The living quarters include a PRIVATE BATHROOM, BEDROOM, DEN & CAFE'. The space is ALL YOURS to enjoy & the extras are plentiful. Coffee, water, fresh fruit, yogurt, & snacks/candy are available. My goal & Mission Statement is to provide a nice comfortable landing spot, & offer helpful advice & valuable insight to my cherished guests

Niagara Falls is only 30minutes away.Very nice neighborhood. 4minutes from Galleria Mall.Plus many more stores nearby.Many places to eat and have some drinks! Sleeps-5 plus we have a clean pack and play for your little one. Has own keypad entrance. Full sleeper sofa in living room. One bedroom has a queen bed and tv. The 2nd bedroom has a twin bed and offers tv and a workspace. Very clean! Kid friendly and pet friendly. Pets can do their business out front. There are dogs that use the back yard.

This suite is the entire second floor of our home. Three bedrooms, one has an adjoining door to a larger room, box car style. Private, full bath plus 1/2 bath, kitchenette - microwave, small refrigerator. Main entrance is shared with owners (classical musicians) who live downstairs. Within walking distance: restaurants, bakeries, and 10 minutes from UB campuses and airport. Quiet neighborhood, sorry no parties. We do charge $10 per additional person so we can keep our cleaning fees lower!
