Peaceful 3rd floor apartment in quiet residential street situated in the vibrant Leith area of the city. No lift.
Kitchen:
small but functional includes: gas hob,electric oven,microwave,fridge/freezer, washing machine,kettle,cups,plates,cutlery etc.
Living room:
sofabed,flat screen tv with Amazon Fire TV service & HDMI links, radio, gas fire, blackout blind, small dressing room/storage area for luggage.
Bathroom: electric shower,basin & toilet. Lights automatically turn off after 45mins. If this happens please switch off bathroom light wait 10 mins then switch on again.
Bedroom: double bed, blackout blinds, overlooks communal gardens to the rear of the property.

You can use the whole place except cupboards in the hall which store maintenance equipment.
There is a shared communal garden that you can use for barbeque's etc

I will not always be available to welcome guests. If you have any specific requests I will try to arrange before your arrival.

Supermarket 2 mins walk and numerous independent retailers/boutique stores, international food stores,cafes and bars nearby.
Leith Links, an expansive open greenspace home to Edinburgh Mela Festival, hosts regular circus events, travelling shows and local sporting events 2 mins walk.
Leith's shore area situated on the banks of the Water of Leith is home to a number of Michelin starred restaurants, Ocean Terminal shopping mall & The Royal Yacht Britannia all close by.

Property close to numerous bus routes that will take you anywhere in the city. Including direct service from airport on no.35 bus.
Free on street parking available.

30 minute walk to Royal Mile.

The apartment uses LED lighting throughout and on demand hot water systems to minimise energy use and carbon footprint. To help with this please conserve energy by putting off all appliances when not in use. The bathroom lights will automatically turn off after 45mins to conserve energy. If this happens turn off light switch, wait 10 mins before turning on again so please ensure bathroom lights are always switched off when not in use.

O apto fica em um bairro tranquilo e silencioso, próximo a transporte público, muito fácil de chegar ao centro e pontos turísticos. Também bem próximo ao Tesco supermercados. O apto tem bom custo benefício mas estava um pouco sujo na cozinha e no banheiro, parecia não ter sido usado nos últimos meses.

Louise made us extremely welcome, she was lovely to deal with and gave clear instructions for arrival, she also left a lovely welcoming surprise for us on arrival as she was aware it was my birthday :) I would definitely stay here again, apartment was spotless and had everything you need. Location was great with a bus stop just around the corner that brought you straight from the airport or into town and also shops less than 5mins walk for any essentials. Highly recommend staying here.

Louise was a great host and the place was immaculate. It is a large and airy apartment in a quiet area close to the centre. I would definitely recommend.

Great flat, really spacious and immaculately cleaned. Very comfy. Robin was very helpful on arrival and lots of nice cafes/ bars nearby around Leith. Thank you for a lovely stay!

Great stay for the Fringe. The flat is in a fantastic area for cafes, bars etc and is a really easy walk into town (with buses as well, if needed)' but weather was good when we were there so 15 min walk was fine). Heading out towards harbour also worth it! Flat is really clean, comfortable and on a quiet street. We didn't cook but you everything you need is there. Rooms are big and bright, bathroom is immaculate and brand new. Above all, Louise gives a warm welcome and is vey keen that we had a great stay in her city: mission accomplished for us! Thanks very much.
