The reef in front of our building is one of the premier kitesurfing and windsurfing areas on Maui. When the wind is blowing, you are in for quite a show! One of the best surfing beaches on Maui is also within walking distance. It takes a North or Northwest swell for S-Turns to work it's magic for surfing! S-Turns has both left and right break and has a sandy bottom. A typical NW swell produces 4-6 foot waves that are perfect for longboarding. This is rare on Maui!

Why should you stay in our condo? It's hard to compare our condo to other vacation properties from just the pictures. All of the condos in our building are unique. While they are all in the same building, many are dated and well-worn, the ground floor units suffer from privacy issues. And many owners defer maintenance and prefer to treat their properties like a hotel with little regard for the guest experience. We take great pride in keeping our vacation home clean, well maintained, comfortable and in top condition! Our condo was recently remodeled using high quality materials by a top contractor and it shows! When something wears out or looks dated, we have it replaced or repaired immediately. We provide beach towels, binoculars for whale watching, boogie boards, beach chairs, soaps, shampoo and conditioner and much more! We have new “smart “TV’s with Netflix, even Bluetooth speakers so you can listen to YOUR music.

We have installed screened security doors so that you can leave the doors open and listen to the wind and waves! There is really no comparison to most of the other condos in our building (or area) and the things that we provide for your vacation experience. Please read our reviews!

While we can't guarantee it, we encounter sea turtles on almost a daily basis in front of our condo. We see whales from our balcony/lanai. And there is great snorkeling right out front.

Great restaurants are close by, we can give a recommendation if you would like.

Notice: Beach Access Issue - In October, 2019 extremely high surf and swell conditions caused damage to the beach access at our condo complex. The high surf undermined the landing to the north set of stairs and opened up a sinkhole on the north property boundary between our condominium complex and the neighboring property. Our HOA doesn’t believe that the stairs to the beach will be put back into service until sometime around late October, 2020. This may limit the amount of area between the condo buildings and the ocean that are accessible to guests and it’s unclear if the landscaping in this area will be replaced immediately.

What this means is that access to the beach requires a detour. There is a beach access corridor just to the north of the condo. There are instructions on how to get to the beach access corridor in the “House Manual” inside the condo. And please be aware that all the beaches in Hawaii are public.

Construction Notice (Updated): There is a seawall construction project scheduled for spring/summer 2020 at our condominium complex. Construction will also occur between April 1, 2020 and September 30, 2020 - these dates are also discounted.

We anticipate that construction will occur weekdays during normal work hours (Monday through Friday 8-5) and should not interfere with anything at our condo unit although there will be some noise during the day. There is no work being done on the buildings and does not interfere with access to the pool although there is a detour to access the beach. We have deeply discounted the prices on our calendar to reflect this issue. Please feel free to contact us if you have any questions about the construction.

We can not accommodate check in or check out on Thanksgiving, Christmas or New Years days. Our cleaning company gives their staff these days off. You are more than welcome to book your stay over these dates but be aware that we may require you to check in or out the day before or after these dates if another guest is already arriving or departing on these holiday dates.

Our condo is a legal short term rental in the State of Hawaii and Maui. We are REQUIRED to collect Hawaii State taxes of 14.42% for every reservation. This consists of the Hawaii Transient Accommodations Tax (TAT) of 10.25% and the General Excise Tax (GET) of 4.17%

There are no other additional fees or charges. The tax will be added to the total you see when you select your dates and you'll know the EXACT total cost including taxes, cleaning and Airbnb fees immediately.

The State of Hawaii is cracking down on illegal short term rentals and many people have had their vacation plans cancelled without much recourse since the hosts were operating without permits in residential areas. This is very important as there are many short term rentals that do not pay these taxes and will likely put your stay in jeopardy.

No pets & No smoking. Your security deposit will be forfeited if either of these rules are violated.

There is a cleaning fee for each stay which is included in your total from Airbnb. We believe in paying a living wage to the maids that clean our condo. Hawaii is an expensive place to live and raise a family. We hope that you understand why our rates are what they are. We do not "mark up" the cleaning fee in any manner, it is the actual fee charged by our cleaning service.

Our on island management company requires that food items left in the condo be removed due to liability reasons, food allergies, health department codes, and religious or philosophical issues that may impact a guest. They will actually toss any perishable or questionable items left in the condo refrigerator or kitchen cupboards. Anything with sugar in it is also a problem due to the possibility that it will attract insects and pests. We make every attempt to provide the basics for your stay; salt, pepper, cooking oil, some spices, etc. Please remember, this a vacation home and we live 3,000 miles away - we can’t always ensure exactly what’s in the condo when you get there. Food safety is important to us and your health and we hope you understand.

We also provide, coffee for your first day, soap, shampoo, conditioner, toilet paper, and paper towels. We do not provide laundry detergent. Our kitchen does come fully stocked with all of the pots, pans and utensils that you will need to cook and we have a “Mr. Coffee” style coffee maker, blender, microwave, etc.

You should strongly consider shopping for your stay in Kahului (near the airport) if you’re planning on cooking or staying for an extended period. There is a Costco, Target, Wal-Mart, Whole Foods, Safeway and other “big box” stores in this area. We do have many local markets in the area but things are VERY expensive in Hawaii and Maui is the most expensive of all the Hawaiian islands. You’ll probably have “sticker shock” when you see milk for $7 a gallon for the first time.

BUG SPRAYING - Our Home Owners Association (HOA) for our condominium complex contracts for pest control spraying on a quarterly basis, typically the first Wednesday of February, May, August and November. Termites are the biggest problem in Hawaii and do the most amount of damage in a relatively short amount of time.

Maui is a tropical location and has a lot of unwelcome bugs; ants, termites, spiders, roaches, mosquitos, etc. The pest management company uses “safe” pesticides to treat for these bugs. The pesticides used are water based, “pet safe” and approved for application in food handling establishments. The pest management company usually posts a notice a about a week before they are on site, near the elevators and stairwells to let residents know the date and time that pesticides will be applied.

Keep all pets, service animals and children out the area during the treatment and until the product has dried – usually about 10-15 minutes. By renting our condo, you acknowledge and accept the application and use of pesticides and insecticides on the property and within our unit. As a condition of renting our unit you will provide access to our unit when the application is scheduled. Failure to allow access to the pest management company will result in a fee of $75.00 for the pest management company to return at a later date.

If you’re at all concerned about the treatment and spraying for pests/bugs, you should consider other accommodations. Bugs are everywhere in Hawaii and almost every hotel, condominium and Homeowners Association requires treatment to ensure the protection of their home and property.

Great restaurants are within walking distance; Maui Brewing Company is "stumbling distance" from our condo. They have great food and beer! Hawaiian Village Coffee Shop is very close. Mi-So-Phat Sushi is about a block away. There is also pizza, fast food and asian food close by too. Make sure to get reservations at Mama’s Fish House in Paia early! This is the toughest place to get into on the entire island!

We have a very descriptive information letter that we send to all of our guests with information on the area; what to do, beaches, out of the way things to do, “secret beaches”, hikes, where to eat, what restaurants need reservations, etc.

We are less than 5 miles to Old Lahaina Town and the Kapalua airport is less than a mile away. Endless activity options are just steps away. This is a perfect location for your Hawaiian getaway.

We are business owners in the Seattle Washington Area. My wife and I have two kids, two dogs and three cats. We travel 3-4 times per year and like to go some place warm at least once a year -- because it rains a LOT in Seattle! We do a lot of our business through e-mail and "the cloud" so Internet access is a MUST HAVE for us. We like culture, music and off-beat things. Especially if it involves good food!
