The cottage is detached, self contained & set away from the owners house with direct access to public footpaths.

The Annex at Buttons Farm

The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

The listed former village fire station is within walking distance of The Oak Barn wedding venue and Benenden School, or a short drive to Benenden Hospital and the gardens of Sissinghurst Castle.

Whilst downstairs the cosy sitting room benefits from a wood burning stove & the spacious kitchen leads to a courtyard garden.

Spacious barn conversion with views of the countryside. The Barn is an ideal location to use as a base for visiting the many places of interest or for a relaxing holiday. There are many National Trust properties within a small radius together with historic gardens and local vineyards. Tenterden and Rye are a short drive and Camber Sands, with its sandy beach, is a must. There are a number of local pubs which serve food, The White Hart within a few minutes walk, and many others not far away.

One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Views are spectacular to say the least and the sunset never fails to deliver. Dallington Forest on our doorstep. We are close to many great country pubs and walks. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

We are 10 mins from the centre of Tunbridge Wells, Tonbridge and Paddock Wood. It is incredibly cosy with underfloor heating throughout, it is also totally eco friendly.
