Our property has one of the best ocean views in the city. Superbly located within 5 minutes walk of the beach, harbour, boardwalk ,restaurants and City Centre, this property is beautifully appointed. Offering options from 2 to 8 persons comfortably

The property is two storey with a large ocean view terrace, there are 3 terraces/balconies in all.

The living space on the first floor has wall to wall, ceiling to floor glass windows offering spectacular views of Lady Bay and La Bella Reef. The Master Bedroom suite has a private terrace, walk in robe, en-suite and adjoining office/reading room/bedroom.

The kitchen is well appointed and the dining area has sea views.

A second living space is bathed in sunlight and with floor to ceiling glass, affords a wonderful relaxing place to take in the view.


The Ground floor area boasts two bedrooms with excellent natural light, a large second living space and a third living area that is just the spot to pick up a book or magazine. The second Bathroom is spacious with a bath tub and a separate toilet is adjacent the bathroom.

There is a separate Rumpus Room/ Wet Room that is ideal for storing your surf boards, bicycles and wetsuits after your adventure on our beach!

There is parking for 2 cars off street in the driveway of the property. This is also a quiet street with ample on-street parking if more is required.

If you book the entire property you will have access to:
The first floor bedroom/office- the kitchen/dining- the sunroom & large open air terrace. The Ground floor area of the two living spaces- two bedrooms- bathroom/toilet and rumpus room/wet room.

If you book only the First Floor suite, you will have access to:
The First Floor Bedroom/ Office/Bathroom/ Private Terrace located off the bedroom/ kitchen/dining/laundry/large open air terrace/ sunroom and rumpus room/wet area.

Interaction with our guests will be via telephone and email. Telephone numbers will be provided. There may be occasions that we may be able to meet you personally and be of assistance but generally contact will be made as advised above.

Wow, the neighbourhood! It is a 3 minute walk to a fantastic surf beach. The Wonderful Lady Bay is easily accessed within a 3 minute walk as is the Board Walk that travels through the dunes of the Bay.

Flagstaff Hill Maritime Village is a 3 minute walk. Two great restaurants are only a 3 minute walk away.

The " Paris" end of Liebig St plays host to a multitude of Restaurants, Cafes, Ice-creameries, Bars and Entertainment venues. These facilities are a mere 5 MINUTE walk from the property. The Warrnambool Art Gallery & Lighthouse Theatre are also a short 5 minute easy walk. A Bowling Club, Local RSL and the Train Station are all within a couple of blocks. Outdoor tennis courts, mini-golf, Lake Pertobe Adventure Playground, Warrnambool Surf Club, Skate Park, BMX Park are just some of the features of the area, all within an easy 15 minute walk.

Middle Island or "Penguin Island" as it is locally known ( Famous for the OddBall Movie and Penguin Colony) is again just a short stroll or a mere couple of minutes by car.

The property is situated almost in the centre of the city and yet has such easy access to the local attractions.

The Hopkins River and Whale Viewing Platform are easily accessed by following the Board Walk ( approximately 20 minutes to walk) or by a short 5 minute drive. The Heritage Listed Proudfoots Boathouse is a 5 minute drive.

Shopping is easily accessible, again only a 5-8 minute walk to National department stores and the wonderful boutiques and shops of Warrnambool. All major banks are also in this area.

The Warrnambool to Port Fairy Rail Trail begins a tiny 1 kilometre ( give or take a few metres) from the property. It is easily reached either via the Board Walk or Main Roads- take a hike or a cycle along the scenic Merri River and see the abundant bird life.

The native vegetation facing the property is home to a myriad of native animals. You may chance a lucky sighting of an echidna but it is not unusual to see wallabies in the tall grasses, especially at dusk or early morning. Our beautiful harbour is also home to seal and stingrays and these can be seen frolicking in the water just a short walk away at the Breakwater end of the Bay.

Rise early and you will see local horse trainers swimming and cantering their horses in the ocean. Renowned as a wonderful training facility, these beautiful creatures reap the benefits of the swimming and the chance to run on the beach. You can enjoy a coffee from the local café whilst you watch this amazing sight. This too is only a short walk along the Board Walk to the bay.

The world famous Warrnambool Race Track, is just a short 5 minute drive away. The May Race Carnival , held over 3 days attracts punters and lovers of fashion, racing and good times from around Australia and Internationally too.

The Train Station is approximately a ten minute leisurely walk. Bus routes meander throughout Warrnambool. Taxis are available through telephoning 131 008. The City is easily managed on foot, there are few hills and the Board Walk _- 3 minutes from the property- edges the Lady Bay from the Hopkins River to the Break Water and Merri River at the other end. This board walk is both pedestrian and bicycle friendly.

This property does have stairs with NO lift. There is no wheelchair access to the property. There is a garden that may be accessed and enjoyed.
