Modern construction and fully remodeled again in 2015, our Orange Beach luxury condominium is located at Terry Cove on the Bay. Still one of the most popular of all of the Phoenix complexes, our condo features a whirlpool bath, designer kitchen and 2 spacious bedrooms overlooking the Bay.
The guest bedroom includes a Twin over Full Bunk bed - perfect for growing families or groups!
Included in the rental is use of the awesome Lazy River, Water slide and many pools - including a heated indoor pool, 2 Jacuzzi hot tubs and more pools outside.

Rental prices vary by time of year. We will always beat the rates that you would pay if you booked directly through Brett-Robinson but in general, rates break out like this:
Winter: $175-190 per night**
Spring and Summer: $350-400 per night**
Fall: $175-190 per night**
**Keep in mind that these rates INCLUDE an 11% tax that we pay to Uncle Sam**
One Time Cleaning Fee is $140.
Taxes are 11% of rental fee - at this point taxes are included in your total quote so keep in mind our nightly rate is inflated by 11% in taxes
Refundable Deposit of $500 thru AirBnB
There is a $27.50 per-car fee to park that is payable at the front desk upon arriving at the complex thru the security gate. This fee is out of our control and is monitored and enforced by the association.
To ensure a pleasurable stay, your Condo is fully stocked with household items and should be fully cleaned, orderly and in great condition.
Should any items appear missing, damaged or broken at the time of check-in, please contact us so we may remedy the situation immediately. Our property manager/guru is super cool and will take care of any issues really fast - we always say if Chris ever decides to do something else, we're selling our place. We can't imagine life without him and his attention to detail. :)
ITEMS PROVIDED IN YOUR CONDO
· Free wireless Internet and fully accessorized Kitchen
· Welcome Kit including: Amenity-size hand soap in bathrooms and some basic kitchen supplies.
· Full Linens, including fresh sheets, towels and blankets. Guest is responsible for cleaning linen and towels as needed using the washer and dryer in the unit during stay as needed. Certainly not mandatory - but just know that you're not getting fresh linens delivered everyday like a hotel.
ITEMS TO BRING/RENT/PURCHASE (NOT INCLUDED)
Our condo is equipped with the items you would find in most homes. However, we recommend you plan ahead and bring other essentials, such as:
· Movies – there is a Bluray/DVD player in the main living room and DVD player in the master bedroom. You can access Pandora and Netflix on the Bluray player in the living room if you have a membership to those services.
· Tennis Racket & Balls: As our guest, you have access to the tennis courts on site but must bring your own equipment. For access to the tennis courts, please contact the front desk for directions or appointment.
· Cribs, Beach chairs/umbrellas, boogie boards, rolling coolers and beach/pool toys may be rented or purchased from local rental establishments.
· Other items that can be purchased or brought with you:

THE FOLLOWING TERMS & CONDITIONS ARE HEREBY ATTACHED TO YOUR RESERVATION AGREEMENT AND BY ACCEPTING A RESERVATION RENTER AGREES TO ALL CONDITIONS.
Phoenix on the Bay – Unit B1112 is individually owned. Additional Guests are strictly prohibited without prior approval, and may incur an additional charge.
The State of Alabama mandates a total tax of 11% (City 3%, County 4%, State 4%) effective as of 1/1/2012, to be paid on all transient accommodations. Taxes are paid by Owner.
Owner is providing fully furnished accommodations. Televisions, kitchen utensils, dishes, and linens are automatically supplied for you within the rental.
Reservations are confirmed via the AirBnB site.
Check-in time is 4:00pm and Check-out time is 11:00am. Early Check-in or Late Check-outs cannot generally be accommodated.
Each guest is given a personalized and confidential key code for use only during their stay – you will find this is very convenient and a huge time saver as opposed to sharing room keys. Check in is at 4:00pm and check out is at 11:00am. The key code permanently expires at 11:00am on your day of departure. If guest fails to vacate the condo at 11:00am and is in need of an emergency/temporary key code to retrieve belongings, there will be a $50.00 fee to create this code.
Any revisions to this Reservation Agreement, made after confirmation is issued, must be in writing and is subject to Owner approval.
