Our lovely B & B accommodation includes: a Guest Suite with its own private sitting room; an En-Suite double bedroom; & 3 additional double bedrooms each with vanity units & shared large Edwardian-style bathroom with walk-in shower. Our rate is £45 for single occupancy and £65 for double occupancy (we do not have single or twin rooms) which includes a substantial continental-style breakfast. Property has off road parking.
The fully equipped Guest Suite is attached to our original Edwardian House in Terrington St John. It has a separate double bedroom, Edwardian-style en-suite bathroom and private sitting room - complete with a double sofa bed if required.
Guests can also book the En-Suite Double Room in the main house. It includes a large double fourposter bed and en-suite facilities with shower. The room has a southerly aspect overlooking the front lawn. We have a further three double bedrooms with large Edwardian-style separate shared bathroom. Guests also have access to a downstairs walk-in shower/sauna room and separate wc.
We are dog friendly! And welcome dogs and responsible owners.
We are situated just 6 miles from the historic Hanseatic town of Kings Lynn, North Norfolk.
There are excellent rail links from Stansted airport to our local station of Watlington (via Cambridge and The Cathedral town of Ely) which is the last stop before Kings Lynn.
Also a half hourly bus service, the X1, traveling from Peterborough, Kings Lynn, Norwich, Great Yarmouth, Lowestoft, stops at the village en route.
Guests have the use of our Garden Room attached to our Edwardian home plus the opportunity to enjoy our extensive gardens and grounds.
We can also offer use of our outdoor heated swimming pool during the season. Our sauna is available on request for a supplementary charge.

Our home is an Edwardian house built in 1913 by Henry Clifton.
The house is double fronted and set back off the road. Over the years it has retained many original features and boasts very elegant Garden Room off the Dining Room towards the front of the house. Guests can enjoy the Garden Room and extensive gardens during their stay. We live on-site & are available to meet and greet & show guests around; to assist and advise on local amenities and to interact as much or as little to ensure your stay is all that it could be!

Our competitive rate is inclusive of a substantial continental style breakfast with homemade preserves, freshly baked bread & seasonal produce from our own vegetable garden. Alternatively a full English breakfast is available also within our daily rate. Each room has tea making facilities, TV and WiFi.
Afternoon teas are available on request for a small supplementary charge. Evening meals are available on request from our menu. Prices are subject to market trend. ( We have a 5 star food & hygiene rating).
Please note we are a B&B and it is impossible to show our rates in the Airbnb site. Our rates are £65 per room per night (double occupancy); £45 per room per night (single occupancy).
We do offer seasonal discounts and reduced rates for long term stats. These rates are exclusive of the Airbnb service charge.
