Located 200 yards from Wrights Lake and on the Colorado trail, beside beaver ponds and at the base on Mt. Princeton and Antero also 1-1/2 miles from Mt. Princeton Hot Springs.

This is a "Pay it Forward" cabin, I did my part you do yours, "Thank You"

The cabin is approximately 800 square feet. It is one large open room with two foldout sofa sleepers, both are queen the other is a double. There is a sliding curtain that can be used to isolate the foldout couches for semi private sleeping area.It has been used as a sleeping/living area, gathering room for all guests, wedding receptions, dances, or private get together s. There is a ping-pong table, an oak bar, dinning room table and a marble counter top. There is an open outside deck located on the back of the cabin, and a lounge deck on the front.

The TIPI beside the Rabbit Den is rented out for families renting the Rabbit Den. It is not included with the cost of the Rabbit Den and is not there just for the use of the guests, unless rented. It is $50 per night or day and is based on two people staying in it just as the Rabbit Den and all other cabins.

Cabin price based on 2 people all extra guests and pets are $10 more per night. Make sure you verify all before arrival. This is your home and others in the mountains, surprises are good but not the type that is to sneak one over on Jeff or the other guests on the property. Like you tell me one pet and got 5 , or one guest and I arrive to find a tent and a camper. Thank You,,All and Jeff

If you bring extra guests (people or pets) and did not include when booking it is best you inform Jeff immediately and /or use the drop box on the property located at Jeff's house. If you do not inform Jeff/use the drop box , you will be charged double when leave. This will come out of your damage deposit. That is $20 per night for each and not $10. HONESTY IS THE BEST POLICY. (OR) you will lose your deposit. I am tired of people not the pets trying to get over on me and me letting it happen. It took two many years to fix these places up, never getting paid and now, I just wanted to be treated as I ask. Thank You Jeff and all honest guests!

The tipi has 2 futons and now a wood floor and electricity. The plan is to get an electric or gas style stove for heat and to create a nice ambiance. Please be careful if candles are used. Thank You

I do have internet upon request, I want people to spend time together not by texting but by bonding as the old days. I will give you the password but I do not want down loading movies or streaming music, it will slow or shut down from overuse, business only.

If the water has been shut off to the cabin verify water is still on at the Bathhouse that is attached to the Cottontail.

The cabin location is absolutely beautiful! The cabin itself felt very homey and once we had a nice fire going in the stove, it was very very comfortable. The cabin was rustic enough where we really felt like we were getting away from everything, but had enough creature comforts to make it a relaxing stay! We will be back.

Hey Matt, Thanks so much for letting me know about the coffee maker. Also glad you liked the selection of music. Jeff is around most of the time unless he's off globe trotting the world, which he may be, so you have a 50/50 chance to meet him. He's a great guy! Have a wonderful evening! Nice area and cozy cabin. Wifi didn't really work and spent 20 minutes trying to track down someone to help with getting the password. Then there was no running water and could not find the host and no phone line in cabin to reach host.

The location was beautiful, and the description was probably what was available. It is my fault for not reading it more carefully prior to booking.

The cabins were exactly what we hoped for - authentic and warm! The pics of surrounding location don't do it justice - absolutely epic!

Risposta di Jeffery:
Howdy all and Jeff Nelson, this is the part I like, it is having the chance to respond to my guests. My property manager and caretaker and other guests that understand these cabins as more their home and others in the mountains than mine anymore. I have worked on these cabins for over 30+ years while traveling the world working on projects from all the Hawaiian islands, Micronesia, Philippines, Aleutians, and much more, then to return to create a spot for all to respect and enjoy as their home away, to rest, relax, party like a rock star or however you may want, but always take care of these cabins as I ask. Well, to respond to Jeff Nelsons review,,,yes the cabins are rustic,, "Very Rustic"", ="NO, not at all", read the listing they are as the listing, the amenities for Jeff to say Very worn, wrong again, just as in your own home, they have been used and I always update or upgrade , so I do not need very worn, at least not dirty or not available or broke, etc. Now, the rest of the story, Jeff ran over a lawn sprinkler and acted like no big deal, now that is very destroyed, not very worn and that is very wrong and dishonest. Then when I put in a request for $30, he offered $10, find me a rain bird sprinkler on a mobile stand not a steak style, also go to town, the time and the request involved, then be told $10 is all I will pay,,,,hahaa I got to laugh. Thanks Jeff for helping me to realize why I have put a $200+ damage deposit, why I have house rules, why I ask all to see this as their home in the mountains. I am sure if you lived 15 miles from town and had someone run over your lawn sprinkler and they handed you $10 you would be like, thanks man, all good. Then you get to go to town, find out it is $25+, go home replace, be all happy that it cost you, $15 just to go to town with your 10 mile per gallon vehicle. Then the next day another person runs over the lawn sprinkler and hands you $10 you would be like thanks man, I doubt it. So it was an insult to me to see you write very rustic, very worn on the review and it was very wrong to think $10 is enough for what you did and expect me to just be like, OH, thank you. I think instead of asking for $30 it will be $50. Also to all that read this, my name is Jeff and not all Jeff's are like Jeff Nelson and not all guests are the same, yet this is everyone's home in the mountains to be respected and enjoyed for years to come. I thank you all for understanding that I trust people to take care of this place as my listing and notes around the cabins ask, so each and every guest have the feeling of ownership when they pay the rent or pay for damage done, it is part of having a home in the mountains or wherever. Also honesty is the best policy and ignorance is temporary and attitude is forever Cheers Jeff
