The apartment is quietly situated in a sheltered location, a very short distance up the road from the entrance to Warrior Square Gardens. It is up two short flights of stairs from the front door and has been decorated throughout in tranquil colours. It is kept warm and cosy in winter, with full modern gas-fired central heating. In summer, fans are supplied, although the apartment has the advantage that it is not subject to the full glare of the midday sun.

Dual Band WiFi throughout. It is fast enough for most applications, but will not support gaming, or several heavy usage gadgets simultaneously.

Living Area:
There is a very light and airy lounge / dining room, with high ceiling and a full height bay window giving sea views from the side of it. A large chaise sofa can convert into a double bed for up to two guests.

The oak dining table seats four people comfortably.

A modern kitchen with high ceiling, from which a small balcony can be accessed, is conveniently located off the living room and overlooks the Square, just above the Gardens.
Fold up chairs and a low level coffee table are provided so that you can soak up the afternoon sunshine from the balcony, whilst gazing diagonally across the Gardens and out to sea.
In the kitchen there is a good range of equipment, including fridge / freezer, microwave oven, washer/dryer, slow cooker, vegetable steamer and plenty of saucepans and a frying pan.

The high ceilinged double bedroom, which has ample storage space, boasts a super king size bed, which can be arranged as two separate singles if requested at time of booking.
There is also a hairdryer, steam iron and ironing board in here, plus a full length mirror inside the wardrobe door. All towels and linen are provided.

Children are welcome. A cot ( in the bedroom) and high chair can be provided for a baby up to three years of age, or a folding bed for an older child, all by request at time of booking. Children under two are free of charge unless the cot or highchair are requested, in which case they should be booked as an extra person. Aged two and older, they need to be booked as extra people.

The fully tiled bathroom has a rainfall shower over the bath and thermostatically controlled taps. There is an unlimited supply of hot water available.

Your Safety:
We have full holiday accommodation insurance, in addition to that offered by Airbnb.
The building is fitted throughout with a modern, dedicated, fire detection / alarm system and the apartment is also fitted with a Carbon Monoxide gas detector alarm, which are all subjected to a routine planned inspection and maintenance programme.
You are recommended to familiarise yourselves with the Fire Safety Procedures which are posted in the main entrance foyer to the building.
A comprehensive First Aid Kit is also located in the kitchen area.

A pretty and secluded communal garden is available for the use of guests.

The entire building, including the balcony, is strictly non - smoking for your comfort and safety.

Car Parking
There is free, 24/7 unrestricted on-street parking available, both in the Square and surrounding streets, so you will rarely be more than a minute or two walk from the apartment.

Cyclists who wish to bring bicycles are welcome to do so by arrangement. The storage area is under cover, but does involve some steps. You are recommended to use a cycle lock.

Beach Hut
We have a Traditional Beach Hut which guests are welcome to use if it is available. We ask for a daily contribution towards running costs. It is a 30 minute walk, or 5 to 10 minute car ride along the seafront, and is fully equipped for day use, with stove, kettle, crockery, glasses, deckchairs and much more. Please ask during your stay if you are interested.

Guests have exclusive use of the whole apartment during their stay and are given their own set of keys, as well as a key to the peaceful communal rear garden, so are completely free to come and go as they please.

I live with my husband, Tony, and Monty the Terrier, in another apartment in the building, and look forward with pleasure to personally greeting guests (during normal check in times of 2pm to 3pm), and helping them to get the most from their visit to this historical, interesting and slightly quirky seaside town, by being readily available for any queries or problems that may arise, whilst respecting their privacy.
If you wish to check in later than 3pm, or we are out of town, a simple key safe system is used, but we are still easily contactable by phone, text, e-mail or via the Airbnb posting.

