Though we love families and small family gatherings, large groups and parties are not allowed for the comfort of our lower unit guests and also long time neighbors. Also, for the comfort of our lower unit guests, we prefer children over the age of 5. No pets and no smoking allowed.
CHECK-IN TIME is 4 P.M. AND CHECKOUT is 10 A.M. NO Early Check-in or late checkout unless previously arranged.
REFUNDABLE DAMAGE DEPOSIT
A refundable $1,000 damage deposit is required in the form of a credit card authorization. This deposit will be fully refunded by Airbnb unless excessive cleaning is necessary, pets are evidenced, more than the maximum number of guests stay in the unit or any other violations of this rental agreement.
A separate non-refundable post occupancy cleaning fee of $200 is required in addition to the rental rate. You are expected to leave the home ‘broom clean’, which means bagging the trash and placing it in the outside receptacle, filling and turning on the dishwasher, cleaning the BBQ and generally tidying up, leaving no excessive cleaning or major messes for the housekeepers to clean up. If these rules are not followed, an additional cleaning fee may be deducted from the damage deposit.

**Please be aware at this time, LA City Council is endeavoring to regulate short term rentals. We do not know what the final regulations will require. In the event we are no longer allowed to operate as a short term rental, we have the right to cancel your reservation, at any time, with a full refund provided.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons (including children). A fee may be assessed and deducted from the damage deposit for any guests in excess of the maximum at a rate of $100/person/day.
UTILITIES - Occupants shall exercise reasonable care not to waste gas, electricity or water. Please turn off lights, heaters, etc when not in use. Owner reserves the right to charge guest for excessive use.
NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra beach towels for your use.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
One parking space is provided (two spaces with prior approval). Vehicles are to be parked in designated parking area only, and could be subject to ticketing/towing if any portion of the vehicle is blocking the sidewalk. Any illegally parked cars, including parking in neighbors spaces, are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
*Bikes, strollers or any other guest belongings are not to be left in the common walkway. We have an area on the south side of the building for storage of these items.
Do not flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged damages of up to two hundred dollars ($200).
The owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
PARTIES/CONSIDERATION OF NEIGHBORS
Parties or additional guests visiting the property are not allowed, unless previously discussed and approved. Guests shall not conduct any events or activities that might interfere with the peace and enjoyment of the property’s neighbors, including excessive noise after 10:00 PM or before 8:00am. If guests are found to be entertaining more guests than approved by owner in the rental agreement without owner’s prior written permission, or are creating excessive noise after 10:00 PM, guests may be asked to vacate the property immediately, and will forfeit the remainder of the rental as well as the security deposit.
Please be considerate when coming through the walkway late at night or early morning, as well. This building is a duplex with an upper and lower unit, so we ask that guests please respect the lower unit guests, being considerate of noise, voices and children running through the unit especially in the early morning and late night hours. Unruly or loud guest behavior may result in a fine charged against your damage deposit.
Guests shall not use premises for any unlawful purposes, violate any law or ordinance, or commit waste or nuisance on or about the premises.
This is a NON SMOKING unit. Any evidence of smoking inside the unit will incur a cost of $200. Smoking is only allowed on the beach, so as not to bother neighbors in close proximity.
Unfortunately PETS are not permitted in rental units under any conditions. This rule is to maintain standards for our future guests. If there is any evidence of pets on premises, guests will be asked to leave the premises and forfeit the remainder of the rental and security deposit.

We are LA natives and lived in Glenwood Springs, CO for 16 years while raising our two girls. Our beach house in Playa del Rey that we have owned for 25 years, has been a successful vacation rental for the last 6 years. We are very 'hands on' hosts and strive to offer a great experience so our guests can create lasting memories! We split our time traveling between CA and CO and love the diversity that each has to offer. We hope you will enjoy our properties as much as we have over the years.
