Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

5 minutes from Phoenicia. A comfy Yurt for 2 amid wild elderberries, peach trees, a goldfish pond and forested hills. A private back meadow for sun worshiping and meditation. Bright Cozy Apt in the heart of Margaretville Village features a queen-sized bed in the cozy sleeping loft, the couch opens to a twin size as well. The vaulted ceilings give the space a roomy feel, you can cook in and watch your favorite streaming channels on wifi, or go for a stroll out to dinner. We are within walking distance of all the amenities, hiking, fishing, antiques, shopping, cafes and more. We are close to Skiing, Fishing, Hiking, Wedding Venues, and all the Catskills have to offer.

Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

The home offers the perfect combination of seclusion and convenience. Little Red Schoolhouse

A charming Schoolhouse from the mid-nineteeth century with a separate sleeping cabin and bathroom approximately twelve feet away from the Schoolhouse itself. Open from March through the beginning of December. Remote, yet accessible. Two night stay minimum. PLEASE PARK IN THE PARKING LOT BY THE ROAD -- not on the dirt road itself, nor on the grass as it leaves tire marks on the grass (apologies for my obsession with a maintaining a nice lawn)
