Take a 5 minute taxi from the airport and you have arrived to paradise. This amazing condo is in the exclusive hotel/condo ESJ Towers in Isla Verde. The unit has 2 bedrooms and 1.5bathrooms making it very comfortable. Each bedroom has 2 full size beds and the living room has a queen size sleeper giving you a total of 5 beds. Pool access is a breeze because the unit is on the same floor as the pool entrance (the unit is not ground level). The pool is large and has plenty of chairs to kick back and relax in the sun. If you need a cocktail don’t worry there is a bar at the pool where you can order drinks and have them charged to your room.

The beach is literally just a few steps away. The beach’s gentle surf and wide beach stretch out for several miles. On the beach you can enjoy a variety of activities such as jet skis, kite surfing, offshore surfing, parasailing, banana boat rides, sailing and much more.

Within ESJ Towers there are several additional amenities. The gym and sauna is available for those of you that want to work out or like to relax in the steamy sauna. For additional entertainment there is a game room, card room, ping pong table and pool tables. A restaurant, bar and convenience store are also inside the property on the lobby floor.

Everything you need to make yourself at home is inside the unit. All you need to do is come and stay with us.
So what about the area?

Isla Verde Beach is to Puerto Rico’s San Juan what Ipanema Beach is to Brazil’s Rio de Janeiro. It is stylish, upscale, and the place to be seen. It is also considered one of the best municipal beaches in San Juan. Meaning Green Island in Spanish, Isla Verde draws beach-lovers from all over for many desirable high points, including plenty of fashionable, upscale hotels, a thriving beachfront spilling over with restaurants and cafes, and a hip, urban vibe. The crescent shape and bustling atmosphere take center stage in this exciting area of Puerto Rico’s capital city.

Begin putting together a picture of Playa de Isla Verde San Juan with a long, curving beach topped with light, tan-colored sand on the northeast coast. Back it by tall palms that nicely blend the line of San Juan hotels behind into a more natural scene. Add all these elements together and you’ve got an ideal, urban beach filled with a mix of trendy folks, tourists, and families enjoying the best beach activities and warm Puerto Rico sun and water. Adjacent to Isla Verde Beach is Carolina Beach, offering some more amenities and services.

There are plenty of things to do along the shores of Isla Verde Beach. There is a popular beach shop offering banana boat rides, parasailing, and Hobie Cat and wave runner rentals. The rentals can be taken out by the hour or by half and full days. Diving off the main shore is also a possibility and there are several dive shops that can take you out on the water. Often dive operators suggest diving off shores located 30 to 45 minutes from Isla Verde due to Isla Verde’s low visibility. Isla Verde is still a good place to arrange a trip and if staying in the vicinity, dive tours take you to the best, nearby spots toward the east where visibility increases to between 20 and 50 feet. Cayo Diablo, part of an island chain on the east coast, is one of the most popular sites.

The gentle surf and wide beach (over 200 feet in width) are the most welcoming aspects of Isla Verde Beach. Snorkeling is a fun pursuit and though visibility isn’t magnificent, it’s still possible to have a look at small marine creatures and corals living in the surrounding reef. Water skiing, jet skiing, parasailing, and body boarding are other available and popular activities. Many of the shops and hotels lining the beach host special events and offer water sports and other beach activities. Note that holidays, weekends, and the summer months can get extremely busy, which means prior arrangements for many activities are necessary.

All along the strip of beach there are endless condos, hotels, and other high rises along with entertainment centers, and plenty of eateries to choose between, from upscale to budget. There are also numerous nightclubs, bars and chilled-out lounges around Isla Verde Beach, many near the shore to accommodate visitors which means nightlife is especially lively. There are two big-name casinos situated in Playa de isla Verde San Juan as well, and these are a big draw for tourists as several excellent area spas.

