The Alcove at Luray is a beautiful retreat for large families, and groups. The large home is on 6 acres of land, has 4 fire pits, 2 grills, and lots of open land. The home also features a large wrap around deck with magnificent 360 degree views and a screened front porch. They are both great for enjoying the stunning morning sunrise.

Regole della casa

1. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

2.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

3.Keep the property and all furnishings in good order

4.Only use appliances for their intended uses

5.PETS are permitted only with prior approval and the Pet Addendum must be completed.

PARKING – Parking is limited to __6_____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

7.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

8. Water and Septic: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to _$7,500.00____________. SEE (10) for details

9.Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

10. Plumbing: Caution/Notice:
-It is of the utmost priority to observe water consumption and disposal.
-Please minimize and conserve property relies only on well water.
-One or two Signs are posted near all plumbing fixtures for more directions...please read.
-Guests must allow time between showers so that hot water can be available for everyone.
-ABSOLUTELY NO food garbage whatsoever can be disposed in any sink, drain, or toilet.
-ABSOLUTELY DO NOT DISPOSE OF: (Toilets / Showers / Sinks )
Paper towel * Wipes * Feminine/ masculine products * Garbage / food products * Hair * Chemicals / paint /oil * Kitty litter * Cigarette buds etc…
-Freshwater bidet: * For your personal hygiene * Turn switch on gradually to suit your comfort while sitting on toilet seat * Do not tamper with while not in use to avoid flooding * Oversee children use.

11. Wildlife:
-Constant wildlife alertness and awareness: Animals below are occasionally spotted on property grounds, such as…
-Bears, deer, foxes, coyotes, snakes, groundhogs, possums, beavers, raccoons, rabbits, mice, rats, insects, etc…
-Wander outdoors at your own risk and supervise children.
Contact local emergencies, should you need any medical assistance.
-Insect awareness: Our area carries an abundance of fly’s, stink bugs, and such.

12. Outdoors: barbecuing, fires, sports, and activities:
-Outdoors… Caution:
High voltage fence in rear of property, do not touch or underestimate. Supervise children and pets at all times when outdoors.
-Small outdoor fires in designated areas can be permitted by responsible adults only. Proper extinguishing when done. Safe distances in designating areas only. Please ask for directions. Firewood on property can be sold at $5 a bundle.

13. Hunting and Shooting:
-No shooting or hunting is allowed.
-Violators will be held responsible by local law enforcement.
-Consult with Owner for possible nearby areas for legal shooting and hunting.

14. Alcohol and Smoking:
-Smoking outdoors only and porch areas
-Alcohol can be used on occasions, moderately and attentively, and not to be used to cause rowdy and disturbing atmosphere.
-Dispose of all cigarette butts and empty alcohol cans properly.

15. Safe entrance and exiting of driveway:
-Please make sure steel gate is wide open and resting in place upon entering and exiting. Be alert of all oncoming traffic.

16. Emergencies and Exits:
-Fire Safety: No lighting of candles

17. Energy conservation:
-Please turn off all lights and ceiling fans when not in use.

18. Home Guidelines & Info:
-All entrance doors are equipped with closers so property can stay safe from critters, rodents, and bugs. Please make sure to have the patio doors and/ or screens closed while entering and exiting.
-Guided use of kitchen: Please use all safety practices with kitchen appliances and guided use can be provided.
-Four Towels are provided in each bathroom. Guests are to hang and reuse towels during their stay or provide your own towels.
-Please take all main meals to dining room table to avoid staining, spillage, in bedrooms & carpets and excess charges on such damages. Vacuums and brooms are available.
-Pellet heater not to be used except when informing owners. They are shut down for the season.
-Guests are responsible for any property damages, missing, or misplaced property.
-Please keep all personal and valuables secure. Guests are solely responsible for their own valuables.
-Upon departure, please remember to double and triple check your belongings and valuables such as, jewelry, phones, laptops, chargers, or any discreet items
-Music and Speakers can be used outdoors and indoors, as long as it does not interfere with comfort of others. 2 Bose speakers are in main living room.
-Some paper goods/ tissues / cleaning products are available; You are responsible to shop for and replenish additional paper products, soaps, and shampoos. (Walmart and other stores are within 1-2 mile distance)
-Pets are not allowed in the home ((ONLY OUTSIDE or AS AGREED WITH BY OWNER))

19. Cleaning and Sanitation:
-Trash cans are available in every room. All garbage should be collected upon departure and constantly collected when needed, replaced with new liners. Once collected, all trash can be dumped in dumpster by garage side.
-At checkout home is expected to be cleaned to the same move in condition, and to be free from all trash.
-Please understand that we expect to have the property delivered back to us in the condition that it was handed over

20. Ventilation and Air Condition:
-Windows can be opened if extra ventilation is needed and AC is not running. Screens must be left in place and fans and other hand held space fans are available for comfort.

This place is a treat. Can hold a huge group (we had 24), but has enough space so we didn't feel like we were too many. Easy access to grocery store, Shenandoah, and attractions. Jane is great!

Great place for a large group to stay! Lots of room, comfortable, even unique (in a good way), and the host is very responsive. Would readily recommend, especially for parties looking for a good spot in Luray and needing about 8 bedrooms.

The Alcove at Luray was the perfect spot for our group! I was organizing a large group of 22, and was pleased to find that everyone had a bed to sleep in. There are many comfortable common areas that fit a large group, including a living room, rec room and screened in porch. Between the large kitchen and the ample grill set-ups, we were easily able to prepare enough food for everyone. There are multiple refrigerators which was really nice! We were also appreciative of the generous amount of yard space - the house felt nice and secluded. The house is very well equipped with linens, towels and kitchen stuff. Only thing I would note is not to forget to bring water, as you can't drink it out of the tap. That said, the Walmart is only 5 minutes up the street! Jane was amazing to work with, from her fast communication to her friendly and patient tour when we arrived. We couldn't be happier with the overall experience, and already look forward to booking the Alcove for our next trip!

The Alcove was the perfect place for a family gathering of folks traveling from CA, MA, PA, GA, VA, and NJ! There was plenty of room inside and out. Great porch, deck and yard space for relaxing and active playing, and we enjoyed sitting around the fire pit each night looking at the amazing stars and toasting marshmallows ! Good kitchen cooking space and plenty of refrigerator space which is not easy for 20 people in the summer. Great location with easy driving access to hiking, mountain biking, and river activities!

What a great spot! We were in Luray for a wedding and needed a space for lots of family to stay. What a perfect place. Close to town, Walmart, a winery... The house was clean. The kitchen had everything we needed to cook with! Jane was awesome with quick responses and accurate descriptions! Thank you!!!

Jane your warm welcome was the best. You have responded to all our queries irrespective of time. Please continue to do so. After driving 6 hrs if you get this type of treatment people tend to feel value for money.
