Our 1910 Edwardian is a welcoming, comfortable, tidy, art-filled place with a mix of modern and antique sensibilities that doesn't deny its age. It's well-suited to those who want to be in a real, personal family home with original San Francisco character, located in a residential neighborhood. (If you're looking for a remodeled swanky pad with 'bells and whistles' I'm afraid this isn't the spot for you...)

The main floor of the house has the entry foyer, living room and coat closet, kitchen, dining room with desk area, a basic full bath with shower stall, and a utility porch with laundry and pantry. Out back there's a modest deck and patio area. The TV/stereo in the living room is set-up with Roku and a DVD/VCR player, and has means to plug-in your device to access your streaming accounts.

Upstairs are three bedrooms and the original bathroom with cast iron tub. The bedrooms are 1) a king with high-end plush mattress, 2) a full/double with firm mattress on custom frame, and 3) a twin with eco-friendly mattress, outfitted with lots of books for a school-age child.

Our dog will not be in the house when you are renting.

There will be a very few minor areas of the house off-limits to the Renter containing personal items that shouldn't impact the stay, which will be locked or marked and are not to be disturbed—a couple closets, a cabinet and the basement.

If we've left for vacation and aren't here to exchange keys in person, we'll get you all the details in advance, and will have a local contact on call in case something comes up.

Bernal Heights north slope is the epitome of a livable neighborhood - friendly and relaxed, with a balance of urban life and nature. It borders the vibrant Mission district and family-friendly Noe Valley, with close proximity to UCSF Mission Bay, Potrero Hill, Glen Park and Dogpatch neighborhoods.

Precita Park is just 1 block away, with its lovely, tree-lined green, and children's playground. Businesses around the park include Precita Park Cafe, Hillside Supperclub, Harvest Hills Market, Precita Eyes Mural Center, Precita Bark, Charlie's Cafe, Precita Laundry.

Bernal Heights Hill Park is a 5-block walk up the hill, or drive, where a spectacular, panoramic view of the city and the Bay and walking trails await.

NEARBY:
In the 15-20 minute walk range are great restaurants and businesses on Mission and 24th Streets including Blue Plate, Front Porch, Local Eatery, Philz Coffee, Humphrey Slocombe Ice Creamery, Dynamo Donuts, St. Francis soda fountain, taquerias, artisan shops, Safeway, Walgreen's and more. 24th Street is home to a dynamic food scene, melding newcomers, pop-up restaurants and delectable Mexican and South Amercian fare. It is often host to cultural parades and city festivals, such as Carnaval and Sunday Streets.

Up on Cortland Street, Bernal Height's 'main drag', there's a Good Life Grocery, Avedano's butcher, many delicious restaurants, bars, shops, an SF Public Library branch and more.

Alemeny farmer's market/flea market is about a 30 minute walk up and over the hill, less than 10 minute drive, or the #67 bus goes right there.

TRANSPORTATION
- The highway is just off Cesar Chavez Boulevard, 6 blocks away
- Muni buses #67 Bernal and #27 Bryant are within a few blocks
- Muni bus #12 is a 5-10 minute walk
- The 24th Street BART station, Muni buses #14, 49 and and the J train are within a 10-15 minute walk
- There are a number of CarShare and ZipCar rental pods nearby, available to members
...and of course there are cabs and rideshare services on call.

A guide containing all the info and a check-out list will be awaiting you at the house. This is an old house that has not been renovated, which gives it charm but also things aren't super modern. The property does not have a garage or driveway; street parking on the immediate block does not have any permits or a street cleaning schedule.

THIS IS A NON-SMOKING PROPERTY, INSIDE AND OUT. Smoking is forbidden inside or outside on any part of the property, including the front steps, back deck and patio.

No pets or animals allowed in the house. We have a dog but she will be away during your stay.

Capacity:
The house is meant for up to five people who sleep in the three beds; please no use of our furniture besides the beds for sleeping.

Furnishings & Contents:
All furnishings, contents and décor the Renter arrives to at the house are to remain in the house at all times, and be accounted for at the end of Renter’s stay in the condition in which it was found upon arrival. Renter acknowledges that many personal items will be in the house and will respect Owners' possessions and privacy. Renter is not to access locked spaces in the house including the closets, basement and special dishware within marked cupboards. Renter is to provide all their own foodstuffs and leave Owner’s untouched.

Security:
Renter will ensure that all doors and windows are locked and closed when not inside the property, and that all first floor doors and windows are locked when sleeping. Renter is not to make copies of the property key, nor to give a copy of the copy to any individual who is not a part of this agreement. There is a house alarm for which you will have a code - you are expected to set this alarm when you are out of the house.

Use & Publication:
No commercial or special event uses whatsoever are allowed on the premises, including running a business from the rental. No photos of the house may be used for commercial purposes, or published on the web or elsewhere for any reason or purpose.

Outdoor Spaces:
The lower patio space in back of the house is mainly for use to access the garbage cans, which are shared with the back house. Please do not hold gatherings in this outdoor common space.

Cleaning:
The property will be professionaly cleaned for your arrival and cleaned after your departure. Renters should maintain a clean house during their stay, and leave the property tidy and clean-up after themselves upon departure; cleaning supplies will be available for use. Additional housecleaning services during your stay can be arranged through the Owner; $120 per visit paid directly to our housecleaner. Renter is not to use another cleaning service.

