Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Oak Hill Farm c1824, this farmhouse has been fully renovated with a modern take on upstate luxury. Situated on 183 acres of its own land, the house has views across the valley, spring fed swimming pond and a private mountain top. Enjoy morning strolls through our open hay fields, cookout on the covered deck with a wood burning smoker, gas grill, fire pit. Just outside my home town of Delhi, 18 minutes to Maple Shade Farm (it's a great place to get ready fo a wedding), 25 minutes to Cooperstown All Star Village and 42 minutes to Cooperstown's Dreams Park. Small cozy cabin that my father originally built for hunters. After I graduated from high school I lived in it for 12 years. 2 of which was with my now husband. Small open cabin with loft. Ladder to loft space and two twin beds. Small bathroom. Kitchen. Not much privacy, we live down the road, but are there at least twice a day taking care of our pigs, chickens and gardens.
