Its setting is a perfect place to unwind and relax or spend time having fun outdoors. There's no better place for a couples romantic getaway, or for small families to experience life in the beautiful Texas Hill Country.

Cypress View River Barn

Cypress View River Barn is a cozy escape for 1-2 people. This guest house is equipped with everything you need for a relaxing getaway. It features it's own private deck to enjoy the river view, complete with table, two chairs, a loveseat and a propane grill. The River Barn shares parking and river access with Cypress House. It is our strong intention to provide a quiet experience for both our guests and neighbors, so if you a looking for a place to party please seek a better fit.

"The Treehouse"

The "Treehouse" is located on a quiet tree lined street and is easy walking distance to "Texas State" or downtown. Has steps to access the upstairs and is located on the back side of the house, so if steps are an issue for you please do not book this property. It is a perfect spot for a visiting professor, travel nurse or other professional seeking a temporary stay away from the fray of the University or downtown. Please note this is a one bedroom unit with one queen size bed.

Walk to TXST Campus – The Fountain Darter Suite

Relax in this private 1 bed, 1 bath detached suite with its own entrance and off-street parking. Walk to Texas State University or enjoy downtown San Marcos restaurants, bars, and music venues. Perfect for a relaxing stay for vacation, business, or visiting with your student (you know they miss you!). Amenities include a super comfy bed, EV charger (for both Tesla and other EVs), coffee maker, refrigerator, microwave, desktop workspace, free washer/dryer, and WiFi.

Little House near Downtown

Enjoy easy access to everything from this centrally located home. This house is situated in a historic neighborhood, just steps away from the downtown square. The backyard is fenced with lots of mature trees to provide shade and privacy. The front half of the backyard is landscaped but the back half is still a work in progress. The home does have exterior security cameras monitoring the property perimeter. It is video recording only, no audio.

We are located just four blocks from the downtown square and Texas State University, with convenient access to the Outlet Malls and the San Marcos River.
