Our spacious baby/toddler-friendly house is perfect for a large family or a group of extended family members or friends. Just two blocks from South Street in the Graduate Hospital/SW Center City neighborhood, it is a convenient home base for Philly.
Our townhouse is ideally located in Graduate Hospital/Southwest Center City steps to an array of neighborhood offerings and a 10 minute walk to Rittenhouse Square.
What we love most about our house is the wide-open first floor living space where all guests can gather together. The spacious living room has a large bay window, comfy oversized sofa with double-wide chaise lounge, flat screen cable TV (incl. HBO, Encore, and many free On-Demand options) with DVD player. Additional seating can be provided upon request, including moving a plush rocker with ottoman into the room. The living room transitions to the dining area with seating for 8. Beyond the dining room is an expansive well-equipped kitchen with granite countertops and bar seating for two. Glass doors in the kitchen overlook a beautiful patio with mature rose bushes, seating area, and natural gas grill connected to the gas line.
The second floor has two generously sized bedrooms, a hall bathroom with tub/shower combo, and a laundry room with sink, washing machine, and dryer (along with detergent, stain remover, and dryer sheets). The second floor rear bedroom is light-filled with high ceilings, a queen size deluxe Serta "never flat" airbed that adjusts the optimal inflation as you sleep, and a full size sofa with chaise - perfect for guests who'd like to relax away from the action. The second floor front bedroom has a decadent king size bed and a desk for any work you might need to do.
The third floor has two generously sized bedrooms and a hall bathroom with a walk-in shower. The third floor front bedroom has a new California king bed. The third floor rear bedroom is the kids' room with a twin mattress on the floor and a standard crib (the crib mattress can also be placed on the floor for a toddler bed).
Guests will have access to the entire house and private patio, except for the basement and one closet.

Graduate Hospital is a vibrant neighborhood of mostly single-family row homes anchored by South Street as the commercial hub. Our house is ideally located two blocks from South Street amenities and other neighborhood gems and an easy 10 minute walk to Rittenhouse Square where dining, shopping, nightlife, and other activities abound. The recommendations below are for the surrounding blocks only. If you'd like to branch out, there are many other options in Rittenhouse Square and South Street east of 18th Street, all within a 10-15 minute walk.
Stocking the house: 2 blocks to CVS Pharmacy, South Square Market grocery store, and Omega Pizza (for beer; skip the pizza); 3 blocks to wine & spirits store. *For higher quality and lower prices, Trader Joe's at 22nd & Market or Whole Foods and Super Fresh across from each other at 10th & South St. are better grocery stores, but they are further away.
Food & Drink: 1.5 blocks to Ultimo Coffee; 2 blocks to Side Car Bar & Grill (terrific beer list and food - there's something here for everyone and it's family-friendly in the early evening), Ants Pants Cafe (breakfast, sandwiches, byo dinner; dine-in or takeout), Igloo frozen yogurt, Rita's (Philly famous water ice and frozen custard desserts); 3 blocks to Honey's Sit 'n Eat (known for breakfast/brunch; also good affordable lunch and byo dinner), Ten Stone bar and grill; 4 blocks to Tria Fitler Square (newest iteration of an established wine & beer cafewith delicious seasonal entrees and small plates with nice sidewalk dining overlooking Fitler Square Park).
Delivery: Kermit's (Pizza, salads, baked goods); Lazarro's (pizza, cheesesteaks); Randazzo (pizza); Indian Restaurant (yes, that's the name); Circles Thai Cuisine.
-1.5 blocks: Catherine St. Pocket Park - let toddlers get the wiggles out, nothing of interest for kids older than 3.
-2 blocks: South Square Triangle - unwind with Igloo or Rita's frozen treats at the tables in this tiny community triangle.
-4 blocks: Fitler Square - shady neighborhood favorite for all ages, kids-adult. No playground equipment, but kids love riding scooters, drawing with chalk, and sitting on the turtle statues.
-8 min. walk: Markward Playground and Schuylkill River Park - playground, basketball court, dog park, community garden, expansive field for picnicking and playing, and access to the Schuylkill River Trail for biking, running, walking, or a longer but more scenic route to the Art Museum area.

Parking: Our block limits non-residents to 2 hour parking between 8am-6pm. Unlimited non-residential parking is available on several streets nearby, including on 22nd and 23rd Streets (read signs carefully). Paid parking is limited in our neighborhood. There are a few garages and lots a 5-10 minute walk away.

We're baby/toddler friendly! In addition to the crib/crib mattress in a third floor bedroom, we have many baby/toddler items that you can use with advance notice, otherwise they will be stored away for the convenience of guests without small children: standard Pack'n Play (sleeps child 0-2 or 3 yrs); Travel Lite Pack'n Play (sleeps infant 0-6 mos.); two high chairs (both can also be used as booster seats without the tray); stroller with rain cover; toys & books; 36 sq. ft. play mat; Bobby pillow; baby proofing (stair gates, cabinet locks, outlet covers); infant tub; toddler table with chair and two stools; potty seat and potty chair. Although this does not lessen your responsibility to supervise your children, be assured that everything in this house has survived our daughter - it's not one of those houses where you have to worry that they'll damage an antique in the blink of an eye.
*The 9 guest limit applies to guests ages 5 and up. Additional guests under age 5 are permitted. Please note that the beds accommodate only 7 adults, but there are two lengthy sofas that can used for sleeping if your party includes additional guests over age 5.
Please treat our house as you would if you were guests in a friend's house. That is, make yourselves comfortable, but please treat our house and furnishings with care and respect and leave the home as you would if you'd like to be invited back. You will be held financially responsible for damage to our house, furnishings, and belongings and items that you remove from the home that are not returned.

We're a couple in our thirties who have called Philadelphia home for ten years. I'm a northern California native and Mike was born and raised in Kansas City, Missouri. We love living, working, and raising our 1.5 year-old daughter in the city and our neighborhood - particularly because although we own a car, hardly anything we could imagine doing is more than a 15 minute walk. Our extended families and many friends are scattered across the United States, so we frequently travel to visit them or explore new locations with them. A few years ago we started staying in Airbnb and other home rentals instead of hotels. From providing a place where our extended families and friends could stay and visit together, to making travel with a baby much easier, to getting a more local and comfortable experience, we couldn't be happier with our experience staying in others' homes.
