If you want to be close to the beach, the shopping area, the old town and the train station but still have a quiet restful holiday, then this is a perfect choice for you. The apartment is a spacious at 41m2 with terrace; located near Jardin Alsace.
This is a super F1 apartment located in the Musician’s quarter of Nice. The apartment is very light and quiet and is situated on the seventh floor of the building with views from the terrace to the north and east hills of Nice. You will find many shops, supermarkets, artisan bread makers, cafes, restaurants and thanks to the affluence of the surrounding area it can sustain an indoor market. You are a 10 minute walk from the apartment front door to lying on the beach and a 15 minute walk to the main train station.
The flat is spacious (41m2) and has a terrace (7m2) to enjoy the warm air in the evening. There is a separate bathroom, kitchen and a hallway with cupboard to store suitcases and other items.
The kitchen is fully equipped, there is a washing machine, dishwasher, microwave, electric oven and hob, and a toaster. There are pots, pans, baking sheets and a wide range of utensils and cutlery for you to use. There is a selection of glasses and mugs.
There are sliding doors off the kitchen on to the terrace, there is also the main sliding doors from the living room area onto the terrace. The two sets of doors connect the living room and kitchen space very well enabling the space to function as one.
The terrace is spacious and has views over the Musician’s quarter with views to the north and east hills of Nice. The seventh floor location offers a gentle breeze to circulate which is needed in the warmer summer period.
The main living space is clean and fresh and there is a television and wifi. The bedroom area is separated adjacent the main living area, there is a double bed, wardrobe and drawers.
The bathroom is off the hall way and is very spacious, there is a bath with overhead shower, toilet and bidet.
You have access to the entire apartment consisting of the main lounge and bed room space, the separate kitchen, bathroom, hall and terrace. The access to the building will be explained by Claire or Christophe on arrival.
The apartment is very much our home from home, please treat it and the neighbours with respect and enjoy your stay.
1CHECK –IN AND CHECK-OUT
2.Check in and out must occur on the days specified in your reservation. Check in time is after 4pm on and check out time is at 10am unless otherwise negotiated with the agent.
3The instructions for check out are contained in the Welcome Pack within the flat.
4There is no extra charge for regular arrival check in time of guests which is from 8am until 8pm. From 8pm onward the extra arrival rates must be paid prior to admission to the apartment, and are as follows:
arrival after 8pm- 12 midnight……20 Euros
arrival after 12 midnight - 6 am…. 50 Euros
arrival after 6 am -,8am…………..20 Euros
5LATE ARRIVAL FEE
6Late arrival will incur an extra charge for each additional hour (or portion thereof) after 8 pm, in addition to any security deposit that requires payment. No access to the apartment will occur without the collection of late arrival fee.
7Early check in before 8 am if pre- arranged with minimum 24 hour notice at the cost described above.
9All contact will be made through our agent during your stay. You will receive an email with their contact details.
11The property is not suitable for wheelchair users due to the size of the lifts. It is also not appropriate in the owner’s opinion for young babies. Children under 13 yrs are not permitted.
12The owners are not liable for accidents to occupants. You must be 25 years of age to be the principle guest (staying in the apartment), to rent this apartment, or be accompanied by an adult (25 years or older)
13DEPOSIT AND PAYMENT

15The damage and lost key deposit shall be refunded through bank transfer or cheque upon the following conditions within one week odeparture of the guest:
(website hidden) damage is done to the apartment aside from the normal wear and tear. Red wine stains in fabric for example: Guests will be charges 25 Euros for cleaning these stains.
(website hidden) breakage of contents of the apartment, or loss of keys
c.All rubbish and garbage waste is removed from the apartment, and dishes are washed and stored where they were initially located
d.All keys are returned to the correct letter box in an envelope and the apartment door is left locked securing the top lock.

f.Guests are not permitted to down load paid for movies or use the internet to download inappropriate or illegal material.
g.There has been no smoking in the apartment
h.The fans are to be turned off are while the guest(s) are not in the apartment, and the radiators are to be are turned off at the time of departure from the property.
i.The guest is not evicted by the owner, or agent of the owner
j.The noise levels must be low, there must be no excessive partying taken place in the apartment determined by either video surveillance or other means at our disposal. The number of guests staying must not exceeded two people. Violation of this stipulation will result in forfeiture of entire deposit.
16SECURITY DEPOSIT REFUND
17The security deposit will be returned within 7 days of your departure once the apartment has been check by the Agent. The deposit will be returned by airbnb
19Maximum Occupancy for this apartment is two (2) persons failure to adhere to these lilts will result in refusal of occupancy. The apartment is not suitable for babies and children under 13 yrs are not permitted.
20USE OF APARTMENT LINENS.
21The linen supplied are for use only inside the apartment. We suggest you bring beach mats and beach towels for use on the beach
22WIFI AND TELEVISION
23Guests are not permitted to down load paid for movies, channels or other paid for services. The use the internet to download inappropriate or illegal material and all downloading is the guest’s at responsibility and at their liability.
25The apartment has electricity, water, television, lifts and wifi. These utilities may be turned off temporality by the utility company. Full or partial refund is not automatic when access to these utilities is disrupted due to actions by the utility company or any occupants. Where electronic items are damaged and not working every effort will be made to remedy the problem although this cannot be guaranteed.
27Any reservations acquired under false pretence will be subject to forfeiture of advanced payment, deposit and or rental money, and the party will not be permitted access to the apartment.
29Any exceptions to all mentioned policies written here must be approved in writing in advance.
31The owners or agents of the owners mentioned here in are not responsible for any accidents, injuries or illness that occurs to guests or temporary visitors to the apartment while occupying the premises. This includes injuries sustained using items supplied by the owner, use of such items is at the guest own risk. Furthermore, the owners or agents of the owner are not responsible for the loss of personal belongings or valuables of the guests during their stay at the above mentioned premises. There is no insurance on guests property and they are advised to ensure they have their own adequate insurance upon arrival.
