7 miles from Las Vegas Blvd (The Strip) which is about a 15 minute drive, also a 15 min drive from the Airport.

This home blends antique pieces (inherited from the owners great grandparents), with handme downs, and modern pieces purchased to give the home just the right feel.

This is an owner occupied home and not a hotel. There may be some wear and tear.

The dining table and chairs are from the early 1900’s and hold a dear place in the owners heart. They are worn and not great for large dinner parties (namely decorative only), however there is another dining set in the garage as well as a beautiful outdoor dining table.

The space is eclectic, blending the owners personal belongings with antiques, and modern pieces to give a warm homey feel.

The home is a two bedroom home with both bedrooms being upstairs. The home has a very steep tiled stairwell which may not be great for children, those with difficulty with stairs or if there is to be heavy alcohol use.

Absolutely no parties, events, pre-games, kickbacks or any other form of gatherings allowed.

The home has several exterior cameras used to monitor the home and any guests who violate or attempt to violate any of the homes rules can and will have their reservation cancelled by Airbnb customer service.

We push communication amongst are staff to ensure our guests every need is met, and ask that our guests do the same with their check-in and check-out notifications.

We operate individual homes not hotels. This means that our properties do have neighbors and home owner associations that we have to keep happy (follow their rules). So we ask our guests to respect our home, our neighbors and our company by keeping to the maximum occupancy to four persons or less even if others are not spending the night (No exceptions - We do monitor and will have Airbnb cancel your reservation without refund).

With the virus still spreading so rampantly, we currently are not able to allow visitors that are not part of the initial reservation request.

We also ask that noise be kept at reasonable levels and minimal noise in the evenings.

With the Covid-19 pandemic we have updated our cancellation policy. Previously we did not allow any cancellations, we now offer a full refund for bookings cancelled up to five days before the check-in date.

We do not offer refunds within five days of the check-in date.

Check-In and Check-out times are firm. We unfortunately can not typically accommodate early check-ins nor late check-outs as our house keepers have a very tight schedule.

For the safety our our guests and staff members, we do not send the check-in instructions until our house keepers have safely exited the premises.

We will send the check-in instructions along with the door code as soon as the home becomes available which is typically between 2:30 and 3:00PM.

Absolutely no parties/gatherings of any kind. Maximum occupancy of four persons is strictly enforced even if others are not spending the night.

Unfortunately we can not allow pets as many guests are allergic to animal dander and their well being is of our upmost concern.

We do not allow any smoking in the home - period. You are welcome to smoke cigarettes in the backyard only (not out front). We do not allow any marijuana use on the property (inside or out). While marijuana use is legal in Las Vegas, none of our properties allow marijuana use as our neighbors have small children and have complained of the odor. It's also disrespectful to smoke marijuana on the property as the smell lingers for several days which is off putting to our guests arriving next as well as to our staff and house keepers.
We charge a $250 fee should there be any marijuana scent around the property (inside or out) or cigarette smoke inside.

We own the house keeping company that maintains the home so we do not charge a cleaning fee but do ask that the home be kept fairly neat and tidy upon check-out. We absolutely do not expect guests to clean the home upon check-out but tidying up is greatly appreciated.

We do not charge a deposit but reserve the right to charge a $150 cleaning fee and or the replacement value of damaged or broken items upon check-out.
We have only needed to charge this fee when the damage/mess was way beyond normal usage but maintain the right to do so.

The air conditioner and heater are on the NVEnergy (Las Vegas's electric company) Smart Thermostat Energy Efficiency plan which means that the AC can not go below 74 degrees and the heater can not go above 72.
We have found these temperatures to be more than comfortable and is the most energy efficient and helps the system last and run efficiently for the longest period of time.
NVEnergy does monitor the thermostat and may adjust temperatures as they deem fit.
We have never had any issues with their adjustments but want guests to be aware.

We ask that the garage door be kept closed to help with the energy efficiency, it also helps reduce the noise as the neighborhood is very very extremely quiet.

Now that we got that out of the way, on to the fun stuff!

Las Vegas

Bus system is called The Cat and covers the entirety of the city

Las Vegas is a great city and very safe. The Strip (LV Blvd) is smack dab in the middle of the city (right near the airport). The home is about eight miles west of the airport.

The home is about eight miles from The Strip and is about a 20 minute drive.

Las Vegas is very easy to drive in and traffic is generally not bad at all except around The Strip (Las Vegas Blvd).

Parking is typically free all over the city except along the Strip and Downtown area.

The Venitian and Palazzo offer free parking, as well as the Wynn and Encore.
We also believe Treasure Island has free parking, the mall (fashion show mall), and circus circus do as well.

The Sahara is just a bit further north along the strip and provides free parking as well.

Downtown Las Vegas is typically paid parking but provides free parking with validation.

As for the southern part of the Strip - Mandalay Bay, The Luxor, Mgm, Tropicana, New York New York, Planet Hollywood etc. They all charge for parking but typically have 1 hour of free parking.

The mall on the Southern end of the Strip is called Town Square and it does have free parking.

Rental cars are usually around $30-50 US per day but the vehicle insurance can add another $35 per day if you do not have proper coverage.

Las Vegas is a lot more than the Strip as well.
Las Vegas has Red Rock Canyon which is a beautiful place to hike. There is also Mt. Charleston which has great hiking as well as a ski resort with skiing and snowboarding.
There's Lake Las Vegas which has a man made lake and is a great place to get a meal near the water.
Lake Meade and Hover Dam are great for water sports and lake/beach days.

