This gorgeous historic row home is the perfect retreat for couples, families, or friends! The 4-story cottage comfortably houses 4 guests and is located on a beautiful quiet walkway just minutes from the heart of beautiful Bradford-on-Avon, in a historic Grade II listed building. Picturesque English charm straight out of a storybook!


13 Barton Orchard is a beautiful 18th-century row house located on one of Bradford-on-Avon's most prestigious and historical streets - Barton Orchard! The cottage is centrally located, halfway up a terraced hill facing out toward the lovely River Avon. It is a historic Grade II listed building, one in a series of four-story row homes that were originally built for textile weavers. On the ground floor, an incredible 18th-century cloth dyeing pit (covered over in the 1960s) was re-excavated in 2003 and now serves as a quaint writing nook!

This charming two bed, two bath cottage is uniquely arranged over four floors and comfortably accommodates four people. The entrance on the ground floor opens into a spacious living room with a television, electric fireplace and cozy sitting area (including the historic nook!). The second floor features a bedroom with two twin beds, and a separate full bath with a large tub and shower nozzle. The third floor is where you will find the fully-equipped kitchen and dining area with a stovetop, oven, microwave, fridge, electric wood stove, and the combo washer/dryer. There is an additional entrance on this floor which leads to a lush alley behind the row homes. Finally, the top floor master suite features a full-size bed, master bathroom with stand-up shower, and television, with truly fabulous views overlooking the town! Wireless internet is available throughout the home.

PLEASE NOTE: Unfortunately this cottage is not suitable for the infirm or handicapped. A continuous wooden spiral staircase links all four floors, and while charming, it may not be the easiest for some to navigate!

Interesting house to stay in. Definitely not for the infirm or the very young; also not for the very tall. The head height on the stairs is VERY low! If you plan to arrive in the dark make sure you have a torch with you. Not only is it quite difficult to find, the alley way that takes you to the “back” door is unlit, uneven and very muddy if it has rained (or even if the neighbours washing machine has deposited its water across the alley). The key-safe wasn’t the easiest to open either. Parking is OK if you are prepared to walk 5+ minutes away as it is VERY limited (and some pay and display 8am – 6pm) along the road. The house is quite “tired” and certainly not that clean. The beds are far from comfortable too. The owner lives abroad so isn’t overseeing it on a day to day basis. She does send her contact details but uses a caretaker to look after the property. It is very convenient for the town centre and served its purpose for us as we were attending a wedding at the church.

A charming cottage with a lovely view across Bradford on Avon. Perfect for exploring the area. No direct vehicle access and small windy stairs in the cottage to be aware of.

Lovely area of town and easy to access. We brought our 2 year and the stairs made for interesting entertaining. Would recommend.

We (my husband and two daughters 9 and 12) had a great stay in Hillary's home, it was a short walking distance into the town of Bradford upon Avon itself, a really beautiful town with lots of quaint, fascinsting shops to enjoy looking at. It was easy to get in to explore Bath and Longleat Safari Park from Hillarys home . We had a comfortable stay and the bread, milk and other "welcoming" items we found on our arrival were much appreciated as we were arriving late. Although we managed with the flights of stairs up and down to each floor, they wouldn't be ideal for the elderly as they were quite steep and you needed to watch your hidden places! Otherwise we had a lovely stay and the view from the top bedroom was lovely overlooking the town. Many thanks. Kerry

Nice place, well located and furnished (though a bit tired) but suited our needs well. Lovely canal walks on the doorstep and great restaurants and bars in walking distance. The house felt a bit damp in bottom living room due to underground stream. Dehumidifier provided.

Two good bedrooms, Two ok bathrooms, a nice kitchen with room for all. Wonderful view and central to the cafes/restaurents in Bradford. And they are all Worth visiting. The stairs in the House requires some agility, but for most it Will be no problem. The Ground floor is a little moisty. A very cosy House, and a great place to stay. Central to Bath and within reach of Stone henge and Bristol (where Banksy grew up).
