Our family home is located in a quiet residential area of outstanding natural beauty within walking distance of the beach, park, hills and town. The house has a large driveway at the front and large, enclosed garden at the back. It is designed to be child and dog friendly and we have it set up with everything you will need for your stay. Available for rent during Summer holidays. Please feel free to contact us with any questions.

Ground floor: Large driveway suitable for approx. 4 cars (with EV fast charger) leading to house main entrance. Hallway with oak flooring leading to toilet, downstairs separate lounge room, with two sofas and desk, and then onto slate-tiled extension with open plan kitchen/diner/lounge. Door to left leads to utility room with space for dog crate and a washer/dryer. Bifold doors lead into the large, lawned garden and stoned patio with gas BBQ, playhouse, seating, washing line and beach/garden toys.

First floor: From the hallway, carpeted stairs up to the first floor and master (king) front-facing bedroom with en suite shower and toilet; large garden-facing double bedroom with desk; master bathroom with toilet, sink, shower and bath; and children’s room with bunk bed and single bed. All bedrooms have televisions and fans.

Second floor: We have a newly decorated large double room with fixed cot at the top of the house with views over Swanage.

Our house is set up for our children so you will find books, magazines, Smart TVs, games, toys, stair-gates, highchairs, potties and steps for your use.

For any dog guests, we have beds, bowls and a dog flap so they can have independent access to the garden.

We clear out our clothes so you will have hanging space in all rooms but we leave pretty much everything else, including cleaning materials, washing powder, soap, etc. so hopefully your packing list won’t be too long!

Towels, beach towels and bed linen provided.

Guests will have sole access to the whole house and garden. We will be sporadically accessing the garage and garden room as we have our possessions stored there. We will not access the garden room/garden without prior warning. We request that, if possible, guests do not park in front of the garage so that we have access to the EV charger and garage.

Ulwell is to the North of Swanage town. It backs onto the beautiful Ballard Down with views over Poole Harbour and walks along the coast path to Old Harry Rocks, Studland beach, Sandbanks and Bournemouth. We have a corner shop within 30 secs walk and Swanage town has all the amenities of a working, seaside town. We are 5 minutes walk from The Crow's Nest, our local pub and restaurant. We have a direct, 7 minute, walk to Shep's Hollow - the quiet, dog-friendly section of Swanage Bay. We are also within 10 minutes walking distance of a CoE church; Day's Park with football pitch, active cricket club (with games every weekend day in the summer) and play-park; vet; and swimming pool, gym and spa (located in the Grand Hotel) with weekly membership available at £12.50. I work for a charity, training secondary school teachers, and my husband, Matthew is a sales manager and retained firefighter. We live in the beautiful town of Swanage in Dorset with our two children - two year old Winnie and six year old Rupert and our ageing Springer Spaniel, Max.
