My vision was to create a perfect peaceful place, bringing the outdoor beauty of Utah's nature in - original photographic images of wild horses serve as the inspiration on the redo-warm fur throws keep you toasty near the gorgeous master mason made fireplace. Every accoutrement you need is here: washer/dryer and detergent, wifi, full kitchen, local magazines-and cool local art.

The goal: to create an allergy-free place you don't want to leave, and one you'll come back to. You'll love it here.

As a professional photographer traveling the world and staying in Airbnb's. I've realized what makes a place special are the touches of the owner. And so, inspired, I enlarged an image of the wild Tooele horse herd to fit over the new memory foam mattress sofa, and added a smaller image from the same herd nearby.

There's nothing like curling up and toasting toes near a fireplace. And since comfort is important and I love super-soft throws, I've added a bunch so you can cozy up to your loved ones whilst watching cable tv via flatscreen or a favorite kid's DVD (provided). Or, if you prefer, relax and read the latest issues of PCStyle (local personalities) or Dishing (food) Magazine in the leather chair. (I am a photographer for both magazines.)

Upon entering, you'll note:
Cork wood floors from living room to kitchen offer a softer spot to walk. Two boot trays are near the front door. Coat closet at entry with several wooden hangars for your heavy coats, and lighter hangars for your garments.

Our remodeled kitchen all of the appliances you need, want, and desire, such as a new Keurig (coffee for your first day provided), bullet blender for your energizing smoothies, and even a crock pot. For those who want to do a little more cooking, you'll find a hand blender, Panini type sandwich press (come back from the hill for lunch!), and pots and pans. A regular coffee maker is here, too.

The bedroom is a private queen, painted in an ivory-white tone to compliment the "shabby chic" style oversized armoire and antique side table. The Pottery Barn bed has plenty of drawer space within the wicker baskets underneath for storing items. The art above the bed is another original image of horses, toned to black and white, and framed in a "barn-wood" grey. While relaxing, you'll also note a metal print - Aspen Trees in Winter, taken just down the street, and a smaller mounted TV.

The bathroom was remodeled to allow for more comfort and space with a beautiful wood cabinet. In the drawers you'll find a hairdryer, and nearby, you'll find shampoo, conditioner, body lotion, moisturizer, and body soaps. ( We use large size bottles to be environmentally friendly. ) Additional items are below the sink, just in case you prefer other brands.

Don't worry about under packing - a full-sized HE washer and energy efficient dryer are in the condo. And for your convenience, I've supplied He detergent.

On property:
A quick walk to the clubhouse can grant you a dip in the heated pool or a visit to one of the two hot tubs (I prefer the outdoor tub), or the sauna. In summer, enjoy tennis on one of several courts.

This fabulous condo is walk to the lift close to the Canyons Resort - a Vail property.
Free public transit is nearby as well. You can choose to hop on a city bus and travel up hill (or down). Stop outside the Y building.

I live and work in Park City, Utah. I can help my guests with ski rentals, dining recommends (Dishing Magazine), and more! Awesome top rated restaurants and locals favorites spots are all within minutes. Check the Airbnb guide attached to my pages.

NOTE: Premium dates are HOLIDAY, SUNDANCE, AND PRESIDENTS' WEEK. Minimum of 5 nights during all premium dates.

Monthly rental available beginning April 1.

The entire condo is YOURS!
Guests will receive access information 24-48 hours prior to check in and/or it is printed on the airbnb reservation form. Push button lock on door - no need to go to a management office. Check in ANY time after 4pm! If I can provide an early in and/or a late out, I will!

Check in at 4:00pm. Check out by 10:30am.

Property is inspected via a separate housekeeping service upon your check out. If you have any problems upon check in, please notify me immediately. I LOVE GOOD REVIEWS and want to take excellent care of you!

Two hot tubs! Swimming pools! Sauna! Are at your disposal year round via the Clubhouse. I am not responsible for closure, if it should occur, nor hours of the clubhouse.

I've made this condo as allergy free as possible: From wood floors and wooden blinds, no pets and no smoking or vaping, not 420 friendly. PLEASE DO NOT bring peanuts into the condo as this is a high allergen! I've also, "Thought of everything" you may need to enjoy your stay and I've included it in the condo. You'll have Keurig coffee and/or tea available for your first morning.

Groceries: Use the Smiths or Walmart app to order online. Pick up your groceries at a specified time. No car? Let me know if you need items picked up and delivered for you - fee based.

Term
This agreement shall commence on “Check-in Date” and terminate on “Check-out Date” as specified in Renter’s Airbnb reservation.

Rental Rate
The rate for your stay is as specified in Renter’s Airbnb reservation.

Maximum Occupancy
The maximum number of guests allowed under this agreement is four guests.

