Our elegant room combines style and comfort. There's a king bed, work desk, ensuite shower and comfy chairs to relax over a hamper breakfast. The house is in a leafy street with private parking just 15 minutes from the centre by bus.
We have a lovely large private room off the main vestibule. It has its own lockable entrance and feels quite separate from the house. The room is luxuriously furnished with the comfiest of king-size beds with fresh, cotton bed linen. There's a wardrobe with hanging space and shelves, a table, two comfy chairs, and a desk.
There's a good selection of books and some games, i.e. Monopoly-Edinburgh-style! But, if you need to chill, just curl up on the big bed in front of the television!
The place is ideal for single travellers and couples. It's also a great haven for a business traveller with a work desk, wifi and parking space.
As the room is self-contained it has everything you need to hand. Bed linen, towels and a hairdryer are provided. There's a kettle, a selection of hot drinks and water in the room. To set you up for your day we will bring you breakfast in a hamper at an agreed time. The hamper comes with a selection such as muesli, fruit, breads, butter, preserves, juice and freshly ground coffee.
The ensuite shower room has endless hot water and we provide shampoo and soap.

We'd love to help you get the most out of your trip and can offer advice on things to do in Edinburgh and Leith as well as good places to eat. Although the room is slightly removed from the rest of the house we are always on hand for a chat.
Our neighbourhood is really friendly and accessible. We are not in the city centre and our visitors are those who appreciate being slightly removed from the noisy city centre. We are positioned between Edinburgh centre and Leith, the harbour area, although we like to think of ourselves as more on the Leith side! There are plenty of local convenience stores, a public park, and our house is literally on the Waters of Leith network of leafy paths.
Take the short walk (20 minutes) to Leith and you'll find a wonderful seafront atmosphere with unique independent cafes, pubs and restaurants. If you feel like celebrating, book one of the Michelin starred restaurants in advance of your visit. Go in the other direction and you find yourself walking through the pubs and restaurants of Stockbridge, Leith Walk or Broughton Street. Or hop on the bus and in less than 5 minutes you are on Leith Walk with more Italian restaurants than you can imagine - try Oregano, Vittoria or la Favorita.

Two minutes from our door our favourite number 11 bus will take you to the centre of town (Princess Street, Waverley train station) in around 10-15 minutes and there are lots of other buses going to town or to Leith. If you’d rather avoid public transport you can take a stroll or cycle along the river to town.
If you arrive by plane the number 11 bus stop is right beside the endpoint of the tramline from Edinburgh airport.

We are very happy for you to leave your car for free in our off-road parking space for the duration of your stay, knowing that it will be completely safe.
Check in is usually after 3pm but if you plan to arrive earlier we will try to be flexible. Just let us know when you are likely to arrive. Check out is 10am but if there is no one checking in that day you can stay longer.
The house is a non-smoking family home, so taking this into consideration is important.
We have a small dog but you can be assured that he is not allowed near the guest accommodation!

I'm trained as an artist and a teacher though now work in the university in an educational research role. I have two sons - one at Uni and one still at school. I enjoy fixing up the garden and walking my cocker spaniel, Oscar. I trained at Glasgow School of Art and am a west coast girl at heart, even though Edinburgh has been my home for the past 18 years.
I've travelled a fair bit - mainly in Europe - but also in USA. Andrew, my husband, is of Italian heritage and speaks very good Italian, although he doesn't agree!
