This beautiful and peaceful place is located at the heart of it all! from there, you will be able to enjoy the daily outdoor market in the old part of the city, shop for flowers, fresh local and regional produce, souvenirs and much much more!
The famous Promenade des Anglais is also within a 5 mins walk. Same for the gorgeous Opera House in the Vieux Nice; you can then walk to the Marina, the Antiques district and the busy Rue de France where street animations are held during the high season. Finally, from your home, you have easy access by train to Monaco, Cannes and Italy.
The panoramic view will surprise you !!!!
For your arrival to Nice Etoile from the airport you have taxis, and buses which go direct to the centre of Nice.
From the bus stop you take the Tram ( or walk) to the station Jean Médecin.
From the Nice central train station you can walk or take the tram to the front door.
If you come by car, I have my own private secure parking place in the building giving you direct, access to the apartment. The price is euro 20 per day.
I will be at the apartment to greet you upon your arrival and answer your questions.
Check in is between 1700 and 2100. All late arrivals after 2100 will be charged on arrival euros 20, if advised before scheduled time of arrival. If arrival after 2100 and not advised previously then I will advise cost to arrange for have someone else to be there when you do arrive. Sorry for the complexity but I am not a hotel and am not able to await all night for late arrivals.
You are located in the centre of Nice. The street at the front of the building is the main shopping street of Nice. It is modern, clean and tidy.
The apartment is on the top floor at the back of the building, hence quiet and offering fantastic views of Nice.
The up market shops are in the building and the area has plenty of restaurants and bars.
It is short walk to the main tourists areas and beaches.
The Jean Medecin Tram Station is directly opposite the front door.
Promende des Anglais and the beaches are 5 minute walk. Old Nice is also 5 mins walk. The port of Nice is 10 minutes.
Nice Central train station is also only 5 minutes or one stop on the tram.
The minimum of the overnight stays:
3 nights January- April;
4 nights May - December.
All guests are required to arrive before 2100.
Arrivals are before 21 hours All late arrivals not had to have a train or flight delays is penalized after 9 pm euros 20.
CONDITIONS OF RENTAL
I am offering you a friendly and cosy, quality apartment - my home, and I want that you really enjoy staying here. As have all my previous guests.
To assist me in achieving this goal, I kindly ask that you respect and honour a couple of basic rules during your stay.
In general, I would expect normal responsible adult behaviour with respect for my property, the environment and neighbours.
Guests must ensure that no damage to the property or its contents occurs intentionally or due to negligence. In case of any damage, you are obliged to report it to me and you accept that you will be charged accordingly and have to make payment prior to departure.
In the case of any problems or damage, please call me on my mobile (phone number hidden) or on that of my daught(phone number hidden). But respect I work and she is studying so unless extremely urgent, please not after 22h00 or before 07h00.
USE OF PREMISES
Cleanliness: You will arrive to a very neat and clean apartment. It is my wish that you endeavour to keep it this way. I appreciate that we do not all have the same high standards but any mess will attract a higher cleaning fee.
DURING THE STAY:
Do not leave the water running.
Turn off lights and other equipment when you are not using it or when you go out.
Be careful not to lose the keys to the front door.
Empty the fridge and freezer
Wash your dishes and empty dishwasher and washing machine.
Remove all garbage. Garbage bins are located in the room next to the front door of the building. You will need your key to enter this area, where there are the letter boxes and bins.
The apartment is strictly non-smoking, therefore, it is forbidden to smoke inside the apartment and throughout the building. If you do smoke in the apartment or on the balcony, you will be fined euro 500 for the cost of special cleaning. This will be deducted automatically from your deposit. So be warned!
Sorry no animals are allowed in the apartment the duration of your stay.

We stayed at Sylvie's apartment for five nights and found it perfect for us. We chose it because of the balcony and the location and we were not disappointed. The apartment is accurately described by the photos and description in both layout and size (what you see is what you get).
We were met on time and as arranged by Sylvie's brother and his lovely wife who showed us around.
The balcony has a 180° view of the north side of Nice towards the mountains. It has a lovely seating area and a separate dining area. The latter is just outside the kitchen window, very handy for laying and clearing away the dining table.
The entrance to the apartment is on a busy street which is ideal; you're immediately in the swing of things when you come out your front door. There is a nice bar opposite, to the right on the corner of the block, which is good to sit have a drink and watch the world go by. We did not do much touring around the area but rather relaxed using the apartment a lot. However, as other people have said the train station is within walking distance and the tram stop is outside the apartment building entrance if walking into the old town (10 to 15 minutes) is a bit much in the heat.
Pity we never got to meet Sylvie (we did water your plants Sylvie). Had a problem with the TV breaking down which never got fixed but we really did not need it anyway. We were quite happy to sit on the balcony reading, listening to music, sipping wine and usually preparing our own meals - courtesy of the very excellent Monoprix supermarket next door (salad food much fresher and tastier than UK supermarkets). All in all we had a great time and will definitely go back if we stay in Nice again.

Our stay at Sylvies house was really pleasant. The balcony is absolutely huge and we spent most of our time at home out there. She possibly could have provided us with more utensils e.g., there was only one coffee mug. But otherwise we had a brilliant time.
This flat is perfectly situated in Nice, right by the tram stop and a few minutes walk from the main train station, from which we travelled easily to Monaco. The view from the balcony is breathtaking, and the facilities for shopping and eating out are great. Go to the old town for a more authentic meal than the touristy restaurants nearby.
The flat is smaller than I expected, and very compact. You will not have access to much of the storage space and you should expect this to be a space that you slot into rather than accommodate.
In addition, the price for adding a third person is an extra 25€ per night, which made it much more expensive for us, especially as all three of us shared the only room.
The kitchen facilities are modest but clean. Mornings can be noisy as the flat overlooks a busy school, but the mechanical shutters over all the windows let us lie in beautifully until ten! The shower is modern, clean and one of the best we have enjoyed in Airbnb flats.
Sylvie and her daughter are helpful and clear in their instructions. The flat is well-equipped and is a cool and private retreat from the heat and bustle of central Nice.
Great apartment in a central location with lovely views of Nice and the surrounding hills.
We stayed over the weekend and were impressed by the central location, 7 minute walk to the Train station and 10 mins to the Promenade and beach.
The apartment has everything you need, a great shower and a superb terrace where you can soak up the view.
A very nice place to stay, can recommend to anyone.
Sylvie and her daughter were wonderful hosts. They take great pride in the apartment and that shows in every detail. The apartment is perfectly located between the Promenade des Anglais (perfect for the days you want to stay in town) and the train station (perfect for exploring the rest of the Riviera). We especially enjoyed having breakfast or a glass of wine on the terrace; it felt like your own private oasis in the middle of the city.
Sylvie is a good host- she kept good contact with us and took care about the details of our stay so that we could have a great time in Nice.