Check in/Check out
• Check-in time is after 4 PM unless special arrangements have been made ahead of time and confirmed by the Management.
• Check-out time is before 10:00 AM unless special arrangements have been made ahead of time and confirmed by the Management and the cleaning company.

Cancellation Policy
The Airbnb “Strict” cancellation policy that was specified in Renter’s Airbnb reservation is the cancellation policy.

Cleaning
No cleaning or maid service is provided during the term of this rental agreement. The property shall be professionally cleaned prior to Renter’s arrival. Extra sheets and towels are provided in the unit. There is also a washer and dryer in the condo for Renter’s use. PLEASE place the grey 800 thread count sheets on the BED ONLY. These were expensive and if placed on the sofa sleeper incorrectly, they will be ripped.

Parking
There is no garage parking for vehicles - use a public lot, in front of the condo. Management is not responsible for Renter’s vehicle, for any reason, including vandalism, damage, or theft. Lock your vehicle and remove valuables.

Telephone/WIFI
There is NO telephone hard line provided in the rental, however there is complimentary WIFI service (Wireless Internet).

Vacating the Premises
Renter shall deliver possession of rental in good order and repair to Management upon termination or expiration of this agreement. If there is a problem, notify me immediately.

No Smoking
Management is committed to providing its guests with a smoke-free environment. There is no smoking permitted anywhere within the premises including balcony. No 420. Not legal in Utah. No vaping.



Right of Access
Management shall have the right of access to rental for repair and maintenance during reasonable hours. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the rental.

Use
Rental shall be used so as to comply with state, county, and municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with any neighboring resident’s quiet enjoyment of their residence. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued.

Property Loss
Management shall not be liable for damage to, or loss of, renter’s own property of any type, for any reason or cause whatsoever.

No Pets
Animals, birds or pets of any kind shall not be permitted inside the rental unit at any time.

Indemnification
Renter releases Management from liability for and agrees to indemnify and hold harmless Management against losses incurred by Management as a result of (a) Renter’s failure to fulfill any condition of this agreement; (b) any damage or injury happening in or about rental or premises to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against renter as a result of renter’s action. Renter agrees to indemnify and hold Management harmless from any and all damages caused by renter’s negligence or fault, including all costs and attorney fees.

Entire Agreement
This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any part of this rental agreement is invalid, for any reason, such invalidity shall not void the remainder of the rental agreement.

Failure of Management to Act
Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation of this agreement.

Payment stipulates the Renter has read the agreement and agrees to its terms.

Hey there! I am an energetic educator and property manager who is also an award winning and recognized (licensed) photographer in Park City. I don't believe in being stagnant! I don't have spare time because I make sure every moment is filled. I'm a cancer warrior, fighting cancer by lifting weights and exercising - strong body = stronger mind. If I'm not photographing the beauty of the world, vacationing families, and seniors, I'm either teaching or at the gym. Five things about me? 1. I don't cook. 2. I'm an official under taster (that explains #1 in that no one would eat what I've tried to cook, so I gave up decades ago.) 3. I love a great tea! (Licorice!) 4. I don't watch TV - and haven't in years. I don't even know how to turn it on! My boys shout, "Xbox - watch TV", but Xbox doesn't seem to know who I am and refuses to listen. 5. I love to travel and have stayed at Airbnb places in Israel, Ireland, Vancouver, Canada, and Tennessee. I do live here, in Park City. I manage just a few properties for friends - from Deer Valley to the Canyons. What do I pack when I travel? My photo gear. I'm a light packer because I like to purchase items while on vacation as a bonus memory. I prefer to get up early go, seeking out the perfect location to watch (and photograph) the sunrise. An ideal day for me is photographing the sunrise, returning to go for a run, and then waking up my family to have them experience a new place with me. I can live without TV (I rarely watch it), and sunburn. I don't cook, but have a well-used microwave. I enjoy going to the gym, and spinning. Favorite musicians: Johnny Lang, Eric Clapton, Dave Matthews. And any blues singers/players. I have seen BBKing, Taj Mahal, Guitar Shorty, Alvin Youngblood Hart, Keb Mo, George Thorogood, Janiva Magness, Marcia Ball, Shemekia Copeland...all of whom played in Park City at either the Eccles Center, Deer Valley, or Egyptian Theater. DO text me you planned arrival time. You don't have to text me when you arrive. (Especially at 2am wondering what the internet access code is!) Knowing a planned arrival helps the maids to schedule their day - i.e., do they need to make the condo a priority because you are requesting an earlier in? Or can they clean later because you arrive late?

DO know the condo will be ready by 4pm - UNLESS you did an "instant book" for that same day...I will double check for you - but it should be ready as my maids are to clean "upon exit day". It is best that you contact me if you plan on INSTANT BOOK DAY OF ARRIVAL.

DO know that if you arrive earlier than 4pm, the condo may not be ready - as previous guests may have had an extended exit time - (must be arranged for in advance.)
