10 minutes from Koh Samui international airport, Villa Sandalwood with private pool and garden is a delightful 4 bedroom family home. Situated in a quiet corner of the estate, it is ideal for families or groups up to 8 people. Pets are welcome. Rental includes 60" TV with cable & WiFi.

Tong Son Bay Villas is an attractive private, secure gated community situated on the northeast coast of Koh Samui. It has its own large beachside communal pool and direct access to a white sandy beach.

The following provides a brief description of the rooms within the villa:
1. MASTER BEDROOM: large spacious room with queen-sized bed (including duvet), side tables with bedside lights, safe, sofa, writing desk, cupboard, en suite bathroom and doors to the back balcony overlooking the private pool and garden. The room has its own A/C and ceiling fan with remote controls. En suite bathroom includes double wash basins, large mirror, toilet and shower. See gallery for photo.

2. BEDROOM-2: queen-sized bed (including duvet), cupboard, side tables and bedside lights, doors to the back balcony overlooking the private pool and garden. The room has its own A/C and ceiling fan with remote controls. See gallery for photo.

3. BEDROOM-3: two single beds, cupboard, side table and bedside light, and door to bathroom. The room has its own A/C and ceiling fan with remote controls. See gallery for photo.

4. BEDROOM-4 (downstairs on ground level): queen-sized bed, cupboard, side tables and bedside lights. The room has its own A/C and ceiling fan with remote controls. See gallery for photo.

5. UPSTAIRS BATHROOM: comprising double wash basins, large mirror, toilet and shower. Access is from the common landing at the top of the stairs and direct from Bedroom-3. See gallery for photo.

6. KITCHEN: situated by the dining room. Appliances include fridge/freezer (1 year old), washing machine (1 year old), microwave, gas hob, cooker, electric kettle. A full set of cutlery, crockery, glasses and cups are included. See gallery for photo.

7. DINING ROOM: this area includes large wood table with glass top and 8 wood chairs, sideboard and ceiling fan with remote control. The villa WiFi unit is on the sideboard. The dining room is open and looks across to the living room and has a full view of the private pool with access provided through three sets of double doors. See gallery for photo.

8. LIVING ROOM: includes TV cabinet with 60" LED TV, cable TV decoder, DVD player, two large sofas, glass-topped wooden coffee table, and ceiling fan. The living room looks across the open room to the dining area, and out to the private pool, with access through three sets of double doors across the back of the villa. See gallery for photo.

9. DOWNSTAIRS TOILET: situated by the front door to the villa, and opposite Bedroom-4. This has a single wash basin, large mirror and toilet.

10. UNDER-STAIRS STORAGE ROOM (ground level): situated in the entrance corridor from the door, this has several shelving units for storage. The fuse box for the villa is at the back of this room.

11. PRIVATE POOL: situated at the back of the villa, the kidney-shaped pool is outlooked from the dining room/living room downstairs, and from the master bedroom and bedroom-2 upstairs. The pool, which is about 4 feet deep so suited to swimming but not diving, is surrounded by a terrace with an array of bushes. Garden furniture includes a wooden table and 4 chairs, 6 sun loungers, and a sala large enough for several people. Concrete steps lead down from the pool terrace to a small garden with a diverse range of plants, shrubs and trees. See gallery for photo.

12. GARBAGE: a covered plastic bin is situated outside the villa between the driveway and the back pool terrace. Garbage should be deposited in sealed plastic bags (a supply is provided in the kitchen). It is collected daily except Sundays and Thai public holidays.

DRIVEWAY: situated at the front of the villa, the space is large enough to accommodate several cars and/or motorbikes. See gallery for photo.

LOCATION IN THE ESTATE: after entering the Tong Son Bay Villas estate, TG43 is located in the first section of villas called Tropical Gardens. It is at the end of a small cul-de-sac, so it is especially quiet and there is no through traffic. A 7 foot concrete boundary wall for the estate is at the back of the garden. It is a several-minute walk down to the communal swimming pool. See gallery for photos of communal pool.

TONG SON BAY VILLAS is only 15 minutes from the night life, restaurants and shopping in nearby Bangrak, Cheong Mon, Bohput (Fishermans Village) and Chaweng. It is also only 25 minutes from Samui’s championship Santiburi Golf Course.

Meet & greet service available for airport collection and transport to the villa for additional charge of 500-1,000 Baht depending on pick-up location. This is payable directly to the driver or to my ground agent as an additional charge (ie not included in the rental fee).

On arrival at the villa, local staff will conduct villa sign-in procedures including basic introduction to the villa, overview of estate Code of Conduct policy, handover of keys and red-coloured Renter security passes to be shown on every entry and exit to and from the estate. Also recording the electricity meter reading at the start of the rental period.

ELECTRICITY: renters pay for their own electricity based on metered consumption. The meter is read at the start and the end of the rental period. If the rental straddles a month-end, the renter will be presented with an invoice for that month's consumption. Charges are payable to the villa maintenance company (Khun Amnuay) within 24 hours of presentation of invoice (exceptions for multi-month rentals where payment must be made within 1 week). At check-out a closing meter reading will be taken and renters will be presented with a final electricity bill which is payable ON PRESENTATION. This charge will be deducted from security deposit if not settled immediately. Electricity charges range from 150 to 350 Baht per day, and typically average 250 Baht/day. Air conditioners draw the most electricity and the daily charge is heavily dependent on how extensive A/Cs are used. Renters are advised not to leave A/C units on when they go out, or when the bedrooms are not being used.

WiFi: unlimited use, included within rental fee.

WATER: included within rental fee.

GAS for cooker: cylinder in cupboard under the cooker. If it runs out, renter must contact the villa maintenance company (Khun Amuay) who will arrange immediate replacement.

SECURITY: there is a lockable safe in the master bedroom. 7x24 security on the Tong Son Bay Villas estate is provided by full-time security guards (2 on day shift, 3 on night shift). All estate residents - renters and owners - are issued with security passes which must be shown to the security guards at the front entrance on every exit and entry to and from the estate. Renters are always advised to keep the villa locked (including all windows closed) when not there. Note that renters must ensure their own valuables are insured for loss and the owner takes no responsibility for loss of personal articles.

SURCHARGE for more than 6 people: an additional daily charge is levied for each person above 6. This is 500 Baht/day per person.

TONG SON BAY VILLAS is a quiet, gated estate with 24x7 security. The estate, with approximately 56 villas, has a large 5-star communal pool by a white sandy beach. This is an 8 minute walk from Villa Sandalwood (TG43). Next door to the estate is The Melati, a 5-star resort with bar and dining facilities that can be accessed from the beach. Next to The Melati is a rustic and inexpensive beachside restaurant offering a range of Thai and Western food. Several outstanding Thai restaurants are less than 5 minutes driving time down the road. Owner is in Samui regularly but often in Hong Kong so not always available. Local contact is Khun Amnuay who provides villa maintenance services including once/week villa cleaning. This includes changing and washing bed linen and towels, cleaning toilets & the kitchen, mopping floors as well as pool maintenance and gardening. These are all provided in the rental fee.
ADDITIONAL CLEANING can be ordered directly from Khun Amnuay and are payable by the renter. Any such additional charges will be billed directly to the renter and must be settled directly to Khun Amnuay.
