If you want to,

You are allowed to bring in your family members or friends or relatives to come visit you at the apartment,

or even stay there over night ,

or even stay for the whole period booked ,
if you want to,
and there is no extra charge for that .

You can choose your own check in time ,
BUT IT IS A MUST THAT your CHECK IN TIME MUST BE FIXED with us early,
and preferably not later than 3 DAYS BEFORE CHECK IN DATE.

BUT IT IS A MUST THAT your CHECK OUT TIME MUST BE FIXED with us early,
and preferably not later than 3 DAYS BEFORE CHECK OUT DATE .


When you are finally at the apartment with my staff on check in date ,

my staff will go through with you all the items in the apartment ,

and explain to you the use of the items ,

and also will pass you the keys to the apartment ,

and this is the best time to ask questions about the use of the items in the apartment,

and also the best time to test out the items in the apartment together with my staff,

to make sure the items are working fine.

Before arrival date we need


EITHER

1 PHILIPPINE ID OR PHILIPPINE PASSPORT (FOR FILIPINOS ).


OR

1 foreign passport (FOR FOREIGNERS )


of ALL adult TENANTS to be emailed to us,

so that we register all of you as new residents in advance for you all ,

on your behalf before your arrival,

for the period of stay.

In case you do not have scanner to scan that passport or ID then just use a camera to take a photo of the passport or ID and then email us that passport or ID to us.The words on that passport or ID must be readable or legible.


Please email to us the passport or ID ,
preferably not later than 5 business days before arrival date as we need time to process the move in paper work.

If the tenant fails to turn up on check in date and time then the stay will be considered as a no show and rent paid will not be refundable and the tenant will not be allowed to check in on another day.


Please try to be punctual for the check in and check out meeting up.

After check out procedures have been done at the apartment,

the tenants need to immediately leave the apartment and not stay on ,

since other new tenants need to move in ,

soon after your check out from the apartment .

Even if the stay is shortened,the rent already agreed upon cannot be reduced.


In case of equipment deliberately damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items in Philippine pesos cash before leaving the apartment.

Guests will not be charged for items in apartment that break down or that stop working ,if the cause of the break down has got nothing to do with the guests.

If an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge.

So far almost all of our guests do not need to pay damage or missing items charge.

No smoking inside apartment except at balconey or window area

No pets allowed

No cats and no dogs allowed.

During the stay,
everyday please tie up all waste food or food substance into the trash bags that you can buy at nearby supermarket,
and everyday please throw the trash at the rubbish collection point ,
and everyday please wash all used plates and cups,
to remove all food stains and food particles,
so that pests cannot have access to any waste food so this way we can avoid attracting pests into the apartment.

Extra tenants or guests need to use the extra mattresses for sleeping.(maximum of 2 extra mattresses for sleeping.)

Since this is an apartment and not a hotel so cleaning of apartment by my staff will be done before your arrival but during your stay,there will be no daily changing of bed sheets and no daily cleaning of apartment but you can request my staff to do that for you for an extra fee if you like to.

Electricity is free as long as it does not exceed 17 KWH per day.For example if you stay for 10 days then you will get 170 KWH of free electricity,

and most guests DO NOT NEED TO pay for excess electric usage as long as you turn off the aircon and electric appliances when you leave the apartment or when not using the electric appliances ,

and in the very very rare case of excess electric usage, then the electric rate is 12 pesos per KWH electricity for any excess usage that goes over the limit ,and excess usage fee,if any , will need to be paid in Philippine pesos cash before checking out from apartment.

In the rare case of tampering of the electric energy meter or technical fault with the electric energy meter,
THEN the electricity usage cost for that meter faulty period,
will be based on the average usage per day before the meter became faulty ,
or based on the electric bill.

In case of meter faulty or meter being tampered and if there is a need to wait for the paper electric bill from electricity company,
then the full security deposit will be refunded only after the paper electric bills are out so we can check on the electricity usage .

For longer stay tenants,
we have the right to increase the amount of security deposit .

For long stay tenants, every 1 to 2 months, my staff will come to the apartment to check the amount of excess electric usage fee if any, and to collect the excess electric usage fee if any, but from past experience, the amount of excess electric usage fee for most guests is usually zero or very low since the cost of stay already includes a generous amount of free electricity .

