-BUSY -- listed as the Tenderloin/ Little Saigon/ Civic Center neighborhood has a long history with a dense and diverse population, and if you are not crazy about noise and activity this might not be the place for you. Be prepared to walk a bit (taxis are easy to get a couple blocks up), but it's in the flat lands and most needs are within 4 blocks.
** I feel the need to clarify the neighborhood because even though I think my description is quite accurate, some of my reviews state they felt surprised and transparency is very important :). By noise and densely populated, I mean that there is a large cross section of people from SF, which includes people without homes and yes, some drug dealers. Safety has NEVER been an issue (also stated in the reviews) however, it can feel overwhelming if you have limited prior exposure. It is not a neighborhood with sidewalk cafes and coffee shops -- but it is extremely close to those that are. Feel free to be in touch with more questions on the tenderloin, as it is a neighborhood rich with history and very close to my heart.
Very nice, secure garage 1 block away for $7/day.
You will NOT beat that price downtown. Everything else is metered.

Morgan's studio was as pictured and there weren't any surprises in regards to the apartment. It was a delightful space. We had no trouble getting in (jiggle the building door key) and the apartment was roomy and bright, and very cozy. The kitchen was fully outfitted, and so great for my morning cups of tea/coffee. One thing, that the other reviews also noted, is that it's a busy street and it gets loud at night (fights, trucks, street cleaning). Ear plugs are definitely necessary. The area, as Morgan and others stated, is rather rough, not-yet-gentrified (though there are some great coffee shops and eateries nearby), and very much working class. We never felt unsafe, especially during the day, and cabbed it at night.
Also, we had 4 people staying, and the air mattress is great, but there weren't quite enough by way of blankets. Plenty of linens, pillows, and towels, and luckily it was really warm while we were there so the lack of blankets wasn't an issue.
Great place to stay! Centrally located to everything. The apartment was clean, the bed was super comfortable, and I loved the little eat-in-kitchen to drink my coffee and read each morning. Will definitely stay here again on my next visit to San Francisco!
The apartment is just as described......hip, downtown studio. The neighborhood however is a whole nother story. Myself and two other young women were coming to town for the Rock 'n' Roll Marathon and picked this apartment because of it's proximity to the finish line of the race. On a map it's perfect. 3 Blocks from the Bart station, 4 Blocks from the finish line of the race, and only 5-6 blocks to shopping at Union Square. We thought we hit the jackpot. Unfortunately, we quickly realized this was not the case. Being from out of town, we had no idea what the Tenderloin was. Saying in the description that it was "a little rough, but safety has never been an issue" doesn't do justice to this apartment. I've never in my life felt so unsafe.
Upon leaving the Bart station to venture to our apartment, things got real, real fast. Before we knew it, we had people up in our face hassling us making us feel really uncomfortable. The neighborhood was dirty, reeking of urine and feces and we were the only white people and only women in site.
During the day, we never went anywhere alone. We'd leave our locked building and hightail it out of the Tenderloin as quickly as possible being yelled at and hassled by everyone we passed. We stood out like a sore thumb. Even as a three some, we did not feel comfortable. We were three cute white girls with our Coach purses walking through a VERY rough area of town. At night, we definitely didn't venture out which was a shame. We were celebrating two birthdays and didn't feel comfortable leaving the apartment to get a quick beer. During our two night stay, I don't think we slept more than 5 hours total. The night was the worst. We were kept awake by constant yelling, glass breaking, police sirens and other crazy noises all night long. We didn't need cable because the show outside our window was better than anything HBO could create. We saw drug deals, altercations, people off their rocker talking to themselves and doing random weird shit. We were thankful that we were up on the 4th floor and felt fairly safe in the locked building, but wondered if at any moment we'd hear gunshots as apparently 8 people were shot a couple weeks ago only a block from the apartment.
The apartment itself was small but nice and if I were to review the studio itself I would give it 3-4 stars. I cannot however give this place an overall good review. I'm just happy we made it out alive without getting shot, stabbed, mugged or raped. If you think I'm exaggerating read the article blow on the Tenderloin before you book this apartment. Maybe you're tougher than we are, but I wouldn't recommend this location to anyone.
While I'm really sorry Sarah did not enjoy the Tenderloin in the 2 nights she stayed, I cannot say I knew anything of her experience until she left this review. Next time, I hope she will contact the host directly if there are issues, I think I could've helped. As for her assessment of being the only white people and that cute white girls shouldn't be there, well, I think that's very short sighted to say the least. As a "white girl" I think those remarks are offensive, and the tenderloin is not for everyone as I describe above.
Отличные апартаменты. Великолепный хозяин, который максимально отзывчив на все пожелания и просьбы. Спасибо, Морган.
The room is spacious and beautiful. Since there is a complete set of cookware, I bought food and wine at the Whole Foods Market on California St where I invited my friends over and cooked for them . It was so much fun.
I had some trouble getting the keys but I was able to check in without a problem thanks to Morgan's advice. Turk St., where the apartment is, is located in the middle of the city. It is easy to get around but it is not a good idea to walk around at night.
The reservation was canceled 48 days before arrival. This is an automated posting.
Check out/ check in was easy and the apartment is exactly as described!! I am very thankful that Morgan warned us about the area and streets; Myself and a friend were not bothered but use caution because my parents on the other hand would refuse to stay. The parking was an issue, and could not find anything for less that $20/night , and that is with Morgan's recommendation. I tried my luck on the streets the last night at a broken meter and got ticketed for city sweeping :/ Outside of parking and a few sketch blocks we had a great time! SF has so much to offer and it put us really close to all the action! Thanks morgan
We were three people visiting San Francisco. The appartment was clean and nice. The description says that there should be two real beds, but the second bed is way to short for an adult. The appartment is located very centrally but the neighbourhood is as described horrible, so better don't arrive at saturday night. Morgan was a great host and provided everything needed and answered very quickly.
Hi Dominik, unfortunately the categories for beds are a little limited in one area -- but in the larger description it is pretty laid out that the extra bed is a fold down couch (not a "real bed"). So sorry if it was comfy for ya, I also had a really nice blow up bed (that I think is a lot more comfy) in the closet that was an option as well. Sorry if there was confusion, next time just let me know and I can help solve the problem :).
We had a nice stay overall. The neighborhood is rough, so earplugs are definitely recommended. Taxi/bus to return at night is necessary (the Metro's line 31 drops off right across the street). As for proximity to things to do, the location is great (right in the middle of the city).
As for the apartment itself, my biggest complaint was shower water pressure, but it was definitely usable. The apartment could have been cleaner, but I'm a bit OCD, so take that with a grain of salt. There isn't much else to say, because SF is an exciting city, don't spend all your time in the apartment; get out and explore!
Morgan was a good host; we arranged the key pickup from her other property, and were good to go from there.