1.Security Deposit. The Lessor will return the security deposit to the Lessee within ten days of Lessee vacating the property providing the property, in the Lessor’s opinion, is left clean, neat & there are no missing or damaged items. The Lessor reserves the right to retain the security deposit in whole or in part on behalf of the Lessor under, but not limited to, the following circumstances:
a.Damage in excess of reasonable wear & tear are incurred to the extent of the cost of repairs.
(website hidden) Services: One (1) paid maid service visit is included in the rental upon guest departure that includes laundry and general housekeeping. Guests will be responsible to leave the dishes, utensils; appliances clean as they received them. All trash is to be disposed of in the receptacles provided.
i.A charge of $10.00 per bag will be deducted from the security deposit for any trash not removed from the premises.
ii.A charge of $25.00 will be deducted from the security deposit for leaving the dishes, pots, pans and utensils not clean.
iii.Excessive Cleaning – in the event the property is left in such conditions, in the Lessor’s judgment, to require additional cleaning services staff $80.00 will be deducted from the security deposit.
c.Failure to Vacate – Failure to comply with 11:00 a.m. check-out time may result in Lessee being denied access to the property or immediate eviction and will result in penalty fee from the security deposit of $100.00

2.Maximum Occupancy: Maximum occupancy is 10 people including children at any given time. Exceeding the maximum number of guests allowed in or on the property premises may result in Lessee being denied access to the Property or being evicted from the property with no refund of all monies paid.
3.Additional Guest: Additional guest not specified on the original rental agreement will have an additional nightly charge of $25/person and may not exceed the maximum occupancy of the property.
4.Smoking: This is a strictly NON-SMOKING property. Failure to comply may result in Lessee being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
5.Pets: Animals and/or pets are not permitted in the property under any circumstances. Failure to comply may result in Lessee being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
6.Acts of God and/or Noise: Lessor shall not be liable for events beyond his control which may interfere with your occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, including flooding and noise from nearby properties or events. NO REBATE OR REFUND will be offered in these circumstances.
7.Hurricanes and Tropical Storms: Even though the property is built to withstand the effects of a Hurricane or Tropical Storm, in the event that mandatory evacuation is ordered no refunds will be given unless
a.The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area”
b.A mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning area of residence of a vacationing Renter or Guest.
8.Right of Entry. Lessor may enter the premises in order to protect, inspect, show or make repairs on the premises.
9.Indemnity: The Lessee and Guests and other visitors to the property shall hereby indemnify and hold harmless the Lessor(s) against any and all claims of personal injury or property damage or loss arising from negligence in the use of the premises regardless of the nature of the accident, injury or loss. The insurance of the property will not cover renters in the case of theft or any other loss. Lessee need to refer to their personal policies and/or purchase travelers insurance.
10.Damage to Lessees Property: Lessees assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water or storm damages or other elements or any other cause whatsoever.
11.Un-authorized events: Unless specifically agreed upon, no special events are to be held on the property. This includes weddings, baptisms, or any large party that exceeds the number of registered occupants. If approved, these events require special insurance/bonding and these are the responsibility of the renter. If an un-authorized event occurs this contract will be terminated immediately and all monies will be non-refundable.

The condo was right on the beach. Nice neighborhood. when checked in , the code given was incorrect. Had to wait for the new code to receive in text. I asked for the internet access code to use in the room ( $6 / day ) and she replied 2 days after. I was not very impressed with that. Other than that, we all enjoyed our vacation there.

Ricardo as a host was very accommodating and understanding of my situation after my previous plans fell through. I contacted him at the final hour and he was very prompt to respond to my requests. During our stay the property manager Nancy was very timely in response when i accidentally left the keys in the apartment ( the door locks automatically when it closes). ESJ towers are located in the very lively Isla Verde area of SJ. As stated by another AirBnBer many guests of ESJ were older but not all. Besides, it's directly next to the El San Juan Hotel which had a much younger crowd and a luxurious cabana pool filled with music, food, drinks and parties. ESJ guests have free access to both hotels and the club inside of El San Juan which was jumping every night. As for the apartment it was clean spacious and exactly as advertised albeit utilitarian. Nothing fancy about it but it was perfect for my needs as I didn't spend much time in the room anyway except to sleep n shower. Overall I had a great stay at Ricardos place and I definitely recommend it for anyone who plans to spend their vacay touring San Juan.

