Our 2600 Sq. ft. home with in-ground pool accommodates 8 to 15 guests. Just 15 minutes from downtown Chattanooga, the home offers an open floor-plan and fully equipped kitchen.

OCCUPANCY AND ADDITIONAL FEES
Our home is priced to provide the best price possible for families and small groups. The basic booking rate for this listing is for 8 people. Make sure that you have the correct number of persons included in your reservation. For everyone's protection, the reserving guest may be asked to provide photo ID to receive the keys. Guest's failure to disclose the presence of minors may result in the cancellation of the reservation and forfeiture of any monies collected by Airbnb and the host. All children, regardless of age count as a guest, and must be listed in the occupancy count.
DAY GUESTS/INVITEES AND ADDITIONAL FEES
All visitors/invitees to the home must be approved by the host. This will be done on the Airbnb message system. Visitors/invitees require an additional fee of $15 per person/per day. The additional fee will be paid using the RESOLUTION CENTER on Airbnb. Failure to obtain approval for day guests/invitees may result in the cancellation of the reservation and forfeiture of any monies collected by Airbnb and the host. Children, regardless of age count as day guests/invitees.

If Occupant remains in possession of the Premises for any period after the agreed booking period without the Owner's consent, Occupant will pay $400 rental daily and will be collected using the Airbnb RESOLUTION CENTER.
Occupant shall only use the premises for residential uses and not to carry on any business or trade. Occupant will comply with all laws, rules, ordinances, statutes and orders regarding the use of the Premises, and will not cause any disturbance. We are in a quiet family neighborhood and need to respect our neighbors. The attached apartment, a separate listing on Airbnb, may be occupied during your stay. Basic decency and courtesy are expected to ensure that all have a pleasant experience.
Parking is limited to 6 vehicles at any time during your stay. Parking is to be restricted to the cement and gravel driveways. No parking in the cul-de-sac or yard.
There is no smoking allowed anywhere on the property. This includes natural and artificial smoking products. There is a $150 fee if bedding, beds, carpets or furniture have cigarette smoke on them and require extra cleaning.
No pets allowed for Pool Paradise.
CONDITION OF THE PREMISES
The house has been cleaned for your enjoyment. Promptly after arrival, notify the owner of anything that is not in good and acceptable condition. Leave the house generally clean, stain and damage free when you checkout. Your cleaning fee covers basic routine laundry and sanitizing of the house. If more than basic cleaning is required after your checkout, additional cleaning fees will be requested from your deposit.
SAFETY AND USE OF OUTDOOR AMENITIES
Use of the Swimming Pool and Hot Tub is at your own risk. We do not provide a life guard. Anyone under 18 must be accompanied by an adult. The outside space may be a shared space, depending on the rental of the attached apartment.
Please be respectful of the premises and other guests. Make sure everything is in the same condition as when you arrived. This will ensure that others' stays are as enjoyable as yours!
Occupant must not keep or use any dangerous, flammable, explosive or hazardous items on or around the premises. This would include, but not be limited to fireworks or weapons of any kind.
MAINTENANCE & INSPECTION
Occupant agrees to allow the owner or owner's agent to enter and view the premises to inspect the property, make repairs or make deliveries as necessary.
The rental property has more than one HVAC unit. Thermostats are set to 72 degrees for cooling in the summer and 68 degrees for heating in the winter to conserve energy. Guests must obtain Host permission to change the thermostat settings before adjusting or guest will be assessed an excess electricity usage fee, to be determined by the host. Excess usage fee will be collected using the Airbnb RESOLUTION CENTER.
Occupant agrees that Owner does not provide security for Premises (other than the locks installed with premises doors and windows). Occupant agrees to keep the premises and vehicles locked when not in use.
INSURANCE AND LIABILITY
The owners are not responsible for any accidents, injuries or illness that occurs while on the Premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Any personal property abandoned at the end of the Occupancy Term may be retained or disposed of by Owner without obligation to Occupant. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Occupant explicitly recognizes that there are no lifeguards on property and that Occupant assumes all risks of the pool and spa at all times. Gates or similar barriers between the Premises and the pool and spa are are not to be deemed as security to the pool and spa area. The pool and spa areas are to be used by adults responsibly at all times, and may not, under any circumstance, be used by children under the age of 18 without adult presence and supervision.
The fireplace uses propane gas. Please keep the fireplace pilot light on at all times. Please do not put wood, paper,or any other objects in the fireplace. Indoor Fireplace is only to be used between October 1st and March 1st.

I've lived in Ringgold for over 40 years. I love our little town and its closeness to Chattanooga. I enjoy running, outdoor activities, reading, gardening, I love being a “Yaya” to our grand babies and spending time with our grown children. My husband Bob (31 years) and I like going to movies, running, exercising, playing cards, camping or just watching TV.
I work at the Board of Education in our town and Bob is a teacher.