About 1 hour outside of Las Vegas to the South is a place called Nelson's Landing and it's part of the Colorado River system like Lake Meade and has great cliffs to jump off of into the water and is also great for swimming and lake days.

In that same area there is also Lake Havasu, and Laughlin Nevada which are fun as a day trip to get out of Las Vegas.

Las Vegas is also a short drive from Valley of Fire National park in Utah, Zion national park, and Bryce Canyon in Utah.

The Grand Canyon is also not too far from Las Vegas as the West Rim is about 2 hours away, the north rim is about 2 hours away, and the south rim is about 4.5 hours away.

The south rim of the Grand Canyon is by far my favorite and has some of the most stunning views and hiking that I have ever seen. It is well worth the extra drive if you have time, to make it to the South rim.
I like to get a hotel near the south rim and spend the entire day hiking from before sunrise until after sunset, and drive back the following day, so I feel I got my times worth. I have taken day trips before and was not able to hike around the trails and it wasn't as magical.

Los Angeles is also just a 3.5 hour drive from Las Vegas.
Salt Lake City Utah is about 6 hours
Phoenix Arizona is about 4 hours
Denver Colorado is about 11.5
Reno Nevada is about 8 hours
Santa Fe New Mexico is about 5 hours.

Also one of my favorite day trips is to Sedona Arizona and Prescott Arizona.

Las Vegas temperature varies greatly depending upon the time of the year.

Winter is typically November through February and can range from a high of 70 degrees Fahrenheit to a low of 25 degrees Fahrenheit with average daytime temperature being around 55 degrees Fahrenheit.

Sping is typically March until the end of May and is usually very comfortable. Temperatures are usually in the 70's and 80's Fahrenheit.

Summer typically starts unofficially on Memorial day weekend and temperatures start to get warm. Day time temperatures are usually in the low 100's with July and August typically being the hottest months and day time temperatures can reach 110 on a regular basis and 115 on an extremely hot day.

Summer temperatures tend to cool around 9pm and stay cool until around 9am. Temperatures tend to cool to a range of 70 degrees Fahrenheit to 95 degrees. This is a great time to do any hiking or running.

Fall if you can call it that tends to be from Sept to early November and temperatures are usually very comfortable. Early September can still be quite warm in the mid to high 90's to low 100's. Late September and early October are usually in the 70's and 80's Fahrenheit.

Las Vegas averages around 69 degrees Fahrenheit (21 degrees Celsius) around Halloween and was around 78 degree Fahrenheit (26 Celsius) last year.

Las Vegas is also know for it's food scene as we have just about every type of fare and restaurants in all price ranges. Please let us know if there's a particular type of restaurant you're interested in and we can give you some recommendations.

Tipping is a big thing in Las Vegas especially on the strip.
Most gamblers receive free drinks while gambling and tip about $1-$3 USD per free drink.
Tipping your bartender is about the same with $5 being on the higher average side.
Restaurants do not usually add in a tip or gratuity but a 10 - 20% tip is usually expected depending on the level of service.
No service worker should ever bug you for a tip, so do not feel obligated if the service is terrible.

You may see several people on street corners begging for money/pan handling. It is fine to give them a $1-5 USD but it is also acceptable to abstain.

Las Vegas is great for shopping and has several malls. There is Fashion Show mall, Town Square, The Premium Outlets (North and South), Downtown Summerlin and the Glendale Galleria. There's also a small mall called the Container Park in Downtown Las Vegas that is neat to check out if you're in the area.
You'd want to avoid the Boulevard mall and Meadows mall unless you really need something from them as they are not the nicest malls around.

If you need any nightlife activities please let us know and we can let you know our favorites and give you contacts of friends that work at each place if need be.

As for shows the Strip has so many wonderful shows, please let us know what interests you and we can give show recommendations. Our favorites are Mystere at the Treasure Island, Beetles Love at the Mirage, Zarkana at The Aria, and Blue Man Group and Carrot top at the Luxor.
We truly enjoy the Titanic exhibit and found the Bodies exhibit to be rather interesting but over priced.

Las Vegas has the Smith Center where we have lots of Broadway musicals and plays as well.

Hockey fever has hit Las Vegas and the Las Vegas Golden Knights hockey team is one of the best in the NHL and has taken over the hearts of almost all of the Las Vegas locals. The games are at T-Mobile arena at the New York New York hotel and are very exciting even to non hockey fans.

Halloween and Trick or Treating is a huge event in Las Vegas and people tend to dress up the entire week leading up to Halloween. There really is no costume that is off limits in Las Vegas as there's not really anything too revealing for Las Vegas and nothing too scary. Most adults dress up in the evenings and Trick or treating for children is usually done from 5pm until 9pm on Halloween and in the day time on the weekend before Halloween at most shopping malls.

Las Vegas is a 24/7 city near the strip, however stores tend to open at 10am and close at 9pm near the home. Restaurants usually close between 9pm and midnight near the home.
You will be able to find anything closer to the strip that is all 24 hours but near the home most restaurants close by 10pm.

Las Vegas is also very grid oriented and most of the streets run the entirety of the city from south to north or east to west.

To get from the airport to the home you'd take the 215 highway west.

To get to the southern strip you'd take the 215 back east.

Lastly we love the Google Fi telephone service while traveling abroad. It's definitely worth looking into if your telephone service doesn't work in the United States.