Nous avons séjourné 9 dans ce logement, 3 ultes et 6 fants. il y avait suffisamment de vaisselles, de serviettes et d'oreiller pour tous. l'appartement montre des signes d'usure, mais considérant le nombre de personne qui le fréquente il faut s'y attendre. les meubles sont neufs et confortables. Les salle de bains semblent aussi récentes. je dirais que ma plus grande déception se trouve au niveau de la propreté générale de l'appartement, comme je disais des marques de valises sur les murs c'est normal, mais des traces de doigts oranges de doritos, de la nourriture sur le sofa, des sacs de nourritures sous le lits, pour moi c'est inacceptable. La cuisine était vraiment malpropre, le dessus du réfrigérateur, le côté du four et les armoires et tiroirs graisseux, ce fut ma plus grande déception car nous avons beaucoup utilisé la cuisine. De plus, il n'y a rien pour essuyer la vaisselle ou même des guenilles pour faire un minimum de ménage. je soupçonne la terrible équipe de ménage de s'approprié du reste de savon et produits ménager laissé par le locataire précédent. Cependant, j'ai apprécié l'appartement, son emplacement. j'y retournerais sans problème, si le propriétaire change d'équipe de ménage. Nous lui avons d'ailleurs fait part de ce que nous avons remarqué et il semblait tout à fait d'accord que c'était inacceptable. Pour son emplacement, les meubles neufs, la grandeur, je vous le recommande!

I rented this condo a few weeks before my trip. I along with my party of 7 were satisfied with the pictures and the price of this place. However, things didn't end up being as great. When we arrived, we had problems entering the condo. Apparently, the lock wasn't working and no one in the hotel was able to help because this was a private owned property. I contacted the owner and she took about two hours to get to the place and get the lock fixed. We checked in two hours late and she never apologized. As soon as we came in, we used both bathrooms only to find out one wasn't working. Yes, unbelievable. I contacted the owner and nothing was done about it. No one ever came to fix it. I called her and txt her on many occasions and she didn't respond. I was very disappointed by this and how the owner was careless. I don't normally write reviews but this was beyond my worst experience and wouldn't recommend this to anyone. I hope the owner reads this and makes some changes with her property as well as with her attitude.

In response to this review I would like everyone to know that I have one full time property manager as I do not live in PR. She manages 8 of my properties which are spread out in various parts of the island. I mention this because in rare cases where something breaks guest need to understand they are renting a private home and it's not like a hotel where you pickup the phone when a issue arises and maintenance staff is at your front door in the next 2 minutes; you need to give us time to get to the location and correct the problem. This incident took place during the highest traffic hours in Puerto Rico and that means you can spend hours in traffic depending on where you are going. By the time the call is received my PM drops what they are in the middle of, batteries are purchased and she waits in traffic 2 hours is good timing. If this guest would have rented from someone that has a 9am to 5pm job (as most host have) and couldn't get off work early her experience would have been much worse. If your the type of person that can't wait for things to be fixed and needs everything done right this second you shouldn't be renting private homes instead a hotel would be a much better fit for you as they have the ability and onsite staff to resolve incidents at a moments notice. I think my property manager does a amazing job and I really don't know how other host manage these types of incidents if they didn't have a full time PM.

Ricardo was very helpful with setting up and is more than happy to answer any questions you have about the area. The apartment is also clean when you get there which is a plus. I would note that the view of the beach that is pictured is not from the room balcony. Beach and pool access is on the floor of the room which is also nice.

So who am I? Well my name is Ricardo and I love the beach, the ocean, and traveling. When I travel I look for places where I can find unique locations where I can try a variety of different adventures. Either it be under water scuba diving ship wrecks and admiring life inside our ocean or exploring the wilderness and finding caves and ruins.
But then again all vacations don’t have to be a adventure. Sometimes I just like to sit back and relax, try new places to eat and enjoy myself.
