This cosy room is located in an apartment which has location, style and a good layout. It is located at on Linwood Close with designated private parking. The modern development sits on the SE5/SE15 border. It is a walking distance to Peckham Rye station (7 minutes) and even closer to Bellenden Road / Bellenden Village, the centre of social activities in the area. You also have use of a modern bathroom, kitchen, electric heating and etc. The reception room is accessed via large doors to the left of the entrance hall. You go in through a shared main security door and up the stairs. You'll find the apartment on the 2nd floor on its own landing. A handy storage cupboard sits to your right on entry. Beyond this the bathroom. It has a white suite and overhead shower. Windows face south and north here. Door opens from the entrance hall into the generously-proportioned hallway from which you access the reception room with south facing bay window. It has fitted kitchen which sits neatly off the reception space. There is also well maintained communal gardens.
This is a self-contained apartment. Guest have access to their own room and share amenities. There is free wi-fi, Kitchen utensils and beddings and towels.

This is a NON SMOKING property.
No Smoking in the flat under any conditions
PETS are not permitted in rental units under any conditions.
A security deposit of £500 is required. This must be received on the same day of booking the apartment. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure,
provided the following provisions are met.
• No damage is done to property or its contents, beyond normal wear and tear.
• No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are cleaned.
• All keys are handed over to the landlord or her agent or left on the dinning table and unit is left locked where it proved difficult for the Landlord of her agent to be present.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early arrival or late departure.
• Parking passes are left inside the unit upon departure.
• The renter is not evicted
An advance payment equal to 50% of the rental rate is required 60 days
before arrival. The advance payment will be applied toward the rent. Please make
payments via personal cheques or bank transfer payable to Christine Addison. The advance payment is not a security deposit. The BALANCE OF RENT is due at least fourteen (14) days before your arrival date.
CANCELLATIONS - A sixty (60) day notice is required for cancellation.
Cancellations that are made more than sixty (60) days prior to the arrival date will
incur no penalty. Cancellations or changes that result in a shortened stay, that
are made within 60 days of the arrival date, forfeit the full advance payment and
reservation deposit. Cancellation or early departure does not warrant any refund
MONTHLY RESERVATION CANCELLATIONS
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
The maximum number of guests is limited to three (3) persons. An additional charge of £10.00 per person per night for guests in addition to three(3) will be assessed.
This property requires a seven (7) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 7 days, the guest will be charged the 7 night rate.

NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the unit, weekly maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

Guests are responsible for the payment of the use of electricity which includes heating in the premises for the duration of the booking period.

Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above mentioned policies must be approved in writing in advance.
Parking is limited to one (1) vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. The Allocated parking for the flat is the 1st covered parking bay in the enclosure. Any illegally parked cars are subject to towing; applicable fines/towing fees are
the sole responsibility of the vehicle owner.
DO NOT FLUSH anything other than toilet paper in the toilet. No feminine or other products should be flushed at anytime. If it is found that feminine or other products have been flushed and clog the toilet, you could be charged damages of up to two hundred pounds (£200).
DO NOT leave any item outside the flat on the landing or in the communal areas
DO NOT hang anything or item outside the apartment.
DO NOT make noise in the premise after 10.00p.m.
DO NOT become a nuisance or commit a nuisance or allow any of your guests to become a nuisance on the premises. Any breach of this clause will constitute a gross violation of your terms and condition and may lead to immediate ejection from the premises forthwith without refund.
ACCESS TO LANDLORD / AGENT
The Landlord reserves the right to have access to the premises upon giving the guests 24 hours notice for whatever reasons including but not limited to viewings or emergencies.
