My 2 bed apartment is a self contained apartment in a spacious and bright architect-designed converted whiskey bond in Leith. It has views across Edinburgh including Edinburgh Castle and Arthur's Seat. You see the sunrise from the bedrooms and the evening sun in the living room/dining areas.
This place is perfect for families and couples.
Prices available for short and long stay. Also great location for special events/dinner parties we have had one guest host a thanksgiving meal for 15 people!
This well decorated, modern 2 double bedroom apartment is in a quiet neighbourhood away from the bustle of Edinburgh city centre, perfect to relax after a busy day sight seeing, shopping or taking in the festival events. Also a great place to hang out with your friends or put on a social event. Key events to be considered would be the Hogmanay (New Year's Eve) fireworks and the end of festival fireworks both of which can be enjoyed from comfort of the apartment's balcony!
Free on-street parking is available right beside the building.
There are a number of bus stops a very short walk away from the apartment and when I lived and worked in Edinburgh full-time I commuted into the city centre every day on bus. It is about 15 or 20 minutes (depending on traffic) to get to/from Prince street and then another 10 minutes to the Royal Mile. The bus costs £1.40 single and a day ticket is £3.50 per adult which is valid all day on all the Lothian buses across the city. If you wanted to walk it is about 35 minutes walk to/from princes street at a brisk pace.
There is also the really vibrant area of Leith & The Shore which has great restaurants 10 minute walk from Bond31.
Open plan kitchen, dining & living room. A double balcony stretches across the dining room & living room area with french doors leading out. King Size bed in one bedroom and the other a Double. Fold out bed in the Living room for 5th guest if needed. The bedrooms share a fully equipped designer luxury bathroom with power shower above the bath. Timer controlled underfloor heating throughout to make for a very comfortable stay.
Included in the price are all bills and house cleaning, clean towels and sheets/linen.

No pets allowed.
No smoking inside the apartment or on the balcony.
No outdoor shoes beyond the front hall in order to protect the floors and keep disturbance to our neighbours a minimum. There is ample shoe storage at the front door.
Please leave the apartment clean and tidy with used dishes washed, garbage emptied, and bed's stripped of all used sheets and linen.
If you use more sheets and towels than you have been assigned I will have to charge a linen fee and if you leave the apartment really messy I will charge an extra cleaning fee.
Well located apartment, easy to find, easy to park with a car, and close to bus stops (lines 7 and 14 to Northbridge, and 36 to botanic garden). It was also comfortable and very quiet, but maybe a little bit impersonal. Great for a family with children. We appreciated the additional bed for our youngest child.
Good and fast communication with Kwesi.
We had a wonderful time in Edinburgh and Samira's and Kwesi's apartment was perfect for us. We were two adult couples with 2 small children. The apartment was clean and tidy when we arrived, very pleasant, specious and well lit. The kitchen is well equipped and we had no problems at all with hot water (didn't realize it was on a timer, as other people wrote here...) - Great shower!
Communication with the hosts was excellent before and during our stay. We had a problem with electricity one morning, but Kwesi was available on the phone and the problem was fixed within a few minutes.
There are several bus lines to the city center, a few minutes walk from the apartment so its easy to get anywhere.
Really really hope to come back to Edinburgh one day soon and will definitely look up this apartment again!
On the day of arrival it happened to be raining and we were all looking forward to a nice warm apartment where we would have been able to put our feet up after an 8 hour drive. However, we were extremely disappointed as soon as we entered the apartment.
First of all there was no electricity available as the electric meter used a key and it needed to be topped up with credit. The layout of the entire place did not meet our expectations as everything was still full of dust. Although the bedrooms were quite large the fixtures on the shelves and wall were very hazardous. In fact one of the shelves, which contains two statues fell off whilst we were there! This is made even worst knowing that someone would have been sleeping directly under it. The shelving unit in the 2nd bedroom was incredibly unstable and was even missing the screws that were supposed to be attached to the frame. Since I didn't want the frame to collapse onto someone while they were sleeping, I decided to remove the heavy boxes of "paperwork" that were on the shelving unit.
Hot water was an issue as well. If I am paying good money to stay at a self catering flat, I would expect there to be a continuous amount of hot water to use. However, due to the fact that the hot water and central heating were on a timer, we had to plan our activities accordingly in order to be back when hot water was available.
The furnishings in the apartment are cheap as well - literally. Most of the furnishings were bought from IKEA and we wanted to be careful to try and not break anything. However, that is difficult when there are 3 kids running around. Incidentally, the clock shown in the main living quarters picture is incredibly loose and it did fall down when one the kids bumped into the wall!
Normally I would not leave reviews of hotels/bnbs if the majority of the reviews left by others agree with me. However, in this case I must make an exception. I have never experienced a self catering flat/house/cottage as poorly maintained as this place and nothing about this place has made want to revisit here.
Great place to stay for a weekend and the apartment was in an excellent location. The apartment was clean and tidy for our arrival which we are greatful for and would recommend to anyone. We will be back!!
Our stay in Kwesi's apartment in Edinburgh was very comfortable and spacious. Kwesi was able to be contacted via text message and left detailed instructions as to how to get to the apartment in the taxi. We could walk from the apartment to the supermarket and also to the Ocean Terminal shopping centre. We didn't spend time cooking but the appliances were in good working order and Kwesi had left a bottle of wine in the fridge for us.
All in all a very good experience again using Air BnB, and I would recommend this two bedroom apartment to others.
The apartment is very nice and comfortable. Everything was ready when we arrived and the key was at the agreed place. Communication with Samira and Kwesi via e-mail was easy and they responded very fast. The only (minor) thing to know is, that the heating/warm water is controlled by a timer. Make sure that the timer fits your schedule, otherwise you can end up with a cold shower (happened once to me).
I would really thank Samira and her husband Kwesi for the good hospitality that we had. The flat was very ready to have a relax and feel that you are at your own house.

On my 6th birthday my family returned to their homeland Scotland but my Dad soon moved back to the States and I spent my adolescence travelling between the Highlands of Scotland and Buffalo, N.Y.
