Villa JEMMA is a modern 4 bedroom fully furnished house featuring two large lounge rooms with large screen TV in each, DVD player & iPod docking system, 2 car lock up garage & outdoor entertainment area. The house is very spacious making it well suited for families or extended corporate stays.

The house offers central heating and a separate dual zone air-conditioner in the lounge room only and accommodates 12 people with 10 beds - 2 queen beds, 4 single beds & 4 double sofa beds. We are also children friendly and provide a portable cot and high chair at no additional cost.

The large main bedroom includes an ensuite with separate shower while the main bathroom has a separate shower, bath tub and separate toilet.

The large modern kitchen is fully equipped with a stove, oven, grill, microwave, large fridge, modern dishwasher and modern cooking appliances. All plates, cutlery, crockery and glasses are provided.

Cook your meals 3 times a day and entertain as if you were in your own home. Save time and money on dining out or paying high prices charged normally in hotels and restaurants.

The large fully equipped laundry includes modern washing machine and dryer, iron and the ironing board.

Security and privacy is offered with a lock up 2 car garage and off street parking in a quiet family friendly neighbourhood.

The STANDARD rate advertised is based on a maximum of 4 people over a period of 7 days or more during off peak or non special event dates. Enquiries for accommodation less than 7 days or that fall during peak season or special events will be quoted based on availability & the number of guests requested.

The property is for accommodation purposes only, no functions, gatherings or events are to be held at anytime. The number of people at the property cannot exceed maximum capacity advertised. If you have questions regarding this, please confirm with Serviced Houses prior to booking.

A pre-authorised PROPERTY BOND of $500 is required on the day of check in. As there is no Management on site, Credit card details must be supplied for this purpose when requested. Provided there no additional charges fees have been incurred, the bond is released by your bank within five (5) business days following your stay. Deductions may be made for the repair or replacement of damaged, lost or stolen property; excessive cleaning fees and lost keys.


Cancellations made less than 30 days prior to arrival will forfeit the total monies paid.

Cancellation made 30 or more days prior to arrival will incur a minimum of 1 nights' accommodation cancellation fee to cover loss of booking income and administration.

Special Events or Peak Season bookings - Cancellation made less than 90 days prior to arrival will forfeit the total monies paid. Any cancellations made after 1 week of booking will incur a minimum of 1 nights' accommodation cancellation fee to cover loss of booking income and administration.

Our guests will have access to the entire property, including use of the secure garage, backyard, fully equipped laundry, kitchen etc.
For bookings of 7 days or longer a free access to a local Leisure Centre can be organized upon request. Please let us know during the booking process should you wish to have this available to you.

While we don't get to "meet and greet" many of our valued guest, we have several of our friendly assistants always available should you require help before or during your stay.
We can be reached via email or telephone during the day and, in an unlikely case of late night emergency, our after hours emergency team will be available to offer guidance and assistance.

SALTWATER COAST is 35 minutes drive to Melbourne CBD and is located near the SANCTUARY LAKES Greg Norman Golf course. Located within a 5 minute walk is the SALTWATER COAST Lifestyle Centre, parks with great walking tracks & Cafe.

Very big and spacious house. Fairly modern and clean. Pity we stayed during summer though and there was only a split aircon in living room so had to sleep with fans. But overall its good for stay during winter or cooler months.

I booked 13 Jemma Avenue for my family (12) to stay from overseas to celebrate my wedding. There were enough beds and sofa-beds to accommodate just as advertised. The house was quite clean, fully equipped and very spacious even with 12 people inside. I had no trouble communicating with the host and every time I called them they were very nice and easy to talk to and they provided plenty of and clear instructions prior check-in. I was quite happy they were okay to give us an early checkin as my family arrived around 1pm and the normal checkin time is 3pm, otherwise would be frustrating for such a big group with so much luggage to hang around (given the only desire for them is to have a place to rest after a long flight). The only trouble we had with the house was we couldn't open a couple of back bedrooms' windows but wasn't too much a concern. The other thing to mention was there was no WiFi provided in the house which I was aware of prior booking but it would still be a good idea for the host to consider for future customers because of the isolated-ish location. The provided 7-seat vehicle was definitely a bonus but it was a bit headache with regards to transportation as for such a short stay none of my family had valid licence to drive and the house was a bit far from the closest train station. My experience was for such a big group I would recommend to book for a location more central or close to the public transport, but for a small group this is a good place to stay with the provided vehicle, nice and quiet! And the other thing forgot to mention was that my family was quite happy they could stay together for the whole trip, so overall, we were very happy with the stay! Thank you for your hosting!

