Sunny and quite apartment located in an excellent and convenient area in Palermo, 1 1/2 blocks to subway Line D (Scalabrini Ortiz station) 1/2 block from Santa Fe Av. and 3 blocks from Las Heras Avenue with connections to several buses.

This sunny apartment is located in the heart of Palermo neighborhood, on Julian Alvarez St. between the famous Santa Fe Avenue and Arenales Street. It is also a few blocks away from the beautiful Botanical Gardens, Las Heras Parks and Rosedal park, among other key areas.
It is very comfortable with +50 sq. meters and gets plenty of sun & light throughout the day due to its location on a 6th floor facing North. It has a balcony with plenty of sunlight and fresh air with a French-style table and chairs to enjoy breakfast or a glass of wine. No street noise although it is conveniently located next to all buses and subways.

A perfect spot for exploring Buenos Aires - great location in Palermo. clean and sunny, plenty of space. The apartment is Located on Julian Alvarez 2500 Street between Santa Fe Avenue and Arenales St. The area is surrounded by many parks (Las Heras, Botanical Gardens, Plaza Armenia, Plaza Alemania and many more) bars, coffee-shops and good restaurants.
Just 2 blocks away from subway (Scalabrini Ortiz Station from line D or Bulnes Station from Line D) that connects Downtown with Palermo, Recoleta and Belgrano. Then, 20 minutes by bus to downtown and San Telmo or 10 minutes to Palermo Soho and Hollywood, where you will find bars, restaurants, pubs, clothing store, nightclubs and music shows. Recoleta´s "heart" (Cemetery, Fine Arts Museum, BA Design, Plaza Francia, etc) is 10 minutes away by bus or 20 minutes walking, 2 blocks away from Alto Palermo Shopping Mall, a few blocks from the Zoo (the oldest in Latin America), La Rural and Bosques de Palermo, Bellini Hotel and restaurants in Cervinio Street.
For art lovers, just 10 minutes walking you would find Latin American Art Museum of Buenos Aires (a.k.a. MALBA). This place is also a dynamic cultural center, that constantly updates art and film exhibitions and develops cultural activities. It is also close to the Museum of Contemporary Art, Sivori Museum and La Rural.

1. El departamento debe dejarse en las mismas condiciones en las que se lo recibe, es decir: limpio y ordenado. Por supuesto que una persona de limpieza irá después del check-out, pero deben estar los platos limpios, el baño decente y el apartamento en general ordenado. No dejar botellas vacías de vino, cerveza, latas y bolsas con residuos o papeles, bolsas, etc. Por favor saque la basura antes de irse.
2. Especial atención con las toallas! Son blancas y fueron entregadas limpias y en buen estado. No las usen para limpiar el piso mojado, ni para quitarse el maquillaje de la cara, ni las dejen tiradas en el piso cuando se vayan. Lo ideal es que las dejen colgadas en el baño o en el lavadero para que no agarren olor a humedad. Igual con los repasadores o trapos.
3. El aire acondicionado/calefacción deben apagarse cada vez que salen del apartamento y sobre todo cuando dejan el apartamento definitivamente. Soy flexible con los check-outs y no tengo problema con que la gente se vaya a alguna hora especial (pre-acordada), pero pido un mínimo de respeto. La ciudad (y el país) tiene problemas de energía y todos debemos contribuir para que el problema no sea más grave. En mi casa nunca dejo el aire prendido cuando me voy un rato largo, lo mismo espero que hagan los huéspedes. La energía se agota, cuidemos el ambiente, seamos conscientes!
4.Los huéspedes usualmente vienen de vacaciones y salen todas las noches, pero tengan en cuenta que la mayoría de los vecinos no están en ese plan. Trabajan y estudian, así que tienen horarios normales. Entonces, los días de semana, eviten los ruidos molestos luego de las 10 de la noche. Y sobre todas las cosas, cuando salgan por la noche guarden silencio en las áreas comunes del edificio (ascensor, escaleras, pasillos, hall de entrada). Entiendo que cuando uno toma algunas copas de más se pone un poco efusivo, es por eso que pido silencio cuando entran y salen en la noche o madrugada. Como pasa en cualquier otro país, hay que respetar al vecino. Evitemos problemas.
5. Cuando dejen el apartamento en el check-out, por favor saquen la basura grande a los contenedores de la calle. El resto de la basura debe ubicarse afuera del departamento, en el sitio especial para la basura.
6. Está prohibido ingresar al departamento con animales.
7. Está prohibido fumar dentro del departamento y/o en el edificio (ascensores) por Ordenanza Municipal que se encuentra en vigor. En caso de detectar que se ha fumado durante la estadía se cobrara una penalidad de limpieza especial de tabaco de USD 250.
El incumplimiento de estas reglas me obligará a descontar dinero del depósito de seguridad. Gracias!!! Y que disfruten sue stadia!!!

