The Annex at Buttons Farm

The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. Rose Cottage, as we call it, has been painstakingly restored to create a delightful, light and cosy space.

The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. Sandown - West Street

Newly refurbished - Sandown, like its twin Ascot, has an ample sized, well equipped kitchen with a table and four chairs and a comfy sofa that turns down into a bed in seconds. The kitchen has a electric hob and oven, a fridge and a washing -dryer machine is in the adjoing outhouse. A TV is included in the kitchen. The French windows look out over your private lawn onto farmland. From the Entrance lobby turn right straight into the kitchen or left into the ensuite bedroom with TV.

Homely interior with a calm feel. Surrounded by fields and sheep. Ideal for families. The main bedroom on the ground floor has a double bed. The room upstairs has two singles which can also be a double, ideal for children and young adults. The door to this room is an old French slatted shutter. There is a shower room with a loo on the ground floor. The kitchen, dining and living area is on the ground floor with a TV and warming gas fire. There is a double sofa bed in the living area.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
