Wing of Country House with own courtyard and gardens. Modern interiors and stunningly furnished throughout with all mod cons, multi room zonal heating, 4 lovely wood burning stoves and many other features for your comfort.

Nearly all bedrooms have ensuite bathrooms and most have their own private dressing rooms too!

Multi room surround sound, smart TVs and DVD players with Apple TVs and Freeview HD recorders are all included along with an iMac and several study/work areas throughout the floors all with AirPrint enabled printers and scanners.

Full sized American Pool table and Games Room.

Wifi enabled broadband throughout all 3 storeys.

Fully equipped kitchen and utility room areas (with 2 washing machines, 2 American fridge/freezers and a dishwasher all fitted) with large dining table options in 2 different rooms (hallway by fireplace and games room conference tables as well as of course the kitchen breakfast bars/tables for more casual eating).

Lounge area with 2 huge sofas, surround sound systems, TV etc.

The whole 3 storey wing of this superb converted historic Manor House is yours for you to enjoy during your stay.

Over 5,250 sq feet of internal space in total.

We will be on hand to help with any questions or issues during your stay but you will have complete privacy throughout and we hope you love staying at our wonderful home as much as we do.

Amazing country setting yet still close to all the towns, beaches and villages surrounding here. Close to Bournemouth and Christchurch train stations too so easily accessed from London and beyond.

Bournemouth and Christchurch train stations are about a 10 min drive away, taxis are available if needed but as this is a country setting some people may prefer to use their own car for easier exploring of the New Forest and beyond.

This is a 3 storey property with narrow staircases to the top floor which is in the eaves. Parking for 4 cars maximum is allowed at this property during your stay.

No smoking and no pets are allowed at this property I'm afraid and absolutely no stag or hen parties or large single sex groups are permitted out of respect for our close neighbours.

Please also be aware that this is a wonderful, private, gated community so please be considerate of all other residents and be aware of your noise levels at all times. Our residents and neighbours are the key to this wonderful estate setting and absolutely must not be disturbed during your stay.

Among the communal estate grounds there are several private properties (shown on an estate map at the property) and there must be no trespassing into these private areas/gardens at any time. Likewise the river banks on the river Stour are also private and must not be walked down (though daily or weekly fishing permits can be obtained for fishing access if required and can be bought at local tackle shops).

The gardens and courtyards are to be used considerately and appropriately and the tennis courts operate on a first come, first served basis. Adults must take responsibility for their children at all times to ensure they too are following all rules.

There is a 10 MPH speed restriction throughout the entire estate for everyones safety, please ensure that you stick to this when driving around especially as there are children, residents, pets and wildlife around. There is a strict 3 car limit for this property with 2 allocated spaces immediately to the left of the property (marked Heron Lodge) and one space to be used in the visitor parking area which is a part of the main courtyard at the reverse of the property (between 12.00 and 3.00 positions if you have your back to the Main House).

Internally there are recycling bins included in the kitchen with plastic, glass and paper collected separately (in the utility room) to the regular food and domestic waste (in the kitchen). The sewerage system across the estate is also highly sensitive so please only flush toilet paper down the toilets. Absolutely no wet wipe/baby wipe or female sanitary products are to be flushed and bins are provided instead in all of the toilets.

Please treat the property as you would your own home and respect our close neighbours as they must not be negatively impacted. Please leave the building clean upon departure, preferably with any bedding stripped (to be left in the bedrooms) and any wet towels (left in the baths). No additional guests are allowed to stay over night and any visiting day guests must also be made aware of and follow these same rules.

We had a wonderful week at Dean's place over Christmas. The house was perfect for our large family get together. Despite being a large, old house it was cosy and warm. Absolutely huge amounts of space and set in beautiful grounds. It was amazingly quiet and peaceful due to its location, but also a stones throw from the convenience of shops and great walks. We very much enjoyed our stay.

Our group of 12 stayed here for the bank holiday weekend and had a great time. Dean was a fantastic host who made sure we had everything we needed. The grounds are lovely and the house itself is breathtaking and perfect for all ages. The only thing I would say is that we found a couple of the neighbours slightly contentious, particularly to the young children in our group, but this is not a reflection at all on Dean and his hospitality which is nothing short of incredible. Would highly recommend to families and groups of friends!

We had a fantastic stay at Dean’s place which was absolutely perfect for our large group. We attended a wedding at Sopley Mill so the location was ideal. It was also a short drive into Bournemouth too. Communication with Dean was great and he met us on arrival and showed us round. The property and grounds are really quite something and the place has everything you could need (including a pool table!). It was extremely spacious, so comfortably suited a group of 11. I would highly recommend a stay here and hopefully we’ll have a reason to book again and come back!

Perfect location and venue for a (fairly large) family reunion. Beautiful grounds. Everything we needed within the house, and well located close to the south coast.

A very pleasant stay. Our host met us on arrival, showed us around and provided all necessary instructions. The house has plenty of space and the grounds are magnificent. With family members coming from various directions, the house was an ideal spot to meet and the location is perfect for the coast, walks and the New Forest.

From the moment we arrived at the property we knew the week ahead was going to be very special. Dean gave a comprehensive tour of the house and immediately made us feel instantly at home, his communication and assistance was first class from start to finish of the entire experience. This property is really something remarkable. All rooms are well appointed, bright and airy with a homely feel. The kitchen has everything conceivable and oozes quality. Throughout the house high-end technology blends effortlessly with historical architectural charm to offer guests a superb experience. I would highly recommend this property to a group of friends or a large family who wishes to explore nature, nearby coastlines and points of interest in the Dorset region. You will not be disappointed at all.

A pleasant house close to Bournemouth and Christchurch, with the latest technology and spacious accommodation over three floors. Lovely grounds and very well presented.