1.The apartment should be left in the same condition as it was when guests check in, meaning clean and in order. Of course a cleaning person will be to clean out after you but that does not mean that you can leave dirty dishes, dirty bathroom and the apartment in the same condition as before. Do not leave empty beer or wine bottles, cans, and garbage or bags. Please take the trash out before you leave.
2.Please take a special attention to towels. They are white and where given to you clean and in good condition. Do not use them to wipe the wet floors or to remove make up from you face, do not leave them on the floors when you leave or check out. The ideal would be that you leave them hanging in the bathroom or on the laundry room so they don't smell afterwards. The same thing for kitchen towels or floor towels.
3.The AC/heaters must be off every time that you leave the house, and especially when you check out from the apartment. I am flexible with check out times (pre-agreed ones) but I ask you to respect this. Buenos Aires city (and the country) has energy issues and we all have to contribute so this does not get worse. In my house I do not leave the AC/Heater on when I am not at home, and I would expect you to behave the same way as you may behave at your own house. Don't waste energy and save the planet. Be conscious!
4.Guests are usually coming here for vacation, work or to study and they may go out every night, but please consider that the majority of the neighbors here work and study and have normal regular hours. So, especially during week days, avoid any disturbance and loud noises after 10 pm. When you leave at night please be respectful and keep it quite in common areas of the building (such as elevators, stairs, corridors and entry halls). I understand that when one drinks one can get loud but I ask you to keep this rule in mind and respect others, especially at night. Like in any other country, it is important to respect your neighbor.
(website hidden) the time of your check-out please leave your big bulky trash out in the containers on the street. For regular trash leave it outside the apartment, in the garbage cabinet, next to the elevator.

7.Smoking is not allowed in the building (elevators) and/or inside the Apartment due to a Municipal Ordinance that is in force. A USD 250 penalty fee will be charged if smoking in the apartment occurs during the stay.
The non-compliance of these rules will force me to deduct money from the security deposit. It ever happened before but please take note and follow these rules. Thank you!!! Have a nice stay!!!

Maria was a great hostess! She was always nice and willing to help, stablishing a good communication flow. I received all the information needed about her place and surroundings. For that reason, I decided to stay longer. The appartment is clean, organized and in a very good location in Buenos Aires, having good connection with buses and underground. It was a great experience!

O apartamento tem ótima localização, próximo ao Shopping Alto Palermo, supermercado, lojas e metro. Ambiente muito claro e arejado, com sol a tarde, o que foi excelente nos dias frios, em que me hospedei. Além disso, é silencioso e tem uma vista ampla. O apartamento é agradável, mas é antigo e precisa de reforma. Lucila é muito simpática e se comunica muito bem.

Overall it was a nice stay because the room is cozy and bright with good sunshine esp. In the afternoon. The air-conditioning and TV, and everything functions well. The living room is close to elevator, so it is a bit noisy but the bedroom is quite quiet. Just to remind something here based on my experience: 1. The room is actually smaller and "older" compared with those fantastic photos, from which we expected the apartment to be more spacious, more modern, and new, esp. The kitchen is actually more "aged" than in the photos. 2. The cleanliness of the apartment when we arrived looked not very good, which was a shame to my stay, esp. The toaster, the pans and pots....and we could not find necessary clean towel in the kitchen for drying hands....the check-in and out were ok, provided by Maria's mom. But the check out was a bit hasty as she arrived 10mins before the scheduled time and told us that she needed to leave for another appointment very quickly. Good that Maria was nice to provide 1 and half hour flexibility for the check out timing. Thanks.

Lucilas's apartment is cozy and has all what a person needs to enjoy an amazing time in Buenos Aires. The apartment is very well located, close to a subway station, coffee shops, restaurants and pastry shops! So you can enjoy the best that Buenos Aires has to offer. The place was very clean and most importantly, Safe. The building is very secure. Lucila was very attentive and always made sure to give the best advice to get the best out of my visit to such an amazing city.