CONDITIONS OF RENTAL
Minimum Age: Property will not be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older - minimum age for spring break time frame is 30. Renters must provide proof of age prior to booking. Parents must check in and occupy the condominium or house with their children during the entire rental period. Failure to do this will result in eviction of the unaccompanied youth and forfeiture of all payments.
Smoking Policy: Property is NON-SMOKING and smoking is strictly prohibited in and around the Property. Any degree of disregard to this condition is subject to a minimum $500.00 charge for damages.
Wrist Bands: Use of Lazy River, Water Slide and all pools during certain busy periods (Summer Months) requires the use of a custom wrist band provided by condo association. A maximum of six (6) wrist bands will be provided free of charge at the front desk upon request of guest. Guests are responsible to maintain the wrist band during their entire stay. Owner cannot give out or request additional wrist bands in the case of lost wrist bands. No Exceptions.
Inclement Weather: Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.
The Property shall be in the same condition upon check-out as at check-in, other than normal usage that would be expected for a typical check-out cleaning. Any damage, trash & food removal or any other unreasonable extra cleaning may result in security deposit being surrendered and/or extra charges being incurred.
Parking is limited at Phoenix on the Bay to two (2) cars for each 2BR condo. A parking permit must be purchased separately by Guest for each car at Front Desk for the current parking rate - $27 per car per stay as of 1/1/17. Permit must be displayed at all times during stay. Permit costs are set by the association and out of the owner’s control.
Accommodations and amenities are provided for your enjoyment. By using these facilities, you assume responsibility and liability for your actions. Neither the property owner nor the owner's association assumes any liability for accidents or injuries.
Pets are not permitted in Property. A pet, or evidence of a pet at any time, will result in forfeiture of rent, damage deposit and eviction without exception.
Guest shall be liable for all acts of their family, friends, employees, and any other invitees otherwise, on the Property during the rental period.
Guest may not sublet or assign this agreement, nor shall Guest permit any use of the Property without the prior approval of the owner; including, but not limited to, use of the pools, spa or Jacuzzi by other non-registered quests and unsupervised children.
Guest understands that there are certain risks inherent to persons and Property located adjacent to the ocean, as well as at the pool, spa or Jacuzzi. Guests and other permitted persons shall, under all circumstances, use the pool, spa or Jacuzzi at their own risk. Children are not permitted in Jacuzzi in unit or general condo area as posted by the House.
Guest shall be responsible to return all inventories upon departure.
Guest shall allow Property Owner access to the Property for purposes of repair and inspection. Property owner shall exercise this right of access in a reasonable manner.
There is no daily housekeeping service. Linens and bath towels are included in the unit; daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
There will be no functions (parties) held at the Property without exception. Functions and/or parties are identified as: weddings, ceremonies, receptions or gatherings of more than six (6) persons.
Owner reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages.
Guest must immediately notify Property Owner of any/all loss or damage or theft to the Property.
Guest acknowledges that the Owner will not rent the Property without the Guests’ acceptance of these conditions.
Guest accepts full responsibility associated with the occupancy of this Property and agrees to hold the Property Owner harmless for any and all accidents, injuries, or death. Under no circumstances shall Owner be responsible for any loss, damage, claim or injury, whether incurred directly, indirectly, consequently or otherwise, in law or equity, as a result of rendering of services or accommodations as described or substituted; and, including without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s), or change(s), in provision of services or accommodations provided from Owner. If accommodations are substituted for any reason, including the sale of the Property, Owner agrees to act in good faith at all times, and reserves the right to substitute accommodations with a type comparable to those contracted at the time of confirmation whenever possible. Owner also reserves the right to rescind any agreement for accommodations. Owner will not be held liable under any circumstances, including such substitutions, to refund any unused portion of booked accommodations or service.
We interact with guests via email and phone conversations as well as text messaging thru AirBnB and direct. There are no keys to pickup as the door is activated with a personal code for each stay. Property Management is on call 24 hours a day as needed.
We are super accessible whenever you need anything - text, phone, email will be answered immediately within reason. We live in MN but have a wicked-awesome property manager that can do anything at anytime. :)
