Its an excellent base for staying within Edinburgh. Beautiful main door flat consists of everything you would require to enjoy a holiday apartment. Located in the North East of the city centre, you will be able to enjoy not only the sights of Edinburgh, but if you just fancy a cosy night in you will be able to relax in comfort. All major city centre attractions are within easy reach consisting of Michelin Star restaurants, shopping centres, Royal Yacht Britannia and Princes Street for all your shopping needs. During the festival you are in easy reach of all the key venues including the Playhouse, Pleasance, Bristo Square, Royal Mile and the infamous Spiegel Tent.

This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.

You will receive an email confirming your booking, this then forms a contract of booking.

You are not permitted to sub-let the property (or any part of the property).

You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.

You agree to pay to cover any loss or damage caused, please see Security Deposit details below. At all times, the property must be kept in a clean and tidy condition. We may charge you for any unreasonable amount of cleaning required after your stay.

You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.

It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.

The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking. Only those persons whose name appears on the Booking Form may use the property. The substitution of persons during the rental period is forbidden unless previously agreed in writing..

The cost of any damage to the property or to any items in and/or at the property caused or any service charges incurred by you or any member of your party will be deducted by us from the security deposit at the end of your stay. If no deductions are required your security deposit will be refunded in full to you within 7 working days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required immediately on request.

Annette è stata molto accogliente e disponibile. L'appartamento è molto gradevole, comodo per raggiungere il centro e il Royal Britannia Yacht con i mezzi pubblici. Una buona soluzione per la visita di Edimburgo.

We really enjoyed our weekend here. Great flat, everything you need, good location - a short walk to all the Leith amenities and very handy for buses to the centre. Definitely recommended.

We were made most welcome, charming hostess, and gave us very good guidance about reaching the city attractions, mainly the Fringe. Very helpful to have free parking right outside the apartment. The apartment is spacious and light, very comfortable.

Good apartment, perfect up to 4 people. Bus straight from the airport so perfect for arriving and leaving, and althoug is not just by the city center there are frequent buses to take you there (10 mins). It's a quiet neighborhood, and There is a Tesco down the street, so perfect for families. Annette was really kind with us, and she even left a few toys for our son, that really helped.

Annette was a very kind host and answered all our questions before the journey and when we met. The flat is close to the center, the harbour and Portobello beach. Leith Walk is close nearby and a nice neighbourhood with restaurants etc. The bus from the airport stops almost next to the flat.

Annette is a very attentive and welcoming host. The flat is very spacious and comfortable. There is a 20-30 min walk to the city centre so we usually took the bus (there is a bus stop just outside the flat with buses to the Royal Mile and Princess Street). The neighbourhood is nice and there is a Tesco really close, which is very convenient. I would recommend this place!

I am currently a devoted wife and mother of 2 lovely little boys. At the moment I am enjoying maternity leave and getting used to having 2 little menaces to look after.

I am married to a professional cyclist, and enjoy an active lifestyle myself of cycling, yoga and running. I enjoy travelling and watching my husband race all over the country. On our down time we enjoy spending time as a family entertaining the boys and watching a good movie. My ambition is to travel more and run a marathon.

As a host I would say I am very relaxed and efficient. All I ask is that you take care of our beautiful flat.
