FOXTEL IN THE MAIN LIVING AREA
this is a fantastic family friendly holiday home that is suitable for 4 to 5 families or small groups.

With easy open plan living, the main living area is lovely and sunny and has timber polished boards, split system heating and cooling, a HUGE modular lounge, a BIG 60? flat screen TV and a DVD player. Some DVD's are also provided.
There is a central dining table with seating for 12 plus an extendable table, so there will be seating for everyone at the dining table. The kitchen is modern and well equipped with ample crockery and cutlery for up to 25 guests. There is an electric oven and gas cook top, a microwave oven and a dishwasher
.
Everything has been considered. There is a huge double door fridge/freezer and plenty of platters and salad bowls for alfresco dining on the deck. The deck is accessed by sliding doors off the lounge. The backyard is fully fenced and private. There is an outdoor setting and a gas BBQ that is perfect for Summer BBQ's. There is also a small grassy area for the kids to play and an outdoor shower for rinsing off sand after the beach.
There are 4 Queen bedrooms all with ceiling fans and 2 bedrooms that each have 2 sets of bunk beds 2 x double 2 single. Both bunk rooms have a wall mounted flat screen TV for the kids. There are 3 bathrooms. The main bathroom has a bath and a shower. The laundry is well equipped with washing machine, dryer, iron and ironing board. This house has everything you will need for a family summer holiday, weekend away or track events.
There is ample off street parking and plenty of room for a boat.

The garage has been converted into a games room with a split system, sofas, TV and a pool table that doubles as a dining table.
This really is a fantastic affordable family getaway.

1. Please relax, unwind and enjoy your holiday.
2. Please call Donna on (phone number hidden) if you discover any issues within the first hour of check in so they can be checked and rectified if necessary.
3. Please This property is‘non-smoking’ properties. If there has been smoking in a “non-smoking room” you will incur a cleaning surcharge being added to your account.
4. Please switch lights, air con, fans or heating OFF when not occupying the premises.
5. If you have additional guests who wish to stay please let us know as the number of guests should not exceed the number stated on the booking confirmation or subsequently agreed in writing or email. Fees will apply for excess guests not agreed in advance and for the use of additional bedrooms.
6. Please note we do not accept events or parties. Any disturbance to neighbours, including excessive noise, offensive and/or unruly behaviour, is prohibited and may result in termination of rental and loss of bond.
7. Guests are expected to behave in a manner, which is conducive to the safety, comfort and convenience of other guests within the property, including its car park and grounds.
Only guests advised in the booking agreement are allowed on premises. Additional visitors by arrangement only
8. Please let us know if there are any breakages or items you notice that need repair. Even if it’s a glass we would appreciate you letting us know so that we can replace it for the next guests.
9. Checkout time is strictly 10:00am, unless prior arrangements have been made. If you would like to check out later or stay another night please call Donna on (phone number hidden). Please ensure that all garbage is taken out and if you are there on bin collection day please put the bins out as we would greatly appreciate it.
11. Please wash and put away any dishes etc in the kitchen.

13. Please ensure the keys that you used during your stay are left inside in the appropriate place.
14. Please lock all windows and doors when departing.
15. Please ensure that the keys from the key safe are returned after locking the door on your departure.
16. Any breach of our Terms and Conditions permits us to refuse the key, or immediately terminate the occupancy with forfeiture of your rent. This includes any act or omission, which in the opinion of the owners, adversely effects or brings discredit upon the business, owner or other guests.

the property was modern, very spacious and accommodated us, being 10 adults and 10 children , without any problem. Done was easy and punctual to communicate wth.

Fabulous house, spacious rooms, great for family holidays or getaways. Decore is fresh & inviting, great outdoor area & back room with pool table was a great hit with the teenagers. Our stay was in December & it was a beautiful touch to walk into the lounge room & see a Christmas Tree. We stayed here for my inlaws 50th Wedding anniversary, 7 Adults & 7 Teenagers, there was never a time that we felt we were on top of each other, so much room. Communication with Mark & Donna was fantastic, will definately be referring friends & family to stay at this residents.
