A friend once said that the Scottish Borders is a land for fairy tales. Our house is right in the middle of a quite magical landscape.
The house is old and new, it looks old on the outside, but new on the inside. It can be as quiet as putting your head under a pillow, you feel your stress leaving in minutes.
The dark skies at night show you galaxies and shooting stars. Lying on the lawn looking up at night is best.
The deer are often seen in the field next door, with badgers, foxes, and many hare. Bats and house martins are busy catching the insects and keep the place remarkably clear. There are lots of pheasant and partridge too, and yes, we have two pear trees. We actively encourage the house martins as there is nothing better than sitting out with a glass of wine in the evening having them swoop over your head as they feed their young in their nests under the rafters. We have placed catch trays for droppings under the nests, but while you are there from time to time the birds may miss! We are in the country. Their cleanliness we can't always guarantee.
The supermarkets are open till ten and are only a couple of miles away, a perfect combination of town and country.
Buy your eggs from the neighbours, 100% fresh. And there are real farmers markets for great food.
Family gatherings: Over the last few years the house has often been used for large family gatherings and events. Birthdays have been celebrated here from 30 to 80 years old. We use it for the same purpose. Open access, downstairs ensuite bedroom, huge kitchen and dining area where people sit chatting to the early hours. And in the summer, the same activity just moves to the patio.
Self Builders - If you are thinking of self-build I am more than happy to explain the process. Yes, it was hard, but the end result is fantastic as you will find.
Four double bedrooms all with double or king sized beds. Two of which have en-suite bathrooms. There is a large family bathroom with both shower and a deep roll-top bath. The fifth bedroom is also a games room and has a foldout double sofa bed and a single bed. You have to walk though this bedroom (games room) to get to one of the bedrooms.
The open plan tiled oak kitchen, with under floor heating is finished with granite worktops. All appliances are available including induction hob, oven and microwave oven and a walk-in fridge (thats quite cool). An open plan living room with a wood burning stove, large sofas and ceiling to floor south facing triple glazed window makes for a comfortable family area. The living room, dining room, kitchen and patio are all open connected spaces.
The large screen TV is supported by a Bose sound system, Freeveiw, Apple TV (for Airplay and Netflix), and a Playstation, which is good for the 3D movies.
Upstairs there is a games room with a running and rowing machines. More relaxing is the table football, great for both adults and kids.
The house is wheelchair accessible. There is one large double bedroom downstairs on the ground level, with a very large en-suite bathroom with wide access shower. Air mattresses can be made available for downstairs.
The cottage is the perfect retreat, centrally located in the Scottish Borders, just over an hour from either Edinburgh and Newcastle. Free WIFI, bed linen, towels and firewood included in the price. Extra people can be accommodated on an airbeds, or on the sofa, or the single bed.
The kids can camp in the lawn!
Within a 2 mile radius there are top class restaurants, one of which, the Cross Keys in Ancrum sells its own locally brewed Ale.
We recommend a car and do bring your bikes too, we have worked out a couple of great cycle routes.

We will be there to meet and greet and hand over the keys to this detached house. I am based close by should you need help and always have my phone available for texts. After living in the area for 25 years we can give some guidance about the places to go.
One neighbour acts as a local walking guide and is hired on a daily basis. Good fun and great stories. His knowledge of the region is phenomenal.

Sainsbury's, Tescos and Asda will deliver. So you can order online and have the delivery arrive the same afternoon as you do. A few people have done that already.
Ironing! We have been using our house with Airbnb from the last 12 months. The reviews tell it all. But I have calculated that we have ironed sheets and duvet covers for about 120 hours, over the last 12 months. 15 working days! I noticed the other day that cotton is all fluffy in the fields. Society"s normal rule that it has to be flattened with a hot iron just seems a bit strange. We have decided to let nature take its course. So.....a compromise. All our sheets and duvet covets and towels are 100% cotton. They are always dried in the open country air, so smell fantastic.
No complaints so far, and lots of energy saved! It's my only Faulty Towers, John Cleese fault, honestly!
(However, if you have a need for ultra flat sheets just ask.)
Payment: Only through Airbnb. (No cash please)
Bookings are made by you on a head count basis. Normally booked in advance for a fixed number of people. If extra people turn up to the house we will assume that they are staying over. Security cameras record entry and exit to the house. If more people turn up than expected we will modify the bill through the Airbnb website. Children under 2 go free. Above 2 they are classified as normal guests.
Floors: there are wooden floors throughout, Scandinavian style. Please don't wear outdoor shoes in the house.
Dogs: We are quite precious about the wooden floors, and at the same time have found that dogs, including the neighbour's Labrador, do not like walking on the tiles or the wooden floors. We would prefer that dogs are not brought into the house.
Rubbish: Please bag up your rubbish and place in the outdoor bins provided.
Cleanliness: After you leave we will give the house a thorough clean, but if you have a spill there are cleaning products in the utility room and there is a built-in vacuum throughout the house with attachments stored in the cupboard in the hall.
Towels, Sheets and Duvet Covers
Clean cotton sheets, duvets, duvet covers are already on the beds when you arrive, with some back-up in the cupboards. We don't generally supply bath and hand towels, but have some as back-up. As winter comes along we have tougher time drying 8+ towels. Your help is appreciated here.
Bicycles: Many of our guests come with their bikes. Bikes are not allowed in the house. Please ask and we can provide storage or covers.
I am committed to Eco living and enjoying the challenge, now retired. I have built the new Eco house, which is on Airbnb, and get a kick out of letting people stay in an energy positive house of the future. I enjoy explaining how it works. (Just stop me if I go on too long!)
I am now trying to convert a traditional 150-year-old Scottish cottage to Eco standards and document it. A tougher job than I first thought. Underfloor heating, wood burning stove, air source heat pump, solar panels, heat recovery, Internal wall insulation, and changes of windows and doors. All within walls which are 2 feet thick.
