With a brand new bathroom, a well-equipped kitchen with top line appliances, a dining room with soaring ceilings, Provençal floor tiles and large beams, this space was designed to be luxurious and theatrical.

A - GENERAL RENTAL TERMS

. In order to have access to the apartment, a welcome agreement should be signed and the security deposit should be received before your arrival in Marseille. Once the agreement is signed and the security deposit is received, you will get the information regarding the check in.


1 - Duration of rental:
Your stay cannot exceed the number of nights indicated on your rental contract.

2 - Arrivals:

. Arrival is handled at the apartment between 2 pm and 8 pm. Should the apartment be vacant the night prior to your arrival, we offer the possibility of entry before 2 pm.

. When receiving your contract, you will also receive an itinerary and telephone number to contact. As we will wait in the apartment to welcome you, in case of delay at your arrival, we ask you to inform us as soon as possible so we may reorganize accordingly.


3 - Departure:

. Check out time is between 8 am and 11 am.

. We will meet you at the agreed time. A survey of the apartment will be done in your presence.

. The tenant will, at this time, return the keys.

. Should the apartment be vacant the evening of your departure date, it is possible to request to stay in the premises until 3 pm. Please do not hesitate to contact us to know whether this option is possible or not.

. If your departure time must be after 3 pm we suggest that you extend your rental time to 7 pm, for a supplement of only 20% of the per night rate, provided that the apartment is not rented that evening. Should this apply to you, please contact us and we will try and satisfy your request.


B - USE OF PREMISES


. The residence shall not be occupied by or left in the care or anyone not listed below. The number of people occupying the apartment must not exceed the number of 4 people. This policy guarantees our customers maximum comfort.

. The guest shall not keep any pets without written permission from the owner.

. The apartment is for personal use only. The apartment is not to be used for professional or commercial activities of any kind. The guest shall use the premises only as a temporary residence and shall not engage illegal, dangerous nuisance or other activity that could embarrass the owner or cause the owner to receive complaints from other residents or building management.


. The guest and accompanying occupants agree to not make noise or otherwise disturb other tenants and agree to respect the rules common to the building. Should the guests ignore the rules of the building, they engage their sole responsibility.

. The owner shall not be responsible for any injury, loss or damage to tenant and guests or guest's belongings other than as a result of the owner gross negligence.

. The guest agrees that smoking is not allowed in the apartment.

. The guest agrees to be responsible for insuring his personal property.

. During reasonable hours, the owner shall have the right to enter the premises for necessary repairs, upon prior notice of the guest.

. The owner will not be held responsible for cuts in water, gas or electrical service, or theft or damages involving the guest’s personal effects. Nor will the owner be held responsible for neighborhood nuisances.


C - IMPORTANT RULES:

1) Smoking is strictly prohibited inside the apartment.

2) Only toilet paper should be flushed into the toilet bowl.
Baby wipes, condoms, tampons, Q-tips, cleaning wipes etc… are strictly prohibited.
These products will clogged and damage the toilets.
Thanks for following the rules posted in the bathroom.


D - RESERVATION, DAMAGE DEPOSIT AND PAYMENT OF BALANCE


1) The deposit is fully refundable within the day of departure:

a. If all debris, rubbish and discards will be removed from the apartment.

b. If no dishes will be left dirty.

c. If no damage is done to unit or its contents, beyond normal wear and tear.

d. If all keys are given back to the property manager the day of check out.

e. If all charges accrued during the stay are paid prior to departure.

f. If no linens are lost or damaged.

g. If the full balance of rent is due before check-in.

D- CANCELLATION


1. 100% refund of the reservation/damage deposit if the cancellation is made at least 30 days prior to check-in date. No refund of the reservation/damage deposit for cancellation within 30 days of check-in. Any adjustments of rental dates (if possible) must be made 45 days prior to check-in, otherwise no reservation/damage deposit is refunded.

2 – Early departure does not warrant any refund of rent or deposit.

3 - the payment for premises is refundable only where there is “force majeure” or written agreement between the owner and the tenant.

4 - Cancellation should be made by email; cancellations by phone are not admitted.

Emplacement superbe. Appartement très sympa et très agréable. On peut tout faire à pied et en transport en commun. Tous les commerces au pied de l'immeuble. Un séjour de rêve. Une très grande disponibilité et un bel accueil de Marc et Dany.

Schlecht organisierte Schlüsselübergabe: wir sollten 1 Stunde warten und viel (auch mit New York) telefonieren. Viertes und sehr (!!!!) höheres Stockwerk ohne Aufzug: Aufgabe nicht für die Leute mit schlechter Fitness Fernseher hat nicht funktioniert

Wow. I see you have really enjoyed your vacation at my place... You forgot to say you were 2 hours late for the check in, you refused to sign the agreement until the last minute. And the TV did not work? Not sure we are talking of the same place...

Nice apartment on a great location. On vacation from minute one to the end. The south-west facing balcony is ideal. At the other side of the road there are the terraces, so the good life in the city starts immediately when you are outdoors. Not only the old port on a short distance but also the old part of the city was just a nice walk far. The only thing we hadn't expected where the 106 steps to the 4th floor. We must have overlooked that in the info. The good thing abot this is that you get used to it after a few days. Summarizing; strongly recommended apartment.

Wonderful location in Marseille. One block from Au Vieux Port À Marseille with windows overlooking Cours Honoré D'éstienne D'orves. Close to Metro, Restaurants, Opéra de Marseille, and a short walk to Notre-Dame de la Garde. The accommodations are comfortable and clean (with great kitchen!). The host was quick to confirm and made everything from reservation confirmation to checkout easy and seamless. Will definitely stay again when in Marseille.

Marc was very helpful and responded quickly to any queries. A charming flat and comfortable beds in a wonderful position.

Phone and e-mail communication was very good. The host's agent arrived on time to let us in and hand us the keys. The location is extremely good - fantastic views of the port, and numerous restaurants nearby. The apartment is very spacious if a little bare - nowhere to hang coats for example, and not much furniture. The problems started in the bathroom; no toilet paper, and the toilet flooded and was unusable. That was a problem caused by the previous tenant but it took 2 full days to resolve. The apartment in general was clean but the shower was grubby and had broken fittings. It had clearly not been cleaned properly for some time. Our dealings with Marc have been very good but he lives in New York and we feel his agents are not really serving him well.
