning, a powerful 20 mega Wifi connection and a 32 inch TV positioned in front of a wide sofa with chaise longue is hidden behind a Neo-Baroque mirror frame. Everything has been studied to make your stay in Venice comfortable, but also cosy and exclusive. A fine rooftop terrace offers a breathtaking view over the roofs and a glimpse of the Grand Canal, which is just a few steps far. This space creates the perfect place for relaxing or romantic dinners under the stars and breakfasts in the summer breeze. The apartment is situated in San Marco, the most central and also one of the liveliest districts of the city. La zona è ben servita dalle linee di navigazione, negozi, piccoli ristoranti tipici, mercato del pesce, supermercati, caffè, gelaterie. A piedi si raggiungono facilmente sia Piazzale Roma e la Stazione ferroviaria in 15 minuti, che Piazza San Marco in 20 minuti. L’atmosfera dell’appartamento è di un loft d’artista, con ampie finestre, alti soffitti, pavimenti di legno. E’ composto da un ingresso, una spaziosa camera da letto matrimoniale, un soggiorno comodo per la lettura, una luminosa cucina fornita di tutto il necessario con tavolo da pranzo, un bagno con doccia, e si affaccia sul giardino della nostra abitazione. Siamo insegnanti veneziani, con i nostri ospiti, dei quali gradiremmo ricevere un breve profilo, ci rendiamo disponibili per informazioni sulla città, e su affascinanti itinerari in laguna in barca. Comfortable and cozy apartment in Fondamenta delle Romite, close to Accademia and Zattere. Very quiet neighborhood, but, at the same time, close to everywhere. Piazza San Marco is 15 minutes, Piazzale Roma 10 minutes, Train Station 15 minutes walk. All water bus lines, various shops, small restaurants, venetian osterie, fish market, supermarkets, cafes, very nice enoteca wine and finger food, and ice cream at few minutes walk. The atmosphere of the apartment like an artist loft with large windows, high ceilings, wooden floors. The rooms: a small entrance hall, a spacious double bedroom, a comfortable living-reading room, a bright equipped kitchen with an old marble dining table, a bathroom with shower. The windows overlooking our home green garden, where we cultivate grape, lemon, aromatics, red pepper, roses, plants and flowers, high trees. Questa parte di Venezia ,forse una delle poche ad essere rimasta autentica, si è preservata dall'arrivo caotico del turismo con una propria tradizione culturale e radicamento residenziale.