FOR A STAY NEAR OR WITHIN PERIOD OF 20 DECEMBER TILL 5 JANUARY, IF THE STAY IS EXTREMELY SHORT, THEN RENT PER DAY WILL BE MUCH HIGHER THAN NORMAL RENT PER DAY RATE .

Any stay that includes a check in date on christmas eve or christmas day or day after christmas or check in date on new year eve or new year day or day after new year ,
will have an extra 2000 pesos surcharge fee or even more than that .


WEBSITE OPERATOR SERVICE FEES NEED TO BE ADDED TO THE TOTAL RENT .

There is an apartment preparation cost fee or cleaning fee of 3000 pesos to be added on for each stay.

In case booking confirmation and payment is delayed until 2 business days or less before check in date then there will be an extra late booking surcharge of 3000 peso to 10,000 pesos or even more than that,
for the late rushed booking .

The later the rushed booking, the higher the rushed surcharge fee.

A super short stay,

in the middle or near the middle of the

empty part of the calendar,

will be charged an extra surcharge fee of

3000 to 30,000 pesos or more per stay or even more than that,

depending on how short is that super short stay,

booked into middle of huge empty part of the calendar .

I rented this place recently for more than two weeks, and I must say if the price was as they advertised it would be OK, you pay for what you get - small place, poorly equipped, bugs all over, but it is centrally located and ECONOMICAL... However, I paid almost double rate for over 2 weeks stay, and to this day I am waiting for the refund of security deposit.. It is AIRBNB who is supposed to refund me, and this is why I am suspicious it was is a trick, because I am using AIRBNB for last 3 years and security deposits if any are charged by the caretaker and refunded at checkout. Also I left my camera charger and battery asked to return, and nobody really put any effort into it to find it and let me know results of the find.

Its ok if you do not want to thank me and my staff to spend our precious time after your stay is over , to go and search for your things for you, but You can't misplace your items and then start wrongly blaming us for not looking for your items after the stay is over , when the fact is, i did ask my staff to quickly go and look for your items . In the meantime, I will still ask my staff to continue searching for your items which you claimed you left behind, and will inform you immediately by email, once they can manage to find your items that you claim that you leave behind . In case if you did not leave your items inside the apartment, but left them somewhere else, even if my staff search forever, they will still not be able to find those items you said you left behind, if in fact they are not there . The appartment is just like it is described. It is a nice condo, which includes everything you need. After it was installed, a few days later internet worked well. One con was the single bed, which was not too confortable to sleep in. It felt like a safe place to live. The elevators are a bit slow, but you get used to it. There is a 7/11 downstairs, and a Robinson's mall a 10-minute walk away. Taft Avenue is a busy street, but it is convenient as all public transport vehicles pass it. Also, there is a metro-station very close by. Contact with Chwee was okay; he responded quickly to our emails. Chwee's staff was very nice, helpful and always available.

Overall, I was very happy with this condo! The pictures are accurate, the amenities were as listed, the place was generally clean and in good condition. The air con and appliances all worked very well. I was able to cook in the kitchen and wash clothes in the washing machine. The atm and 7-11 in the lobby are great perks. The other tenants of the building appeared to be mostly students and families. Perhaps most importantly, Chwee and his staff were incredibly responsive and all of my questions and concerns were answered very quickly and satisfactorily! It was absolutely not a problem at all that Chwee was not located in Manila. My concerns were generally minor and mostly out of the host's control: the internet was pretty slow (which is often the case in many places in Manila), there were some stains on sheets and towels, the elevators of the building were slow, the hallways in the apartment building were dirty. As you would expect in a busy metropolis, there was significant street noise. I generally felt safe walking home to the apartment even at night, although I was never alone and was definitely on my guard. It is nice that there was security in the lobby. It took a couple days for us to get used the apartment and living in Manila, but by the end of our stay we loved it and it really felt like home! Thanks for everything, Chwee!

I have a few of my staffs based in Manila to help me look after the 8 manila condominium apartments and each time one of them will meet you on check in and check out dates at the condominium apartments and they will be the ones to show you all the items and equipments inside the apartments and also to pass you the keys to the apartments.
