Our mid-century modern house is conveniently located 5 minutes from downtown, a couple minutes to the U.T. campus, and walking distance to several bars, restaurants, and public transit. Enjoy our all-glass living room surrounded by 15 ft. tall bamboo and relax on our roof-top deck.
This is a lovely two-story guest house (1200 sqft) with a secure (locked) private entrance surrounded by an 8 ft privacy fence that is walking distance to all restaurants on Manor Rd., bus-stop, and the light-rail station on MLK blvd (only one stop before downtown stop). Ride share services to downtown average 6 to 9 dollars (we are less than a mile to the east-side of downtown and 1.5 miles from the west-side). We are convenient to SXSW events, a few blocks from the UT football stadium, and we're on the way to Formula One since we are east of downtown. We live in the front part of the property (not fenced) in a house on the same property as the guest house--the property is very large at 9,000 sqft. The guest house is in the back with its own entrance and shaded parking space. We are a licensed (# 916167) short-term rental with the city of Austin. We are LGBTQ friendly.
Upstairs : There is one bedroom with a queen bed, balcony, two side-tables, LCD screen TV, I-pod alarm clcok, and a closet (with shelves and iron/ironing board). The bathroom is next to the bedroom--it has a large walk-in rain shower. There is also a very large balcony upstairs for lounging among the trees.
Downstairs : there is a large studio (NO DOOR) with a comfy full-size pull-out couch ( high-end foam mattress provided for extra comfort) that is basically a large second bedroom; a full kitchen; and large living area with one couch that can fit one person (if the full size bed in the studio is not an option for 2 people).
PLEASE NOTE: This is technically a two bedroom, but the downstairs bedroom is more like a studio as there IS NOT A DOOR, though it is separate from the living area and the bed is privately hidden around the corner. You can hear what is going on in the living room and kitchen though.
PETS (PLEASE READ BEFORE BOOKING) - Please inquire about a pet(s) you would like to bring BEFORE BOOKING - dogs are usually allowed (we usually don't allow more than 2 though) but not always cats given how expensive some of the furniture is and cats have scratched our furniture in the past. Also, we prefer that your dog(s) get along with other dogs (ours share the yard and have a dog-door) unless it is a small dog that won't really be in the yard much at all. There is a 25.00 pet fee for each pet that is added to your bill.
Amenities: Wi-fi, blue-tooth portable speaker, I-pod alarm radio, central air/heat, full kitchen with stainless steel appliances, parking space in drive-way, private 8 ft. fence, towels, shampoo/conditioner/soap, coffee, and a wood-burning fire-place. We also have 2 LCD screen TVs with Roku, Sling TV (streaming service that has over 60 popular channels like AMC, FX, History Channel, National Geographic, Comedy Central, CNN, IFC, Travel Channel, FOX, ESPN, HGTV, TBS, TNT, Food network, etc., plus we have Amazon, Netflix, and HBO. THERE IS NO CABLE so please ask if you want to know if we have a certain channel you like that is not listed above. There are several restaurants and coffee shops less than 2 blocks away (El Chilito, Salty Sow, East Side Cafe, Unit D Pizza, Mi Madres, Haymaker, School House Pub, Hoovers, Thunderbird Coffee, Bennu Coffee, Ingredients, Butterfly Bar, and more. The Rail Station is about a ten minute walk and the bus-stop is only two blocks away at the end of Maple Ave.
Recycling/composting and using organic products is important to us. We do not wash our sheets with fragrance or fabric softner and most of our cleaning products are organic.
I will answer all your questions in a prompt manner to ensure you arrive with no problems and will work hard to make sure your stay is enjoyable and comfortable.
During your stay:
Unless you need assistance or have questions (I am always available via phone if not home for questions), we try to stay out of the way other than the occasional appearance of our friendly dogs (unless you do not like dogs, which means you probably shouldn't stay here) and you might run into us coming and going at the same time as you perhaps to our cars. We like our guests to initiate how much they want our help so please don't be shy should you need anything or want to have a chat or ask us for tips on all things Austin.

*there is a two night minimum for all stays and 75.00 cleaning fee for all stays (this is exactly what we pay the house keeper). We also charge 20.00 per night for each person over two people.
*check-in is 3:00/check-out is noon, but times are negotiable depending on availability. If we have someone checking in the same day you are chekcing out we must have the 3 hour window for the housekeeper to clean and wash all linens so please respect the times.
EXTENDED STAYS - If you are staying longer than 3 days, we will work out how often you will need new linens per your request. If you want to do laundry you have the option of using the laundry room as you like for 25.00 per week or 3.00 per load (honor system). There is no cleaning service during your stay, but there are supplies for you to use. We can arrange a cleaning service for you if you like.
In addition to the guesthouse and drive-way, you have access to the entire backyard and all tables, chairs, etc. that are available. The laundry room is only available to extended stay guests unless you request it.

As much as needed. We are always available to answer questions or help with something that is needed, but we like to give guests their space unless they need us for any reason or want tips on anything to see, do, or eat in Austin.

I moved a way a few times, but always found my way back to Austin - this city is hard to beat for food, weather, and fun. My husband and I both love to travel and prefer to stay in boutique hotels or guest houses when we do, so we decided to offer up our guest house for people traveling to Austin that want a similar experience. I worked in the Mental Health field for 20 years (used to work in the music industry, too) but have a love for design and architecture - I designed the outside and inside of the guest house myself. In addition to traveling, my husband and I love food and music--Austin is great for both!