Neighborhood:
Our neighborhood is really wonderful! Property is in a residential neighborhood, and is in close proximity to the back house, which will be occupied while you are here. Renter is expected to be considerate and respectful of neighboring residents and noise levels at all times. Please be cognizant of street parking restrictions and local laws. Renter is fully responsible for any related fines or repercussions.

Access:
In the unanticipated case of the need for maintenance, repair, cleaning, emergency and inspection or showings during your stay in our house, Renter will allow Owner or Owner's agent access to the property. We don't anticipated this, but Owner or Owner's agent may need access for other reasons during the rental, for which Owner will give at least 24 hour notice. Immediate access would only be required in the case of emergencies.

Rental Party:
Under no circumstances shall Renter assign responsibility to other individuals; absolutely no sub-leasing is allowed. Immediate cancellation of Renter’s agreement, vacation of property by Renter, compensation for incurred costs and forfeiture of the balance of the rental fee are in force should other persons inhabit the premises without written permission of Owner.

Damages:
Renter is responsible for covering the full cost in kind of repairing damage to the house, furnishings and all contents, and/or replacement due to loss, resultant from their stay. Renter is liable for covering the full cost resulting from breech of the property’s rules and dirt or mess requiring excessive cleaning, and other costs due to something beyond the norm incurred by Owner due to Renter’s stay. Renter is obligated to be responsive to any claim in a timely manner.

Agreement/Change/Cancellation Policies:
- Notice of change and/or cancellation must be received by Owner from Renter in writing.
- If Renter wishes to cancel their agreement, fees will be refunded as follows:
- A full refund will be given if we are able to rent the house for the same period as the cancelled dates minus any incurred fees. If we are able to rent the house for only a portion of the cancelled dates, the refund will be apportioned accordingly.
100% if cancelled 60 days or more prior to the arrival date
85% if cancelled 45 days prior to the arrival date
75% if cancelled 30 days prior to the arrival date
50% if cancelled 15 days prior to the arrival date
25% if cancelled 7 days prior to the arrival date
- Renter forfeits the agreement amount in its entirety if cancellation occurs less than 7 days prior to the arrival date.

Liability:
Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) directly resulting from Renter’s stay, including, but not limited to watermarks or scarring of furnishings and/or hardwood floors, permanent markings on the walls, misuse of appliances and/or equipment furnished. Renter agrees to reimburse Owner for the in-kind cost incurred to repair/replace damaged items. Renter holds full liability for any of their party’s personal items and furnishings brought to the property during their stay.

Hold Harmless:
Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither does Owner accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas and electricity, outside construction noises; loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond Owner’s control.

Additional Terms And Conditions:
The Renter, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her Renters as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

Nous avons passé un excellent séjour dans la maison de Catherine. La maison était impeccable et correspond en tout point à sa description. Catherine nous a fait immédiatement sentir les bienvenus, en nous laissant un gentil mot, fleurs et un panier rempli de bonnes choses. Elle a toujours été très disponible pour répondre à toutes les questions que nous pouvions avoir. Nous recommandons vivement cette adresse.

We had a nice stay at Catherine's. The neighborhood is great, the house was spacious and comfortable. Listing was accurate and the house manual is clear and easy to follow. As a previous reviewer said, this is not a generic rental but a real person's home (which to me is a plus).

The house is lovely and is exactly as it is described in the pictures. We felt at home indeed. Catherine was so nice and informative that we had no problems at all. The neighborhood is super friendly and charming with a beautiful park one block away, a nice organic food grocery (we loved!), a very near restaurant which turned out to be a hidden gem (hillside supper) and a cool cafe in front of the precita park where you can have good cafe with a view. Hot tip: the location of the house is at the edge between mission and bernal heights districts, i.e, it's super easy to get to the mission district either by public transport or on foot, which we highly recommend to do as several nice cafes, restaurants can be discovered along the way. We had the best of the two neighborhoods. We will be back soon. Marcos & Clarissa

This is a beautiful house in a great San Francisco neighborhood. My wife and three children (ages 18 to 4) enjoyed a marvelous late July early August week here. The house is extremely charming -- there's nothing cookie cutter or vacation rental bland about it. The furniture, the art, the color schemes are all highly individualistic and homey. There's plenty of room -- living room in front, big kitchen, big dining room with a city scape view, separate pantry. Upstairs, lovely master bedroom, homey children's bedroom and very nice third bedroom. Two bathrooms -- the one downstairs has the shower. I love the Bernal Heights neighborhood. At the bottom of the street, there's Precita park (which has a good playground). There are two nice restaurants around the park, and a small grocery (which is expensive, except for the amazing sales they run on fruits and vegetables, e.g. organic cherries of 45 cents a pound). Parking is fairly easy. Bernal is about 50 minutes from downtown via public transportation, but is a good starting point for trips around SF by car. You can walk to a nice stretch of Mission (about 10 minutes away) and over the hill is the Cortland St. area of shops and restaurants. It's quiet around the house and the neighbors are friendly. I give this place my highest possible recommendation. Good value.

I'm sorry you felt there wasn't enough flatware: aside from our daily flatware for 8, not sure if you found that there's a second set of flatware in the adjacent drawer.}

We have been fortunate to live in picturesque San Francisco since 1995, and love our neighborhood for its balance of access to all our city has to offer, beautiful green spaces and friendly residents.

We love to travel and in recent years have explored the Yucatan, Baja and Spain, as well as new corners of the US. We can't wait to see the rest!
