Situated at the end of a quiet court, Roos with a View is nestled into a peaceful one and a half acre bush block. You can watch the local wildlife (binoculars provided) while enjoying ever changing views of the magnificent Grampians National Park.

Spacious lounge and dining area with views to the mountains and the bush. Three bedrooms, two with queen beds and the third with two single beds, all with built in wardrobes. There is also a portacot and high chair available.
There is a fully equipped kitchen and tea, coffee (some Aldi pods inc. for coffee machine), sugar and biscuits are supplied. Cool air from the reverse cycle air-conditioner in the lounge will reach the bedrooms if the doors to rooms not in use are closed and the ceiling fans are turned on. With a wood-fire (with fire screen) and electric blankets the house is well-equipped for both hot and cold weather.
There is a deck at the back of the house with new (Oct 2014) BBQ and outdoor setting. The veranda out front is an ideal spot to watch the changing colours on the Mt Difficult range opposite..
Facilities include: under cover parking, gas BBQ, Digital TV, DVD player, CDs, games, books and magazines, binoculars, Simpson & Day bird book, ceiling fans, laundry, separate shower, firewood and linen (excluding for portacot) supplied.

The only area guests cannot access is our shed where we store surplus items and fencing etc.

Our friendly caretaker lives nearby and can greet guests if required, but there is a key safe so guests can let themselves in. The house has plenty of materials about local attractions and walks etc.

Situated on a 1.5 acre bush block it is the ideal place to watch the passing wildlife in the comfort of a well-equipped 3 bedroom family home.

Roos with a View is an easy 5-10 minute walk to the local Halls Gap Hotel and 3km from Halls Gap centre.

Travellers should take care on the nearby roads as kangaroos and deer are present in large numbers. The nearby towns of Stawell and Ararat have a good range of grocery supplies.

Standard Terms and Conditions of Temporary Holiday Accommodation

Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then a $50 cancellation fee will apply.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests must not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

PARTIES AND FUNCTIONS ARE STRICTLY PROHIBITED. The price charged is for domestic use only. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

FIRES ARE NOT PERMITTED ANYWHERE ON THE GROUNDS OF THE PREMISES and must be confined to the wood stove inside the accommodation.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a clean and tidy condition as it was upon your arrival. Check-out time is 11am by the latest, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

Pets are not allowed. Dogs are not permitted in the nearby National Park and Halls Gap is a "cat free" zone.

Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Unfortunately we cannot accept one night bookings.
