Living space has comfy seating & divano, a stone fire place with stufa, antique beans, old tiles and large balcony with sun loungers, BBQ, & dining area. Both ensuite baths have drop showers and old English fittings, bidets, 1 claw foot tub. Beds are proper Matrimoniale & Queen mattresses vs 2 singles pushed together. Armoires, chest of drawers. Space for baby cot & single bed.
Family of travelers sharing our dream 'Casa Colonica' near Lago Trasimeno, halfway between Rome & Florence, on the Tuscan Umbrian border. Huge fresh bright 1st floor apartment, traditionally restored with ancient beams, original doors & terra-cotta floors, & brick arches. Two en-suite bedrooms - one with King, one with Queen bed. Bathrooms fitted in elegantly, both with drop showers, one with claw-foot bath as well. Full kitchen, washing machine, Wireless, TV (only for videos), fireplace in winter, mosquito nets and ceiling fans in summer. Large private deck - great for sunsets, BBQs, sunbathing; rambling olive grove, ground floor portico with Indonesian daybeds; shaded back field - lots of outdoor space to enjoy. Cats & huge dog as well. A lovely, quiet escape to write, unwind, hike or cycle, go by ferry to Trasimeno's islands, relax on the lakefront, or stroll the many adorable ancient hilltop towns.
We are a km in either direction from two small villages (bar for morning cappucino or evening aperativo), small grocery store, and tennis court, and 10 km from both the Etruscan hilltop town of Chiusi, in Tuscany and Castiglione del Lago in Umbria with lakefront beaches, bars, restaurants, and a fortress that is the most famous in Italy. Transportation is almost nonexistent bar the train stations, so we've had guests without transport whom I drop off in the am and pick up in the evening in the towns closest to us.
The joy of this region is experiencing the stunning drives through the Umbrian 'Montefalco' wine region (near Perugia and Assisi) in one direction, and the Crete Senese region of Tuscany with Pienza as the center in the other, so a car really is beneficial. Even if soaking in the thermal pools, or strolling through hilltop towns like Cortona & Montepulciano, & visiting hidden Abbeys like Monte Olivieti is more your thing, we are dead center to many of the gems that the two provinces of Umbria and Tuscany have to offer.

The house, while restored, is old. 500 years old. Things are delicate - chains on toilets need to be pulled gently, ancient doors bolted properly, boilers reset now and again. Our couches aren't sealed; our floors aren't polished, so we only eat in the kitchen or on the balcony & are looking for similarly considerate guests so that the apartment maintains its fresh natural charm. If you appreciate a simple uncluttered ambiance (and share our hatred of plastic shower curtains and overly lacquered modern floor tiles!) our home is for you. However, If you need a place to bang and crash around or eat Nutella in bed or couldn't really give a toss about understated elegance maybe a place that can withstand the wear and tear might be better suited for you. No smokers please. And if you like cats and our big German Shepherds, all the better. Thank you for reading!

Dependent on guests. Some like their solitude and are very independent and are given that respect. Others love an evening chat over a glass of wine and a map, planning their drive for the following day. I love plotting itineraries with my guests depending on their preferences whilst on holiday, but totally respect those who've chosen this space for privacy and autonomy,
The nomadic Yank met the workaholic Brit in China, courted throughout Asia, married in Bali, made a family in Hong Kong, jumped from Bangkok, Tokyo, HK & Sing, quit & traveled Africa & South America, (and worked some more, let's be realistic), sat on a beach at the earth's end and found out they weren't keen to live in each other's home countries, played 'where would you want to live if you could never go home?,' narrowed it to two, spent a month house hunting in each, chose Italy, restored a grand old property, made it their permanent home, are blessed to have friends from far and wide swinging by all the time.
