The 3 bedroom and 1.5 bath is part of a 4 bedroom house. This portion of the house has a separate entrance from the one bedroom and one bath in the basement. The total space for this listing is 1240sf. You will share laundry room, however.

I have literally stayed and slept in all the rooms in this home and can attest to the coziness of this house. I slept in every room and any sleep-able surface so that I can attest to the comfortibility of them all. Like my friend said "it is cozy and homey". I am hoping you will tell me how it is or if it meets your needs after you have a chance to stay here.

This space is a 3 bedroom 1.5 bath two story living space. It has fully stocked kitchen with cookware and dinnerware for your home cooked meals and family dinners while you are on travel for vacation or for relocation. The laundry area will either be shared with the host or other guest(s) on premise.

You will have access to the whole house except for the basement. However, you will share the laundry area in the basement. There is the need to arrange time for laundry if you have a resident in the basement unit.

I will be checking the guests in and out, so that will be the extend on the required interaction. However, if I am one of the one live in the other unit during your stay and you wish to interact, I will be more than happy to do so but I understand you may want your privacy, so interaction with me other than checking in and out is not required :-).

There will be a release form for you to review and sign/agree to prior to arrival or upon arrival. I will sent that out a week before arrival or will have a hard copy for you to sign at check in.

This is a nice neighborhood. It is closed to many things (restaurants, shops, hospitals, and movie theater...)So, it is appropriate for all sort of out of towners and/or travelers.

It has a great school district for children of all ages which is great for families with kids. It is close enough to the mountain that you only need to drive such a short distance to get to tourist attractions like Garden of the Gods, Caves of the winds, Seven Falls, and last but not lest, Manitou Springs. It is close to grocery stores like King Soopers, Albertson, Target and Walmart. It is only about 20 minutes to Coolorado Springs airport and it is also close to a a few Air Force Bases.

You will need a rental vehicle to get around town. That being said, the neighbor is in walking distance to shops and such, if you enjoy walking.

The property is only a few short distances away from downtown Colorado Springs, Manitou Springs, Monument, and Garden of the Gods...

The hard rules are: no shoes, no smoking and no pet.
You are to take out the trash during your stay and before you check out. You are to keep the house clean in the condition you receive it.
If you stay here 7 days or longer, please wash the sheet and towels and vacuum the place.
The “shoe at the door" policy is strictly enforced. If you need to wear shoes in the house, then my property is not a match for you.
I also have a no pet and no smoking policies that are strictly enforced. If you do not honor the house rules, you are to forfeit your deposit and for the violation of the no smoking rule, you are to be assessed an extra amount of $250 to get the place cleaned up and this is the amount on top of the cleaning fee. If you do not want to honor my house rules, then my property is not a match for you.
Trash is collected on every Tuesday, so if you are the guests here, please take trash out and put it in the front of the property for pick up.

There should be any loud noise that would disturb the neighbors. If you violate this, you will be asked to leave early without any refund for your reservation.

My property is not suitable for parties with a lot of drinking and profanity or neighborhood disturbance.

We used Linh's home for a 3 week training we had in COS for our small staff of 4. The home is very clean, centrally located and had everything you need for a long term stay. There is an extra contract you need to sign outside of the Airbnb agreement but Linh does disclose that ahead of time. There is only 1 parking spot though otherwise you have to park quite a ways away or you will get towed. Linh is very involved throughout the process and does like to have frequent communication, even stopping by to check on the air control as it is monitored remotely. Overall it worked fine for our group although probably works better for family travel than business.

This was my first time using AirBB. Lin was great from the first point of contact. We are planning to stay at one of her properties again during our stay in Co Springs!

Linh was a wonderful host and made sure we had everything we needed and enjoyed our stay. It was very easy to check in and out and communicate with Lihn as needed. The space was exactly as described, very clean and comfortable. It was great to have parking, wifi, AC, a full kitchen, and access to laundry. I slept in the master bedroom and it was very spacious and comfortable. The accommodations are located in a nice complex that is close to all kinds of shops and restaurants, as well as tourist spots in the Colorado Springs area. I would highly recommend staying here.

Linh is a prompt, polite, and helpful host! She was very interested making our trip enjoyable. Linh was accommodating and flexible as we planned on arriving in the evening. She was great about getting back to us via text when we had questions. The space was very clean and exactly as described. We enjoyed the Wi-Fi, off-street parking, and amenities that we provided. Nearby are shops, a grocery store, and convenience stores. This space had everything we needed to make our stay comfortable! Would highly recommend staying here if in the Colorado Springs area.
