The Port House is aptly named because you might look up to suddenly see a huge ship sneaking by.

Has been updated inside & out w/ water views of the shipping channel. Most people find that its surprisingly fun to watch the ships dance around each other & most come in as quiet as a ghost. If you are sensitive to an occasional horn or a chain clanking in the distance, this house may not be for you & invite you to look at our other homes. Fenced backyard roomy for outdoor fun, BBQ,or relaxing

There's something unusually captivating about watching a big ship virtually sneak by in the back yard. We can't help but go out and watch this happen when we are there.

We have recently added horseshoes and "gutterball" outside and will be adding an above ground seasonal pool from Memorial Day weekend to Labor Day weekend.

The whole house and large back yard

The homeowners live minutes away in Seabrook and are available via email or text at any time.

Surprisingly quiet and laid back as a lot of homes were lost after Hurricane Ike and never rebuilt. No immediate side neighbors with a large back yard. Plenty of room to stretch out and play, watch the big ships go by.

If you are sensitive to an occasional horn or a chain clanking in the distance, this house may not be for you & invite you to look at our other homes.

PACK AND PLAY MUST BE REQUESTED UPON RESERVATION!

**Optional: PRIVATE 2 hour cruise aboard a Hunter 38 sailboat for a max of 4 people for $200, all inclusive of taxes, fuel, bottled water, soft drinks and waste services. If this of interest, please specify in your inquiry. Friday night fireworks over the bay begin June 10 and go through July 29. Many private and group charter cruises book up for this popular event well in advance!

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement, along with Exhibit A (the “ Agreement ”) is made by and between (“ Homeowner ”) and Responsible Guest booking and paying for the reservation along with all members of the rental party, and anyone else Guest permits on the property(“ Guest ”).

The parties agree as follows:

2. Maximum Occupancy : The maximum number of guests and/or visitors at anytime shall be limited to 12 persons and provided you have specified this in your rental request.The home is not intended to accommodate groups larger than 12 as applicable at any time. If you are found to exceed the count you have specified in your rental request, you will be charged for the additional nightly guest fees from the damage deposit.
3. Term of the Rental . The lease begins at 3 PM on (the “Checkin Date”) and ends at 11 AM on (the “Checkout Date”) . The dates are specified on your payment request and confirmation. Depending on availability, earlier check ins or later check outs may be available upon request at
no additional charge. Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a
residence or household.
4. Rental Rules: Guest, all members of the rental party, and anyone else Guest permits on the property agrees to abide by the Rental Rules attached as Exhibit A at all times while at the
property.
5. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection if necessary, including but not limited to pool maintenance, lawn watering etc. Homeowner shall exercise this right of access in a reasonable manner.
6. Damage Deposit: A refundable damage deposit of $400 is for security and shall not be charged against provided no deductions are made due to:
i. damage to the property or furnishings beyond normal wear and tear;
ii. dirt or other mess requiring excessive cleaning including but not limited to unauthorized pets; or iii. any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Checkin, Guest shall inform Homeowner immediately.
7. Cancellation Policy:
b. There are NO REFUNDS for EARLY DEPARTURE.
c. There are NO REFUNDS for due to shortened stays or ruined expectations because of weather
conditions which include but are not limited to hurricanes, tropical storms or stormy weather conditions except as further stated in the rental rules Exhibit A
d. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
e. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
If you are concerned about any of these above matters, we encourage you to consider purchasing trip cancellation insurance of your choice.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by approval and booking reservation.

Exhibit A
RENTAL RULES
1. All Guest groups must have an adult at 25 years of age or older in order to rent the property.
2. Smoking is NOT allowed inside the home. Please keep all doors and windows closed if smoking outside.
3. People other than the number specified in the booking request may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest as a visitor.
Maximum occupancy limitations will always be adhered to.
4. Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. It is the Guest's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool.
WAIVER OF LIABILITY: You understand use of pool, the home and its amenities is at your own risk and that special risks may be involved in using the home, the pool or the home’s amenities. You accept full responsibility for any bodily injury arising from use of the home, the pool and the home’s amenities and hold owner harmless. You understand there are potential dangers that the home, the pool and the home’s amenities may present to children who are not carefully supervised, as well as the danger to any person using the home, the pool or the home’s amenities if a person has health risks, or if a person uses the home, the pool or the home’s amenities while intoxicated or using any kind of
drugs or medication, or if pregnant. You agree to explain the risks of using the pool or the home’s amenities to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the
consequences of those risks. You agree to waive any claim whatsoever against Homeowner for accidents or claims arising from your guests’ use of pool or the home’s amenities.

5. Please keep the property and all furnishings in good order

6. Pets are not allowed unless Homeowner has agreed and a Pet Addendum has been completed; violation of this section may result in forfeiture of deposit.

7. Parking : All guests and visitors must additionally comply with the parking arrangements. Park on driveway only; no cars are allowed to park on the grass or on adjacent vacant lot at any time. Any guest found to be violating this provision shall be subject to forfeiture of their deposit.
8. Housekeeping : Linens and bath towels are included in the unit.
9. Candles : For fire safety reasons, burning of candles is strictly prohibited.
10. Noise: As this is a residential area, please be mindful of our neighbors by keeping the noise level down, especially at night time hours.
11. Security: Guests shall see to their own security while in the property by locking doors, windows, etc. when it's prudent to do so.
12. TV and DVD players are provided for your entertainment. No refund of rents shall be given for outages, content, lack of content.
13. Wireless internet access is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed,
access problems, lack of knowledge of use, or personal preferences with regard to internet service. Internet access is for the primary purpose of checking emails and browsing news.
13. Guest agrees that Air conditioning shall be turned off when tenants are not present on the property. Doors and windows shall be closed when air conditioning is in operation.
14. Storms :
If there is a named tropical storm or hurricane, refunds will be given under the following conditions:
The day that the authorities issue a "Tropical Storm/Hurricane Warning" in the immediate vacation rental area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted

The house was very clean and cute, decorated very cute and beachy. Our family really enjoyed our trip. The backyard and back deck is very nice and fun to sit and watch the ships go by. Would definitely recommend!

The backyard space was beautiful and there was plenty of sleeping accommodations as described. It was the perfect getaway spot for a friendly gathering.

Brenda's home was phenomenal to say the least, there was 7 of us and a baby visiting for a family reunion. It provided us plenty of room and space, and we were excited to find out that it was 10-15 minutes from Kemah Boardwalk!! It was clean and felt like home, and had two bathrooms which we definitely needed with 5 girls

Keith was raised in Indiana but came to Texas as soon as he could and graduated in Houston. A natural Aquarian, Keith has spent his life around the water and is a licensed boat captain. Brenda is a native Texan and being the youngest of 8 children, grew up with the motto "there's always room for one more". We live in the Seabrook area and enjoy sailing, boating and all the beauty and pleasure of waterfront living around the bay. We have 3 kids and we both run our own businesses in this area. Brenda is a real estate broker in the Clear Lake area and Keith runs a web based cosmetic procedure marketing site. We own a sailboat to enjoy in and around the bay but together, they have also enjoyed sailing in the Virgin Islands, Greece, St Lucia and the Grenadines and more.