The house was very clean and worked beautifully for our situation. The neighborhood was quiet and a bit out of the way but we knew it was when we booked. There is a little shopping center with lots of restaurants and a Coles about 8 minutes down the street so it was easy access. The roads to get into the city are very congested though so this would not be an ideal place to stay if you needed to get into the city. There were no cleaning supplies at the house other than dish washing soap so that did make it difficult to wash up our dishes if we didn't have time to run the dishwasher. We ended up having to buy scrubbers at the store. There were no extra sheets in the house, so our guest sleeping on the pull out couch had to use the extra doonas for sheets but that wasn't a huge deal. I'm not sure if we were meant to communicate we would be needing one of the couches. There were also no extra towels in the house. Some of the girls normally use 2 when they shower and the fridge leaked a bit, so the extra towels would have been nice but they definitely did not ruin the trip. All in all the house was great and I would stay there again, but this time I would request a few extra towels, sheets, and bring some kitchen cleaning supplies.

We had the house set up for the number of guests you have indicated would be staying at the property. Unless told otherwise, we assume the Queen beds may be shared by our guests. Delivering extra linen certainly would not have been an issue should you have contacted us during your stay. The house was well set-up and everything just worked perfectly. I even locked the keys in the house, but they were able to get me thru that drama over the phone without any hassle. The "free" car was good, but we were quite surprised that it was plastered with advertising stickers and looked on the outside very much like a tradesman's vehicle - so much so that my kids nicked named it the "Sell-out mobile". Inside was beautiful - clean and comfortable I wasn't familiar with the KIA handbrake, but Sofia was extremely helpful and got me sorted very quickly. We were allowed to check in early, which we were very grateful for since we arrived on a red-eye at 8am. There was no Wi-Fi, but understand the area is yet to be serviced by any cable operators. Also mobile phone reception (on Vodafone) was poor - had to drive 1 km up the road to get good coverage for my conference calls - again no fault to Sofia & Neil. The only down side to our visit was we faced additional expenses for a bond on the house and insurance excess buy-out on the car that meant a refundable deposit of $500 for the house (on credit card) and $500 for the car (which we paid in cash) plus a $20/day insurance. However, getting the deposits refunded back has proved to be quite troublesome. The cash, which could be done instantaneously, took over 7 days to be refunded and the credit card refund has been a major screw up. It's nearly 2 weeks since we vacated (with no problem) and they have made a number of attempts to refund which till today leave us with $500 in limbo and a further SGD17 out of pocket due to exchange differences in the transactions they have used to try to release the money. So in all, our stay was super - really loved the house and they way it was set up - top notch. The car was great. But the back office financial true up left a bad taste.

We do think that we provide a very good value for the money while combining the car and the accommodation whenever possible and do like to let as many potential valued guests know about our offer. We apologise if our "Serviced Houses" Logo on the vehicle was an inconvenience during your stay. In regards to your comments re: the security bonds for the property and the vehicle, please note these are the standard procedures practised by most property owners and car rental companies worldwide. We have no control over the pre- authorization procedures of various banks and we do not release or hold the bonds as such. They are all held by the banks for us for approximately seven days after the dearture and then automatically reversed into your account. In your case, with the bank being an overseas one, we absolutely could not have done anything to help speed up the process of your security bond being returned sooner into your account. We have never had a guest left with the bond not returned by their banks, but we are aware that some banks have different procedures and time frames when it comes to this and we would advise that these are verified by our guests should they have any concerns.
