Privately positioned on a large, flat residential block, this studio is diagonally opposite Sunset Beach & Soldiers Point Marina - simply walk across the road for uninterrupted water views and magnificent sunsets. Designed for 1-2 guests and featuring modern decor with a relaxing outdoor bbq area. You'll be pleasantly surprised how comfortable, clean and cosy this property is. 2 night min stay.
Sunset for Two is a private studio with modern decor and generous inclusions. Additional to the studio is a separate and private laundry, undercover bbq area, grassed yard and access to storage shed (available on request). Off street parking is also available for 1 vehicle. Queen bed is made with fresh linen, kitchen and bathroom essentials provided, including beach and bath towels. Tea, coffee and Tim Tams are included for your pleasure on arrival.
Sunset for Two is on a large residential block with 2 other dwellings. The studio is privately situated in the back right corner of the property, surrounded by fencing, screens and garden for privacy. Whilst there is a common entry gate, you will not have to share your space or yard area with anyone else. And, there are no steps!

Sunset for Two has key safe access for easy arrival and departure. You may not see me, but I only live 20 minutes away, if you do need assistance.

I take great pride in ensuring the studio is clean and tidy and appreciate when guests leave it in a similar way when they depart. As there are very nice neighbours nearby, I also appreciate noise being kept to a minimum, especially late and night and early morning.
1. GENERAL REQUIREMENTS
a) Guests and visitors must comply with all House Rules, By-Laws and instructions from the Manager and Owner.
2. NOISE AND RESIDENTIAL AMENITY
a) Guest and Visitors must not create noise or engage in anti=social behaviour with is offensive to occupiers of neighboring properties especially between 10pm and 8am and during arrival and departure any time throughout the occupancy.
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges and expenses which may be deducted from the Security Deposit or Bond under the Terms and Conditions.
a) The number of guests is limited to 2 only.
b) Visitors are not to sleep on the property.
c) Guests are responsible for ensuring the limits set on Visitor numbers is complied with and does not exceed the maximum allowed.
d) Visitors are not to park on the property and if they enter the property they do so at their own risk.
4. GATHERINGS AND PARTIES
a) The Property is not a “party house" and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Sunset for Two must not conflict with residential amenity and must comply with all the other requirements.
a) There is one parking space – marked ‘3’. Extra vehicles must park on the street.
b) Visitors are not to park on the property.
c) Parking is at own risk and Management is not responsible for theft or damage to motor vehicles parked on the property.
d) Boat / trailer parking by prior arrangement only.
a) Guests are to remove all rubbish from the Studio and place it in the Council bins provided.
a) Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
a) Smoking in NOT permitted indoors.
a) No animals or pets are allowed on the property.
a) When you check out, please ensure that the gas bottle has been turned off and that the BBQ is cleaned for the next person's usage.
11. DAMAGES AND BREAKAGES
a) Damages and breakages must be reported to Dianne. This includes stains or damage to bed linen or towels.
a) The bed is freshly made prior to your arrival. Bath and beach towels are also provided.
13. WHEN YOU LEAVE
a) Check out is strictly 10.00 am.
b) Place the key in the key safe provided.
c) Scramble the combination i.e set it to a random number other than the combination.
14. MAXIMUM OCCUPANCY
a) This studio has a maximum occupancy of 2 people only.
15. EMERGENCY CONTACTS
a) In the event of an emergency call 000 or to report a maintenance issue please contact Dianne ASAP
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property. Guest or Visitors who refuse to follow these House Rules or cause a nuisance will not be allowed on the premises.
17. OWN RISK
a) It is recommended that all guest purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property. You enter the premises at your own risk.
18. SECURITY BOND
Penalties may apply for late check out, deliberate damage and stained linen.
