The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

The Annex, Berwick, East Sussex

Light and spacious self-contained Annex, separate from the main house with it's own private entrance. Being within two miles of the South Downs National Park and an Area of Outstanding Natural Beauty, we are surrounded by idyllic countryside, lovely villages and pubs, and only 6 miles from the sea. The Space: Our Annex is comprised of a spacious double bedroom, with king-sized bed and luxurious bedding, a large lounge, a shower room, and a kitchenette, equipped with fridge/freezer, microwave, toaster, tea & coffee making facilities, washing machine and dryer. Breakfast included. We have two friendly dogs, who have access to our garden and house, but not The Annex. Guest Access: Private entrance. Disabled accessible throughout, including shower. Ample parking. Access to the back garden and patio on request, due to our two friendly dogs. Interaction with Guests: We are a friendly couple, who love to make our visitors welcome, and will also respect your privacy, as you prefer. The Neighbourhood: We are in a rural village, with a small railway station, two pubs, a Post Office and garage. Perfect for walking, cycling and exploring the many local sights, Berwick village train station is only two minutes walk away, with easy access to Brighton, Eastbourne and Lewes. Ample on-site parking means you can leave your car in our drive whilst you explore by foot, bicycle, or train. Local sites include the historic village of Alfriston; Beachy Head, the Cuckmere Valley and the Seven Sisters; Charleston Farmhouse; Firle Place; and Glyndebourne, to name just a few!

Stay right on wonderful Pett Level Beach in one of the original Coastguard's cottages, with direct access from the garden straight onto the sand. Recently modernised, the cottage has a super stylish open plan ground floor with kitchen, dining and living areas and wood burning stove. Upstairs there are two bedrooms: one has a double bed and sea view, the other can be made up either as a kingsize or as two single beds. Flexible space perfect for families or friends. Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The Sea Room at Lion House

The Sea Room is a glorious 2-bedroom flat situated on Marina in St. Leonards. The flat is incredibly spacious, has wonderful views and an extraordinary terrace, making it one of the most unique flats in the area. PLEASE NOTE: For those who have been following news of our building restoration, we are very happy to report that the scaffolding is now down and our beautiful views fully restored. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Ebb Tide Cottage: ''Love Nest'' with a View

Nestled on a quiet pedestrian walkway with magnificent sea views, Ebb Tide is a terraced cottage dating back 1890s, part of a picturesque and colourful strip of workers' cottages that once belonged to the Burton Family. Ebb Tide is the ideal ''Love Nest'' and makes the perfect location to explore a sea town that oozes history and charm. The beach is at our footsteps: Take the stairs down from Mount Pleasant and dip your toes into the sea!  

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

This delightful and excellently presented three bedroom property offers direct beach access from the front garden. The De La Warr Pavilion and restaurants and bars are a three minute easy walk from the property. Bexhill station is less than 10 minutes walk from and offers connections to Hastings, Eastbourne and Brighton. The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.
