Luxury apartment furnished to highest specifications, located on the most exclusive stretch of the Sliema Promenade with the sparkling Mediterranean across the road perfect for an early morning dip. Here, on your very doorstep, you can swim and sunbathe, walk or stroll, jog or bike ride. Children are happily catered for in 2 different playgrounds. Delight in a cappuccino, snack, lunch or dinner at any of the innumerable cafes and restaurants on the strip. Every amenity is within walking distance - seaside, lido, water polo clubs, cafes, restaurants, newsagency, banks, shopping; casino and night clubs are across the bay in Paceville. Proximity to everything and yet on the quiet residential side of Sliema.

This apartment , inside, only has side sea views from the balcony. However once outside the apartment, the front door is on the Sliema Promenade with its beautiful panoramic views across the bay to St Julians, the major hotels and the Casino. The Exiles Lido offers sunbeds and umbrellas at a minimal cost and one can swim in the beautifully clear water off the rocks just outside the apartment. Or you can stroll along the Promenade of an evening or morning and enjoy the cafes and restaurants along the Sliema Front from St Julians to the Ferries and beyond to the Yacht Marina. In spring, autumn and winter months one can enjoy sitting on a bench on the Promenade or down below in the Independence Gardens enjoying the warmth of the beautiful sunshine or in the summer months sunbathing or swimming off the rocks below by the seaside. The cat haven in the gardens below is a delight to cat and animal lovers.

This large (180sq m) bright and airy 2 bedroom 2 bathroom apartment is furnished throughout in European beech with luxurious fixtures and fittings. Quality features include art works; porcelain tiles throughout the apartment and bathroom; solid wood European beech featured in doors, furniture and kitchen; marble and granite counter tops in kitchen and main bathroom; double glazed windows and fly screens throughout; thermal block out curtains; electric blankets; smoke detectors; reverse cycle Daikin airconditioners; hair dryer, heated towel rails, extractor fans and heating in bathrooms; washer, dryer, audio and video equipment as well as free WiFi. Maid service is provided once a fortnight for longer stays of over a month at no extra cost. This apartment is ideal to live in both in the summer and winter months with cooling and heating systems provided as well as carpets and warm duvets for the winter months.

Accommodation comprises a queen size double bed with extra luxurious latex pillow top in the master bedroom, reverse cycle airconditioning and ensuite bathroom. The spacious second bedroom has twin single beds and there is also room for 1 or 2 folding single beds for children. This room has a ceiling fan, portable airconditioner and balcony. We also have a full size automatic inflation queen bed for extra guests. The hallway divan converts into a very comfortable double bed. Soft furnishings are insulated with thermal blockout and blinds. The large main bathroom has a bath with hand shower plus a separate shower enclosed in its own cubicle; combined lighting, powerful heating and extraction fan equipment; washer and dryer facilities and heated towel rails.

The open plan kitchen, dining and sitting room is serviced with a powerful reverse cycle airconditioner that cools the whole apartment. An additional dehumidifier regulates the temperatures constantly. It is equipped with all facilities, TV, DVD, stereo system and free WiFi. The gourmet kitchen has granite counter tops and all modern amenities. It is fully equipped for entertaining. A balcony runs along the lounge room and bedroom providing only side sea views and ventilation.

This is a home away from home for our guests and we hope they will feel that way about the accommodation. The inventory has been carefully thought out to provide all necessaries to make life as comfortable and as close to 'home' as possible. All the amenities are available for their use. Beach towels are provided, there are some beach accessories.
Enjoy the facilities, they are there for your enjoyment but please do replace any broken items and advise when something has gone astray. Please treat this home as if it were your home and look after it.

Please be considerate in your use of water and electricity. There is a 67% surcharge charged on water and electricity consumption which has not been passed on to you as tenants. Other apartment owners charge in excess for water and electricity, we do not. Therefore please do not leave any lights on unnecessarily. Kindly make sure all airconditioners, all appliances and all lighting is turned off before you go out. Your attention to this is greatly appreciated.

Please leave the apartment in a clean condition before you vacate.

In the case of monthly rentals, electricity will be charged at Euro0.16 cents per unit. Water and all rates and tax is included in the price. WiFi internet is free.

The location bang on Tower Road with its Promenade, pavement cafes, restaurants, seaside and swimming facilities is the best you will find. Here, on your very doorstep, you can swim and sunbathe, walk or stroll, jog or bike ride. Delight in a cappuccino, snack, lunch or dinner at any of the innumerable cafes and restaurants on the strip. Every amenity is within walking distance - seaside, water polo clubs, cafes, restaurants, newsagency, banks, shopping; even casino and night clubs across the bay in Paceville.

Supermarket, green grocer, butcher are all within 3-5 minutes walking distance, around the block. Shopping at the Ferries is a few further minutes walk away or three bus stops away for the less energetic. The bus stops 'Exiles' are just outside the main entrance to the apartment block. It is all on your front doorstep.

It is gorgeous lit up at night. The Exiles Lido offers sunbeds and umbrellas at a minimal cost and one can swim in the beautifully clear water off the rocks just outside the apartment. Neptunes Waterpolo Club is within a 6 minute walk away. They too offer non members access to their Olympic size pool and umbrella facilities for a minimal cost. One can stroll along the Promenade of an evening or morning and enjoy the cafes and restaurants along the Sliema Front from St Julians to the Ferries and beyond to the Yacht Marina. In the winter months one can enjoy sitting on a bench on the Promenade or down below in the Independence Gardens enjoying the beautiful sunshine or in the summer months sunbathing on the rocks below by the sea.

Also available is golf, squash and tennis at the Marsa Club.

There are numerable water sports available including scuba diving, snorkelling, paragliding, sailing.

Another very important aspect about the location of this apartment is the safety aspect. It is safe to walk at any time of the day or night and people are constantly walking or jogging at all hours. You do not have to go through any dimly lit side streets to get home.

On arrival into Malta we can organise a taxi to meet our guests at the airport and bring them to the apartment. Upon arrival at the apartment, our guests will be met personally and shown around, instructed re use of appliances and informed of all the amenities in the vicinity. I and my sisters are always available in case the guests have any queries during their stay to ensure all is to their satisfaction and to answer any questions they might have re sightseeing, tours, car hire and any other facilities they require. A great holiday for them is our prime concern.