Warrior Square was designed and built by the famous nineteenth century architect Decimus Burton, who also designed many of London's fashionable Squares. It is the largest garden square open to the sea in Europe and marks the Eastern boundary of St Leonards on Sea, which merges into busier, more commercialised Hastings at the bottom of the Square.
We are ten minutes walk to the west of the Pier, with the sea in view at the bottom of the road.
St Leonards is quietly reinventing itself, with new bars, cafes, restaurants and quirky shops and an independent cinema opening regularly, all within 5 to 10 minutes walk away. There is also a good range of shops for everyday needs.
The locals are a friendly bunch who support these businesses all year round, and are happy to chat if you feel so inclined.
The guide book section on Airbnb is worth a read before you arrive as it has lots of suggestions for where to eat, drink and things to do in Hastings and St Leonards during your visit.
You are sure to find plenty to appeal to you. We also keep a copy of the guide to the local area in the apartment, along with lots of leaflets and maps.
It always pays to check opening times as our slight eccentricity does extend to some odd opening hours sometimes.

For History and Architecture lovers, BURTON ST LEONARDS (10 mins walk), with it's air of faded Regency grandeur from a bygone era, much of which is now being renovated will appeal. Designed as a new town by the famous builder James Burton in early 19th century, it was popular amongst rich Victorians, including Queen Victoria herself, travelling from London for some fresh sea air.
Around St Leonards, Hastings town you will find a number of town guide information stations that clearly show the main shopping / eating areas and local points of interest.

All beaches are predominantly shingle, with wide areas of sand exposed at low tide. Outcrops of rock provide plenty of scope for rock pooling. See the guide for more information.

The apartment makes a good base for venturing a little further afield as there are lots of interesting places for a day out. Here are just a few suggestions:-

BATTLE ABBEY, with its 1066 Battle of Hastings connections is ten minutes train ride away, or twenty minutes by car.

Picturesque RYE can be reached by train or car in half an hour or so.

CAMBER, with its lovely beaches and sand dunes is about 45 mins by car.

BEXHILL , with the De La Warr Pavilion, and EASTBOURNE, with the Towner Art Gallery, Eastbourne Pier, and Theatres,are both easily reached by train within 30 mins, whilst BRIGHTON, with its Pavilion, is an hour away on the train. Allow a little longer by car

TUNBRIDGE WELLS, with its famous Pantiles, can be reached within 45 mins by train or an hour by car.

LONDON is reached by train in around 1 hour 40 minutes. Travel by car is possible but not recommended.

DOVER (Castle and White Cliffs Experience) , and CANTERBURY, are both around 1 hour 30 minutes drive away. Both can also be reached by train.

SOUTH DOWNS NATIONAL PARK is about 45 minutes by car.

NATIONAL TRUST Properties including Scotney Castle, Batemans, Bodiam Castle, Sissinghurst Castle amongst others, make a good day out by car.

HASTINGS AND ST LEONARDS are renowned for their events throughout the year, including:-

ST LEONARDS FROST FAIR in November as a build up to the Christmas festivities.

Public transport links are very good, with the mainline 'St Leonards Warrior Square' railway station only a five minute walk away. Trains go to either London Victoria via Gatwick Airport or to Charing Cross via Tunbridge Wells and London Bridge. Eastbourne, Bexhill, Lewes and Brighton are all easily reached without changing trains, as are Rye, Ashford, Battle, Tunbridge Wells and Canterbury. France, via Eurostar, can be reached with a change at Ashford International station.
Local buses run from the bottom of Warrior Square to all the major areas and local towns, as do many day and longer trips by coach. It is worth noting that buses go as far as Hastings Town Railway Station. The Stade and Old Town are a short walk further on. Discounted Dayrider tickets are available for unlimited daily travel within the Hastings and St Leonards-on-Sea towns.

This all means that a car is not necessary, (Day Trip suggestions requiring a car clearly state this) but there is plenty of free on street parking in the Square and surrounding roads, so you will rarely be parked more than a minute or two's walk away from the apartment.

