Check-in & Check-out
Guest may arrive any day of the week. Check-in is 4:00 pm. Check-out is 10:00 am. We do try and accommodate early arrival and late checkout when available, please contact me.
NON-Refundable Optional Travel and Damage Insurance through CSA Travel Protection is available that will provide coverage availability for reimbursement of your money due to emergency cancellation, death or mandatory hurricane evacuation. Damage protection is available to cover any damage to the unit. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
If the premise appears dirty or damaged upon Check-in, Guest are responsible for informing the owner immediately, otherwise you will be charged for the damage.

There is one assigned covered parking spot for the condo on the ground floor. Guest parking is in front of building. Everyone must register within 48 hours of arrival. Please stop at the office on 2nd floor ( Mon-Fri 9:30am – 1:30pm & 2:30pm-5:30pm, closed on weekends and holidays) to receive a parking pass. WEEKEND ARRIVALS: For your convenience, you may pick up your permit on MONDAY morning. You will need to send me your vehicle information (IF NOT RENTING) so I can pre-register it, so your permit will be ready when you arrive. If renting a vehicle, give office vehicle info (year, make, model, color, license) DO NOT FILL OUT A PARKING FORM UPON ARRIVAL (owner has done that). Vehicles are to be parked in designated parking areas head-in only. Parking on the road or grass is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Linens and Maid Service
All linen’s including beach towels are provided in your unit. There is a washer and dryer in the unit should you need to refresh any linens. For each condo rental we clean the unit prior to arrival and after departure. Daily or weekly maid service is available upon request at addition charge.
The condo has a fully equipped kitchen, coffee maker, microwave oven, stove, refrigerator, dishwasher and full size washer and dryer. Central heat and air, an iron and ironing board and hair dryer is in the unit. HD-TV with blu-ray/dvd player in living room and HD-TV in master bedroom. Cable basic TV access and WI-FI.
We will require periodic access to the unit for routine maintenance, i.e. pest control, filter change, any repairs, etc.
There will be no refunds. Optional Travel Insurance is available.

All local and long distance calls in the United States, Canada and Mexico are free. The unit does have Internet access and free WI-FI
What is not allowed?
We rent to families and responsible adults ONLY. We DO NOT rent to students, groups of students or individuals under 25 years old, unless accompanied by someone older, even if a parent or other legally responsible adult makes the reservation. If such a group occupies or attempts to occupy the property, they will be required to immediately vacate and there will be NO refunds. -- NO Pets, NO Smoking in Rentals, Any evidence of smoking or pets in the unit will result in a minimum $200.00 cleaning fee.
What you’ll need to bring
Most everything you need is there. Bring any personal items you may need. There will be a starter kit in the unit for you with toilet tissue, bar soap, paper towel and garbage bags. After those are gone you will need to purchase your own. You will need your own laundry soap, dish soap and dishwashing detergent.
Condo is supplied with beach items including, beach chairs, umbrella’s, boogie boards, bocce ball, beanbag toss, carry bag, football, frisbee, sand toys. Please do not take the beach umbrellas to the beach on very windy days, they will not last. Kindly replace broken items with like or similar products, so the next guest can enjoy

