Welcome to Oasis12 . Your own Oasis in the heart of Playa Del Carmen. Located on calle12 and 20th Ave Oasis12 is close to all shopping, restaurants, famous 5th Ave (3 Blocks away) and of course the beach.
The two bedroom condo offers 1511 Sq Feet.

Oasis12 Unit 201 is a very elegant condo located in downtown Playa Del Carmen. The Unit offers high end GE Profile stainless steel Appliances. A Washer and Dryer is in the unit as well. Each bedroom has its own TV and Cable connection. The material used in Oasis12 and all the fixtures are high end. The common areas include a Gym, Swimming Pool, Pool Bar Area, Outdoor Shower and much more. Free Internet and Underground Parking are included

Access is controlled by Security 24/7 which makes Oasis12 a very secure building.

We live and work in Playa Del Carmen. We will check you in and Check you out and are only a few minutes away should anything be needed during regular Business Hours. We like to give our guest the freedom you deserve on your vacation. We are available to help with any needs

Oasis12 is located two blocks from he Super markets and wallmart. The Bus Station to take trips to Tulum or other places are only steps away. The Beach is about a 5 minute walk and famous 5th Ave is less than 3 blocks away

Since you are in the heart of Playa Del Carmen there is no need to have a car if you are not planing on doing any sight seeing trips.

On behalf of the property owner I would like to take the opportunity to welcome you to the Mayan Riviera and Oasis 12.
In order for everyone to enjoy their stay in Oasis12, as much as you will, we ask you to please review the following House Rules. We have designed these for the best of everyone and hope you will help in creating a pleasurable atmosphere for every one to enjoy.

In room Safe
Setting a new combination for the in room Safe
• Press the red button on the back of the door, release the button and you will hear two beeps. At this time a yellow light will be lit on the front side.
• Now enter your safe combination (must be 3-8 characters long), confirming your entry by pressing the “B” button for 15 seconds
• Please try out your combination prior to closing the door completely as a final confirmation.
Should you encounter any difficulties or forget your combination please contact the office.


Oasis 12 House Rules
1. SECURITY GUARDS. Security guards are on duty 24 hours a day, 7 days a week. A electronic Key Card is given to you with your arrival. This card works for both the Garage Access and also for the automated lobby Door.
2. ENTRANCE 24 hours security is available and the key to the Front Gate is in your welcome package upon arrival.
3. SMOKING is not allowed inside the unit. Violating this rule will result in a $ 400 fine and cleaning fee.
4. PETS are not permitted in rental units at any time.
5. NOISE Restriction apply from 10.00 PM to 8.00 AM. All noises should be kept to a minimum level. Violation of this Noise restriction will result in a Warning and a Second Violation will result in Eviction from the property.

6. All Guest needs to be registered prior to arrival, the maximum guest capacity for the unit cannot be exceeded at any time without the prior approval of management. Only registered Guest are allowed to enter the condo and Oasis12.
7. LINEN, pillows, bedspreads, towels and beach towels are provided. It is not allowed to remove linens or towels from the unit, except for beach towels.
8. GARBAGE needs to be deposited in the garbage shoots which are located at all levels in the stair case behind the elevator.
9. ELECTRIC – Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when you are not inside the property, and when leaving the premises. The AC units should not be set around 20 Degrees Celsius. When having any of the windows open shut down the AC to avoid Condensation and the freezing up of the units.
10. Parking – The Parking Garage can be entered through Ave 15 and Calle 12B. Please park only in your designated Parking stall. There is only one parking stall per condo.
11. MAINTENANCE – The unit is kept in best possible condition. If anything is not in working order, upon arrival or during your stay, please notify the office immediately. Action will be taken as soon as possible to correct any maintenance issues.
12. POOL HOURS - The pool and common areas around the pool including the pool bar are open from 8:00am till 9:00pm
13. In order to keep the COMMON AREAS enjoyable for you and other guest, please take all garbage with you when you leave the area. No Glass items are allowed in or near the pool and lounge areas. Please use provided plastic cups and glasses in the pool area only.
14. The POOL BAR including BBQ can be used until 9:00pm.
15. SAFETY DEPOSIT - A safety deposit of $__300__ is required upon arrival. The deposit is fully refundable upon departure, provided the following provisions are met:
- No damage is done to unit and its contents and furniture, beyond normal wear
and tear.
- All keys and garage door openers are returned
- No linens, towels or beach towels are lost or damaged.
- No smoking in the inside of the unit or evidence of smoking such as ashes

16. SAFETY – Use common sense to ensure a safe stay. Lock all doors and windows when leaving the unit.
17. RESPONSIBILITY – The Owner is not responsible for any accidents or injuries the renters might suffer in or around the unit during their stay. Oasis 12 is not responsible for damage or loss to the renter’s belongings.
18. Drugs and unauthorized substances. Oasis12 has a drug free policy. Failure to follow this guide line with result in reports to the authorities and eviction from the property.