Cyclists are well catered for, with a dedicated cycle track along the promenade and beyond to Bexhill-on-Sea. Cycle shops such as High Tides in Marine Court are on hand to mend them if necessary, or you can hire a bike if you don't want to bring your own.

Walking is a great option, with St Leonards shops and businesses only a five minute walk away, and Hastings Town a gentle 25 minute stroll along the lovely promenade past the famous pier. Allow a little longer to reach the Stade and Old Town Hastings.

Our apartment is on the boundary of Hastings and St Leonards , well placed to travel anywhere in the area. Maximum walk time to any of the main attractions 40 minutes. Please note that the apartment is NOT in Old Town and NOT directly on the busy main road along the seafront. If you want Night Clubs and Casinos, this is probably not the place for you.

Normal check in time is between 2pm and 3pm, when I can usually greet you personally. A later time is not a problem as long as I know in advance and can give you the key safe details.

This includes:-
WASHING AND DRYING UP. Putting things back where they were.
DISPOSING OF ALL RUBBISH in the communal bin on the street.

Recycling may be left in the apartment in the recycling bin.

Respect other residents in the building, especially as far as noise levels are concerned.

Keep all your belongings, including buggies, in the apartment.

We had a lovely time at David and Caroline's flat. It is spacious and light and we enjoyed exploring nearby St Leonards. There are some lovely restaurants and cafes very close to the flat and all the information we needed was left for us. Highly recommended!

Very comfortable accommodation, the bed was massive as well! Close to the seafront and St Leonard's had lots of wee hidden gems of cafes and restaurants. For breakfast head to Smith's on the seafront. Caroline was an excellent host full of us useful tips and information about the area as well. Would stay again if in the area.

This is a lovely, cosy apartment in Warrior Square which is a great base for exploring the seafront or venturing further afield. The flat is compact but the high ceilings and large windows mean the place is bright and airy. We could find everything we needed, from cafetières to local maps and really liked the personal touches like the guide to the surrounding area with restaurant recommendations and the Hastings card which can get you discounts in lots of cafes and shops. Couldn't recommend enough if you're looking for a peaceful retreat after a busy day at the penny slots :)

Carolines Apartment entspricht genau der Beschreibung, es ist mit allem ausgestattet, neu und modern eingerichtet, warm im Winter, mit komfortablen Betten und braubarem Wifi. Wir haben uns dort sehr wohl gefühlt und würden gerne wiederkommen. Das Apartment liegt zentral und trotzdem sehr ruhig in St.Leonhards und diente uns als Ausgangspunkt für lange Spaziergänge am Meer, zum Pier und hinüber nach Hastings. Nur wenige Minuten entfernt in der Norman Road sind neue Cafes und kleine nette Geschäfte. Viele Trödelläden sind in der Kings Road, wenn das Wetter mal nicht so gut ist. Auch für Ausflüge in die Umgebung ein idealer, ruhiger Standort. Danke nochmal an Caroline, unserer perfekten Gastgeberin.

I love living in St Leonards, and look forward to welcoming you to share our beautiful area. I prefer to give our guests space, but am always available if help or advice is needed, and I don't panic in a crisis!
Things I can't live without are my lovely hubby, Tony, our dog Monty, and all our lovely friends. If I can tear myself away from St Leonards, we love to travel with our touring caravan, both in this country and Europe, and to visit our daughter, Lou, son-in-law James and grandaughter Holly in London, or our son Adrian and daughter-in-law Kim. Spain is essential for part of the winter!
For my "significant birthday" recently, Tony had my first car, a 1963 Mark 1 Mini, restored to it's former glory. We now enjoy trips out in her, and also taking her to Classic Car Shows.
Other hobbies include walking, knitting, reading, gardening, swimming, cycling, finding things for our Beach Hut and anything else I get the chance to have a go at!
Life can change in a moment, so I try to see the good in everybody, everything and every day.