The Owner makes every effort to insure that the information provided on the website is correct. However the possibility of errors and/or omissions exists and we reserve the right to correct such errors. Prices are subject to change without notice.
Residents will be held directly responsible for the conduct of their family and guests. Children shall be supervised at all times while within the condominium property, and shall ensure full compliance by them of these rules and regulations of the association. Playing shall not be permitted in any of the walkways, hallways, stairways, elevators, garages and lobby areas. Loud noises will not be tolerated.
Destruction of Property
Anyone who intentionally or accidently destroys or damages any portion of any building or structure and/or its contents or other property shall be responsible for the cost to repair or replace such damage.
Bicycles, skateboards, roller skates, scooters, etc. shall not be ridden on the recreation decks, walkways, pool/spa area, parking areas, ramp or landscaped areas in or around the condominium property. These items shall not be left anywhere on the property, and when not in use, must be stored inside the storage locker room
Resident(s) shall not obstruct the ingress or egress to any entrance, terrace/balcony storage area or parking space of any unit nor obstruct any common areas such as walkways, sidewalks, street driveways, stairways, pool decks or recreation decks with ant type of object.
A written request to use the recreation decks for private parties shall be submitted to the Association in advance. The request shall be accompanied by a $25 security deposit. Anyone using the facilities is responsible for cleaning up after such use. The security deposit will be returned following an inspection of the facilities after its use, and the amount will be pro-rated depending on any costs for damage or cleaning.
Non-resident guests attending a party on the recreation deck may NOT use the pool/spa. The Board of Directors may terminate any party if in their judgement there is a serious violation of the rules. If a party in terminated, non-resident guests must depart the premises immediately.
Parking in the covered areas by non-resident guests are prohibited.A maximum of 25 non-resident guests will be permitted at any private party.
Cooking of any type is prohibited anywhere on Ocean Sands property. This includes but is not limited to the balconies/terraces, walkways, common areas and parking garage, with the exception of the cooking grills on the plaza decks. The use of LP gas grills is prohibited.
Swimming Pool and Spa
Pool hours are posted in the pool area. Opening and closing of the pool and spa is determined by weather conditions (will close when temperature is below 66 degrees) and is regulated by the Association. Persons under 12 years of age must be closely supervised by a responsible adult.
No life guards shall be on duty. All persons using the pool/spa shall do so at their own risk.
Horseplay or unreasonable noise shall not be permitted in the pool/spa area. Do not play or hang on to the pool rope. Pinellas County Health Dept requires this rope to be in place at all times the pool is open. If the rope breaks, the pool/spa will be closed.
Pool chairs and loungers shall not be reserved. After 30 minutes, anyone can remove personal articles from unoccupied chairs or lounges, if occupant is not in the pool or spa.
Trash shall be placed in sealable plastic bags and deposited in the trash chutes located on each residential floor.
Large cartons, boxes or any item too large for the trash chutes, shall be broken down and flattened out prior to being placed in the trash dumpster area located on the ground level. They are found at the South End of the lobby Tower 1 and North End of lobby Tower 11.
Items spilled on the walkways or near the trash chutes or in the dumpster area shall be cleaned up immediately. Recyclable materials shall be carried to the dumpster area and placed in the appropriate recycle collection bin.
Use of Recreation Decks
Recreation Decks (Plaza Decks) facilities are available for use by Guests between the hours of 8:00am and 11:00pm. A responsible adult must closely supervise anyone 12 years of age or younger.
Shuffleboard is to be used only from 8:00am to Dusk. Misuse of the equipment provided will not be tolerated. Do not walk on the shuffleboard surface.
Anyone using the facilities does so AT THEIR OWN RISK.
Residents shall not make or permit anything to be done or performed in the unit or anywhere within Ocean Sands community which is unlawful or which would result in an increase in insurance premiums.
Residents shall not make or permit disturbing noises in the unit or anywhere within the Ocean Sands community.
Between the hours of 11:00pm and 8:00am, Residents shall not play or allowed to be played any musical instrument, radio, TV, cd/dvd player, etc. which would in any manner disturb or annoy any other resident.
Residents shall not do or permit anything to be done which would interfere with the rights, comfort or other convenience of other residents.
Flammable, combustible, explosive fluids, chemicals or other dangerous substances shall not be kept in any unit, terrace/balcony or storage area except for those sold and required for normal household use.
Cooking or use of grills shall NOT be permitted on any terrace/balcony.
Rugs shall not be dusted or shaken from terrace/balcony or walkways. Rugs, garments or TOWELS, shall NOT be hung from terrace/balconies, walkways or windows.
THIS CONDO UNIT ACCOMMODATES A MAXIMUM OF 4 OVERNIGHT GUESTS/RENTERS, (including yourselves). Unit cannot exceed maximum occupancy listed on confirmation. Any other person in the property is the sole responsibility of the Guests/Renters. You are renting a privately owned condo; therefore there cannot be any changes to the furnishings. Do not move the furniture.
Any personal information you provide to the owner is confidential, (i.e. name, address, email address, telephone number and credit card information). Your personal information will not be shared with anyone. The owner will not sell, rent, or share your email address with others for them to send you unsolicited email.
Ocean Sands and Bruce Finkler reserve the right to refuse service to anyone and is not liable for any loss of personal items, valuables, damage, or injury. Failure to comply with the Rules & Regulations can result in being asked to vacate the property with no refunds. Anyone using the facilities Does so at their own risk.
Please remind your guests that Ocean Sands is not a hotel, it is the private homes of owners.
