We refurbished a two-story house and a guest house on the same property of 280 sq.m that our family has lived since 1928. WASHITSU is upstairs of the main house and HANARE is a guest house which is in the back yard. The house is located about 8 minutes walk from JR Kyoto station.

Before booking, please read our entire description carefully to see if the space is a good fit for your needs.

We have HANARE and WASHITSU on the same property. Kitchen, Dining room, Bathroom on the first of the main house and the garden are SHARE SPACE. See the house map.

WASHITSU (about 58 s.q. m) on the second floor for 6 guests maximum: It is combined tree rooms, two tatami bed rooms (bed room 1 & 2) and a wooden floor room with a toilet. We refurbished a toilet, wooden floor and changed tatami mats. Some part of the room stays as an original since 1928.

-AC for heating/cooling in each tatami room

Share Kitchen, Dining room, Bathroom on the first of the main house and the garden with other guests who stay in HANARE which is backyard of the garden. We clean share space and work on the garden in daytime.

★Dining room has a large balcony facing to the garden.

We meet when our guests arrive and leave the house. We usually stay at FREEK which is the next to our house's entrance from 10 am to 5 pm, so you are always welcome to meet us there. We can advise you for sightseeing, the best place to eat out, shopping etc. We can also talk about music!

Shopping:
5 to 10 minutes to walk to Yodobashi, Bigcamera, department store and shopping malls.

Sightseeing:
Temples such as Nishi Honganji, Higashi Honganji, Toji and Aquarium, Umekoji park, Shoseien are walk distance.

Location:
8 to 10 minutes from JR (Shinkansen) Kyoto station and subway, 15 minutes from Keihan Shichjo (nanajo) station. There are lots of buses departures to all sorts of places in front of the Kyoto station.

-WASHITSU is NOT an entire house.
-We ask for the guests to have an authorized ID.
-We ask for photocopy of guests' passports as Japanese law.
-We only accept the guests who arrive at our house on the first day (arrival day) NOT later than 10:00 p.m.
- Let us know your children's age including babies in advance.
- No charge for a baby under 12 months (1 year old).

-Let us know member of your guest.
-We meet the guests on the arrival day and give the house key directly.
-We take passport copy for all of the guests by Japanese law.

Haruo e Kazuko sono persone meravigliose. La casa è in una posizione perfetta, tranquilla ma a due passi dalla stazione e il nostro appartamento era ancora più bello e accogliente di come appare nelle foto! È stata un'esperienza fantastica avere la possibilità di abitare in una casa antica che la famiglia kobayashi mantiene con amore e cura. Kazuko è stata una Host deliziosa con noi e i nostri bambini, grazie! Haruo and Kazuko are Wonderfull people, the house is in a fantastico position, quiet but really in a walking distance from the station. Our apartment was even better than it is shown in the pictures and it was a privilege to stay in an anconetano house kept with so much love and care. Kazuko was a delight with us and our children, thank you!

Haruo and Kazuko's place is a home that exudes character. It is a traditional Kyoto home that has interesting history in its upstairs room and furniture. The attraction in this property is in its simplicity. The garden is a unique serene feature to rest and while preserving the traditional aspects in the home and bedrooms, modern functionality was introduced in the laundry, bath and kitchen areas. The long dining table is a gem for family meals! The home is near Kyoto Station thus is very convenient for acess to transportation and dining places and purchases. Most of all, we cannot thank our hosts enough for going out of their way especially Kazuko-san to help us when our son fell ill and had to be taken to the hospital. We will always have good memories of Japan and its people because of Haruo and Kazuko's kindness️

We loved staying at Haruo and Kazuko' s place. We stayed in the beautiful tatami rooms upstairs. Everything was perfect and Haruo and Kazuko were fantastic hosts.

Visited Kyoto in April 2017 and had a chance to stay in Haruo And Kazuko's place (WASHITSU) for 3 nights. It was a perfect option for small group of friend or family. The house is very near to the Kyoto Station (about 5 minutes walk) and easy to find. I would strongly recommend this place if you want to experience the Japanese traditional house or first time visit to Japan. Personally i like the lovely shared living room, kitchen and the courtyard, and of course not forget the romantic open concept bathroom.

It's a pretty special and perfect place. Haruo and Kazuko are so kind and speaks fluent English. Really recommended to everyone.

Hi, I'm Haruo, I was born and raised in this Kyoto house, and my partner, Kazuko was born and raised in Osaka. I've been running a music store for more than 30 years, and now started 'FREEK' at the store in this house. Kazuko just has finished the second university for studying applied linguistics at Kobe City University of Foreign Studies. We both love music and meeting people from different countries and cultures. We also love cats and dogs. We have two grown up children, one is living in Osaka and the other is living in LA.
